Real estate developers zero in on Nagpur

Close on the heels of Boeing’s decision to set up it its $100 million maintenance, repair and overhaul (MRO) facility near Nagpur and a few big players in the hospitality sector also eyeing the city, major real estate developers are flocking to the city for acquiring land.

The last three months have seen five leading names in the real estate development sector sending teams to the city for studying the business potential.

At least two of them have finalised their plans for developing townships, IT parks and super malls in and around the city while others are holding discussions with civic authorities, officials of the Maharashtra Airport Development Company (MADC) and real estate agents.

The companies are planning to acquire land ranging from 5 acres to over 100 acres. Mumbai-based K Raheja Group has even announced its plans for such an acquisition. A number of real estate companies, including some local ones, have marketed townships on the periphery of the city.

The Sahara Group had already announced its ‘Sahara City project’ on Wardha Road. However, the project is reported to be running behind schedule.

Undeterred by the experience of the Sahara Group, the K Raheja Group, Soham Group, Kolkata’s Awani Group, Gujarat’s Adani Group and Mumbai-headquartered Hiranandani Developers have scoured Nagpur and neighbouring areas for land.

The K Raheja Group is looking for 5-100 acres of land for constructing super malls and an IT park here. It wants land in “prime locations and on the main road.”

The Soham Group, a 25-year-old real estate firm from Thane, visited the city to look for a suitable land of around 200 acres recently. The group is keen on Wardha Road for its proposed township. It has to its credit developing almost 35 per cent of the total residential area in the Thane region. Representatives from the group were in the city on December 26, sources said.

A team from Avani Projects and Infrastructure Limited, the flagship company of Kolkata-based Avani Group, also visited the city. It wanted around 100 acres on Wardha Road. The group, which was established in 1994, already has 20 landmark projects under its belt in the metro.

Well-known Hiranandani Developers from Mumbai was here around three months ago scouting for land, again on Wardha Road. They also visited the MIHAN and SEZ areas for a possible venture of over 200 acres in the residential sector.

The Ahmedabad-based Adanis, which visited Nagpur on December 21, has interests in energy, retail, metals and agri products. The group, which is currently expanding into real estate, was in news last year for bagging a Rs 2,250-crore contract for developing commercial and retail hubs in the Bandra-Kurla complex in Mumbai. Adanis are looking for over 100 acres land on Wardha Road.

Enquiries by these major groups is fuelling land prices and the rates which are already high, are now going through the roof.

They know how to live and enjoy life,” Reddy says and adds, “when I launched 10D in Pune, people complained of tampering with the cultural values and ethnic mood of the place, but today there are 25 of our pubs in Pune itself. I am sure people will fall in love with 10D in Nagpur too. We will follow all the rules and regulations as basically we are here to entertain and not create law and order problems.”

“We have invested handsomely here and the results will be even more encouraging for sure. The customers will be offered best of continental dishes and best of music. It is gonna be a great party time for all,” says V Surendra, the franchisee manager for all the 10D Pubs in the country.

“The ambience is exotic. We have high stools, bar stools and have used wood generously. We have also tied up with the top ten DJs of the country who will be playing at Nagpur too. Apart from this, theme parties will be a regular feature and people will look forward to them,” adds V Surendra.

“We are also coming up at Bhubaneshwar, Chennai and Jullandhar,” says he.

: BSEL Infrastructure Realty along with its JV partner Unity Infraprojects have been awarded a contract by the Nagpur Municipal Corporation for the construction of six shopping malls in the city.
The BSEL-Unity joint venture emerged the highest bidder for all the six tenders floated by Nagpur Municipal Corporation for the construction of Six Shopping Malls. The total bid amount is Rs. 545 crore.

The malls will have a gross built up area of 2.7 million square feet with FSI of 1.6 million square feet.

He said on the sidelines of the Aero India show here that there was a tremendous opportunity for Boeing and Indian companies to work together on a multitude of projects and business initiatives, especially the shortage of pilots, airport capacity management and creation of a large skilled maintenance workforce and MRO facilities.

Keskar said Boeing was eyeing the domestic air cargo sector, which had expanded at an average annual growth rate of over 10%.

I think the Boeing MRO talk is what got Nagpur back into reckoning as a city. I dont even remember talking about Nagpur before the deal was announced!

MUMBAI: HCL Technologies has announced that it has signed a memorandum of understanding (MoU) with the Maharashtra Government towards allotment of 170 acres in the MIHAN Special Economic Zone (SEZ) at Nagpur for setting up a campus.

Of the 170 acres, 140 acres will be processing area and 30 acres will cover the residential area to house the employees as HCL plans to have an integrated campus. The company intends to make its Nagpur campus operational within three years and will be generating direct employment for about 10,000 people within five years of going operational.

Speaking to The Hindu, Prem Asija, Senior Vice-President-Corporate, HCL Technologies, said, "The Nagpur campus will become operational by end-2009. We will be investing Rs. 500 crore for the first phase of the project (including land cost of around Rs. 100 crore), which will be completed in five years. Details for the second phase will be taken up at a later stage."

Shiv Nadar, Chairman and CEO, HCL Technologies, said in a statement that, "we are delighted to set up our base at Nagpur and work with the Maharashtra Government. Currently, we have our development centres in NCR (National Capital Region), Chennai and Bangalore and this will be our first centre outside the big cities."

Nagpur to get a cancer hospital

Vidarbha Super- Speciality Cancer Hospital (VSCH), a 500-bed cancer hospital, is coming up in the city of Nagpur. This hospital is an initiative by Vidarbha Medical Services Limited, a public limited company, established by a group of oncologists. The Rs 50-crore-project would be completed by the end of 2010. The hospital would provide medical oncology, radiation oncology and surgical oncology.

The construction of the phase one of the hospital with 150 beds, costing Rs 15 crore, has started. The funds for the first phase have been raised through personal contribution of the oncologists and loans from major nationalised banks of the country. In the second phase, the hospital is aiming tobecome listed.

City to get Rs 1,500 cr FDI in real estate

The booming real estate sector of Nagpur is all set to witness its first dollop of Foreign Direct Investment (FDI) here worth Rs 1,500 crore.

Being invested by a London-based company, the FDI will be routed through Thane-based, Soham Developers. The builders will develop a full fledged township spread across 400 acres which will come up off Wardha Road. The London-based group wishes to remain anonymous for the moment. A prominent Chartered Accountant from the city, Sanjay Kothari, who has been working closely with the group, said that the Soham Group has already seen four to five locations and will soon finalise one of them. “The proposals have been sent to the Foreign Investment Promotion Board (FIPB) for approval and is under active consideration,” said Kothari and added that a decision in this regard was expected within a month from now. Kothari said that though the group had zeroed in on five locations, it was scouting for some more land off Wardha Road. This is so that it could utilize the same in case it wished to expand further. Moreover, it was also fearing acquisition from CIDCO and MADC and wanted to finalise things at the earliest. Talking about the proposed project, Kothari said that it would easily be the biggest project of its kind among those being planned here and would have all facilities that a modern integrated township should have. The township will have residential complexes, shopping malls, multi-screen theatres, high school, college, hospital and clubs. Apart from these, a budget hotel, a police station, a fire station, sewage treatment plant, effluent treatment plant, a captive power plant were also in pipeline. “The project will be developed in sections and depending on the demand and acceptability, the facilities and features will be enhanced in subsequent phases,” he said. The residential complex of the project will cater to all economic classes and will have row houses, premium houses and high rise buildings. “The smallest accommodation facility in the township will afford a floor space of 400 square feet while the biggest will be spread over 15,000 square feet,” revealed Kothari. He said that the entire project will be up and running within 5 years and will come up as the first 5-star city offering world-class facilities. Talking about Soham Developers, Kothari said that the Thane-based Soham were known for quality and time-bound manner in which they finished their projects. The 25-year-old group currently has a total built-up space of 40 lakh square feet. The Nagpur township would be their biggest project so far. The group also has similar plans, albeit at a smaller scale, for Bangalore, Pune and some other cities of Maharashtra. Kothari said that the group’s projects speak for themselves. At Nagpur almost 50 per cent of the total proposed area of the project will be set aside for landscaping and other amenities, he disclosed.

NIT invites bids to develop 36.62 acre IGGMC campus

The story of cropping up of malls and multiplexes in the city refuses to die down. It’s almost every month that a plan for a new mall pops up, either by a private builder or through a government organisation. And the latest to join the bandwagon is the Nagpur Improvement Trust (NIT).

NIT has issued a tender calling for bids from builders of national and international repute for development of central India’s biggest mall to be spread over an area of 11.6 acres. The mall will come up inside the present Indira Gandhi Government Medical College (IGGMC) campus. “We have actually called for tenders to develop an institutional complex, a mall and a commercial-cum-residential complex to be build on a BOT basis,” said Superintending Engineer of NIT, S H Gujjelwar. The mall will be up and running within three years from now. While the mega mall and the institutional complex will be constructed inside the present IGGMC campus spread over an area of 36.62 acres, the residential-cum-commercial complex will be built on an area of 5 acres opposite to Ajni Railway Station. Gujjelwar informed that an 18-metre wide bifurcating road inside the present campus will be constructed joining the Central Avenue and Craddock Road. This road will divide the area of the present campus into two chunks of 25 acres and 11.6 acres. On the bigger portion, the institutional complex will be constructed and will comprise of a hospital, a college, hostels and an ancillary building. “The existing building of IGGMC will not be demolished because operations of the college and the hospital cannot be stopped, therefore, it will be done in a phased manner,” he said. On the smaller piece, the mall will be constructed which will be facing the college with its entry on the bifurcation road. “Some part of it will face the Central Avenue and some part will face the Bhandara Road, but it will open up on the new road which will be constructed,” he said. The 5 acres of land opposite to Ajni Railway Station will also be a part of the same project and the builder will be responsible for developing all the three. “The cost of the project has been estimated to be Rs 210 crore and the party will have to build the institutional complex free-of-cost and handover to NIT on BOT basis,” Gujjelwar maintained. The estimated cost for the institutional complex has been calculated close to Rs 110 crore which the builder party will raise through the mall and the 5 acre complex by either constructing, developing and selling, allotting or by giving the developed area on rent, he said. He added that this area will be given to the builder on a renewal lease for a period of 30 years. Gujjelwar revealed that as many as 15 parties have shown interest for the project and more are expected to turn up as the bid closes on February 23. “All the parties who have turned up so far are from the metros or cities like Hyderabad,” said Gujjelwar.

Reliance Fresh to open 40 outlets by May

Reliance Fresh, the ambitious farm-to-shelf venture of the Mukesh Ambani controlled Reliance Industries, is all set to open its account in the city. And true to form it will not be a single or a couple of outlets, but a full 40 scattered across the urban sprawl.

Reliance Fresh, which is the company’s specialised format for selling fresh fruits and vegetables, will come up with its first set of 20 stores in the first phase by mid-April and remaining 20 in the second phase. Market sources said that all the 40 stores will be up and running by mid-May. “The first store may start anytime next month after which Reliance Fresh outlets will pop up across the city almost everyday,” sources said. The idea behind Reliance’s entry in the farm goods segment with such a big bang is to make people sit up and take notice. Commercial space for 20 out of the total 40 outlets planned for the city has already been finalised. In fact 37 locations in the city have been decided and now only three more places are to be added up. Civil work, however, is yet to start. Some of the major areas where the stores would come up include, Ramdaspeth, Trimurti Nagar, Ujjwal Nagar, Khamla and Telephone Exchange Square. “This is only indicative, Reliance Fresh will be all over the city redefining the way people buy vegetables and fruits,” sources said. The stores will have a carpet area of anywhere between 3,000 and 8,000 square feet on the ground floor. Depending on the available FSI, permission from authorities and more importantly, the response in terms of footfalls, a vertical elevation can be considered. The company will be adopting a different format of ownership for these stores wherein the actual owner will be the company itself and salaries will be paid to the franchisees. The stores will stock anything that comes under the ‘fresh’ category including fresh fruits, vegetables, flowers, FMCG goods, dairy products etc. It will also have a separate juice bar and a fresh dairy counter along with a separate counter for cakes and cookies. Besides these, several other products that can be of daily use for the customers will also be added from time to time. After announcing an investment of Rs 25,000 crore over the next five years for its retail foray in the country, the company came up with its first Reliance Fresh store in Hyderabad in the month of October 2005. Reliance plans 4,000 retail outlets of various formats during the five year period. Currently, the company has taken its count of Reliance Fresh stores to 49 across the country with an investment of Rs 3,000 crore. Besides Reliance Fresh, the company also plans to launch larger format stores called ‘Feel Fresh Plus’ which will be spread over 10,000-15,000 square ft. The Fresh Plus stores will stock fruit and vegetables as well as apparel, consumer electronics, FMCG items and even medicines, claimed reports from agencies.

Nagpur SEZ on right course

MUMBAI: This could be the only special economic zone in Maharashtra to have completed land acquisition. The state-owned Maharashtra Airport Development Company (MADC), which acquired land without sparking a controversy, has already started construction at the site near Nagpur.

The MADC is building a Multi-modal international cargo hub and airport at Nagpur (MIHAN). The project is spread across 4,025 hectares, of which 1,475 ha will be used for the SEZ. “We have so far acquired 1,652 ha, more than what is required for the SEZ,” MADC official said here on Tuesday. RC Sinha, a retired bureaucrat credited with the timely completion of the Mumbai-Pune expressway and 55 flyovers in Mumbai, heads the MADC.

According to an official from the state’s revenue ministry, a key department for land acquisition, the Nagpur SEZ has steered clear of all controversy because it’s coming up over barren and largely unused land. “Unlike other SEZs, the question of land acquisition doesn’t arise here as the government agencies clear-cut procedures for it,” he said.
This, incidentally, is one of the few SEZs to get the Union commerce ministry’s final approval. The MADC has roped in Scott Wilson Kirkpatrick India to prepare a business plan for the project.

The Nagpur SEZ has attracted four major investments from the IT sector. Satyam Computers is setting up an IT park over 30 ha, while L&T Infocity and Shapoorji Pallonji have been handed over land for two separate IT parks. On Tuesday, the MADC signed an MoU with HCL for a Rs 1,000 crore IT campus.

Ambuja Realty Development, RMZ Corp, Karamchand Realtech and DLF are some of the other companies to have been allotted land in MIHAN. The SEZ will have a modern township spread over 10 ha. Reatox Builders & Developers has won the contract for it. The construction has already begun, according to the MADC.

The SEZ will have exclusive water and power supply arrangements, for which studies are being carried out by Kirloskar Consultants and Ernst & Young respectively. The SEZ will have its own railway terminus and direct connectivity to national highway.

Work has already started on the road construction, while Crisil has submitted the feasibility report for the railway terminus based on a public-private-partnership. Credit Analysis & Research (CARE) has granted the BBB(L) credit rating for the MIHAN project.

The great Nagpur boom

Spurred on by the Multi-modal International Hub Airport at Nagpur, the city is turning hungry for commercial and residential spaces.

The city of Nagpur is literally the centre of India and this strategic location is the reason why the Multi-modal International Hub Airport at Nagpur (MIHAN) might be very successful.

Proof of this can already be seen in the interest shown by global aviation major Boeing for setting up its $100 million regional maintenance, repair and overhaul (MRO) facility for its aircraft. This is expected to create upto 3,000 highly paid jobs and another 30,000 jobs indirectly.

Ask anyone from the city and they will tell you both MIHAN and the Boeing MRO are fuelling the real estate growth in the city — commercial, retail and residential.

What were open fields around the MIHAN periphery are still open fields but ownership has shifted to local and national developers.

According to estimates, land in a radius of about 20-25 km around MIHAN has been acquired already by various small and big investors. Pankaj Roshan, of Roshan Real Estate, says international real estate funds (British and Indonesian realty funds) too are looking for big land parcels of 150 acres and above, in and around Nagpur city.

And even though IT is at a nascent stage in Nagpur, by the looks of it now, it seems its boom is just round the corner.

Leading IT firms have expressed interest in developing their campuses here. Inside MIHAN will be a 1,500 hectare special economic zone (SEZ) where Satyam has already bought 100 acres of land for a new campus. Shapoorji Pallonji & Co has got 100 acres and L&T Infocity has got 120 acres for IT parks.

Expectedly, all of these have pushed up residential development in the city. The cargo hub is situated in the southern part of Nagpur, hence several developers are anticipating demand for houses from employees to be recruited in IT companies and BPOs which are planning to set up their operations in the IT parks here.

According to Knight Frank, two-third of the new supply in the city is concentrated in the south-eastern zone due to large township projects planned in this part, as well as the upcoming cargo hub. Around 14 townships are expected to come up in Nagpur city, four of them in the northern part of the city, seven in the southern part on the outskirts, and about three in central Nagpur.

While a few like Empress City and Vyankatesh City have begun construction and bookings, most others are still in various stages of implementation.

Apart from local developers like Sukhkarta Developers, Pawansut Real Estate & Developers, N Kumar Group, Sandeep Dwellers, Hindustan Builders, Himalaya Builders, Aditya Builders, Alankar Real Estate, Narang Builders and Shriram Builders, national players too have acquired land near the cargo hub.

DLF, Sahara Homes, Raheja Universal, Reliance and Hiranandani have got land here. According to local sources, Parsvnath too has been looking for land here.

Most investors have bought land in and around Wardha Road, which connects to MIHAN. The other major road which is seeing major land banking is Amravati Road (NH6) which goes to Mumbai. This road is being four-laned.

Residential Space
Most residential development until now has been within city limits. The upmarket zones of the city include areas like Dharampeth, Ramdaspeth, Gokulpeth, Ramnagar, ShivajiNagar, Byramjee town, Gandhinagar and Ravi Nagar. As with the tonier areas of major cities, these have more bungalows and large apartments.

According to Knight Frank, bungalows are being sold at over Rs 1 crore in Ramdas Peth, Civil Lines, Byramjee Town, Chavni and Daga Layout, and the prices are set to go up further in the near future.

The residential supply in Nagpur has grown by almost 100 per cent over the last few years. The upcoming residential locations in Nagpur are on Kamptee Road in the north-east, Khamla and Hingna Road in the south-west and Besa and Wardha Road in the south.

These locations have a number of apartment complexes as well as standalone buildings coming up. A majority of the new supply is concentrated in the southern zone (Wardha Road) near the upcoming Cargo Hub. The increasing demand for housing has encouraged local developers to come up with new apartment projects in Nagpur.

Some of the notable residential projects in the city are Vyankatesh City by Sukhkarta and Vyankatesh Builders, Sahara City Homes and Empress City by KSL Industries. The concept of developing large-scale township projects is getting a good response from local residents and investors.

Empress City, construction for which is already underway, is spread over 25 acres in central Nagpur. The project, expected to be completed in the next 12-18 months, will have an IT park, a mall, a multiplex and a five-star Taj property along with about 300 two, three and four bedroom apartments.

Sahara City Homes in Nagpur, on Wardha Road, spread over 107 acres, will offer a combination of highrise, midrise, row houses, semi-detached houses and independent bungalow of premium specifications. The township will also include a Sahara mini hospital with telemedicine, educational facilities, a shopping mall and multiplex, a hotel and a club.

Rates have already touched a high of Rs 4,500 per sq ft in some locations. Apartments at Empress City range between Rs 4,000-4,500 per sq ft. Other areas range between Rs 1,800-2,700 per sq ft.

Commercial Space
There is demand for quality commercial space too across Nagpur. The gap between demand and supply is expected to go up in the next five years, says Vivek Dahiya, associate director, DTZ India.

The main commercial centers in Nagpur are Sitabuldi, Dhantoli, Sadar, Civil Lines, Gokulpeth, CA Road and Mahal. There has been a steady appreciation in the rentals across Nagpur, to the tune of about 15-20 per cent in the past two quarters.

During 2005-06, the appreciation has been around 25 per cent and the areas next to the proposed cargo hub have witnessed an appreciation of around 40 per cent over the last one year.

Office space of approximately 6,40,000 sq ft was added in Nagpur in 2006-07 as both speculative and built-to-suit alternatives, but this is certainly not enough for the growing IT and ITeS tribe in the city. A cumulative 1.19 million sq ft of commercial office spaces is expected to come into the market by 2009.

Retail Space
Nagpur currently boasts a low percentage of organised retail, in terms of malls. However, according to Cushman & Wakefield, there are 11 malls that are scheduled to be operational by 2009, which will offer approximately 1.89 million sq ft of built-up space.


MIHAN PROJECT

The under-planning MIHAN project will be spread over 4,025 hectares and, when completed, it is going to be one of the biggest cargo hubs in Asia.

Besides the airport, the proposed project involves a road-rail terminal, a special economic zone (SEZ) and other urban amenities. An IT park spread over 400 hectares in the SEZ will house IT majors like Satyam Computers, TCS, Patni Computers as well as Microsoft. Dell too has evinced interest in Nagpur. The Boeing MRO facility has alrady been talked about.

In the Special Economic Zone, units may be set up for manufacturing of goods, rendering of services, production, processing, assembling, trading, repairs, packing and repacking.

In addition, attractive fiscal incentives, soft regimes of taxes for developers and entrepreneurs, productivity-friendly labour laws and simpler procedure shall also be offered in the zone, as has been available in other free trade zones all over the world.

A separate 60 hectares have been allocated within the SEZ for the Health City, which is expected to provide about 2,000 beds in various multi-speciality hospitals.

Private players will operate one or more specialised units in the Health City. The proposed Health City, envisaged as the preferred destination for health tourists all over the world, shall be located in the SEZ, providing the operators tax concessions and other benefits as per the SEZ Act 2005.

There is also a plan to develop a modern township within MIHAN on about 30 acres of land.

IJM unit in tie-up to build RM530m India township


March 28 2007


BUILDER IJM Corp Bhd's indirectly-owned subsidiary, IJM (India) Infrastructure Ltd (IJMII), has signed a RM530 million agreement to jointly develop an integrated township in India.



IJMII will team up with Reatox Builders & Developers Pvt Ltd of India to jointly design, construct and market the high-rise residential and commercial development of 3.3 million sq ft on 13ha at Nagpur, Maharashtra, on a turnkey basis.

The estimated construction cost is RM335 million, while the gross sales value is RM530 million.

Development of the township is expected to take 27 months.

In a filing to Bursa Malaysia yesterday, IJM Corp said the transaction is not expected to have any significant effect on the earnings or net assets per share of the company for the financial year ending March 31 2007.

Boeing gets 75 acres for facility

NAGPUR: The Maharashtra Airport Development Company has decided to allocate 75 acres of land here to aircraft major Boeing to set up its prestigious $100 million Maintenance Repair and Overhaul (MRO) facility.

"The MADC, headed by state Chief Minister Vilasrao Deshmukh, in a crucial meeting in Mumbai has finally agreed to part with 75 acres of land for Boeing," MADC managing director and vice-chairman RC Sinha said on Friday.

He said a decision on how much land should be given for the facility was delayed, as the aircraft manufacturer had initially demanded 80 acres adjacent to the 'Dr Babasahbe Ambedkar International Airport' here which the MADC was reluctant to part with.

Boeing had, in April last year, announced the decision to set up the MRO in the city. It was part of an agreement with Civil Aviation Ministry while giving final touches to procurement of a fleet of Boeing aircraft for national carrier Air India.

The meeting specially convened by MADC in Mumbai on Thursday was attended by senior officials of the corporation and Boeing, including its vice-president Dinesh Keskar.

Keskar, who is based in Boeing's headquarters in Seattle, said: "We will soon perform the ground breaking function and hold a press conference."

Sinha said the price of the 75 acres of land has not been finalised but has been left to the state government to decide.

MADC sources said Boeing has shortlisted Air India as partner for setting up the MRO and was in search of a third partner "for smooth running of the project".
