City by the Sea

On the 10 hectare joint venture area, a SIX MEDIUM RISE RESIDENTIAL BUILDINGS, 4 Hectare CENTRAL PARK will be built to form part of the 40 HECTARE... "CITTA DI MARE" which is Italian for " City by the Sea".

Commercial and Retail complexes, a 2,000 square meter exhibition tent, a boardwalk within fine dining restaurants and fastfood outlets will also be constructed in Pond F, the 1.1 kilometer stretch of seafront lots in the SRP.

We will build up and sell in the next five years to generate much needed traffic to make the SRP the new landmark destination not only in Cebu but also throughout the whole country, Las Marias, told the council.

Las Marias, assured the council that "Citta di Mare" will be an eco-friendly and environmentally sound" project with lot of parks and open spaces for its residents to enjoy..

no it is not.. may educational (UP) SM plans includes a convention hall, hospital, residential condo and a hospital.

Mao bitao mangutana ko ninyo Henz ug ni Jarenz, pics unya inig ground breaking nila. Nagustohan nako ang mga room design nila sa ilang Grand Cenia. Total 2 years paman mahimo puy-an ang first midsize nga condo sa akong estimate. Mahoug nata FLI customer.

Daghan pa panahon bai. Di lalim magtukod condo building solud sa 30 ka hectaria oi. Tan-awa ang The Persimmon sa Mabolo, one building a year to construct sa propose 4 condo buildings uyan nasa #2 na sila. Gawas kung ang FLI magbutang 8 tower cranes at the same time. Asa man mangumpra ang mga tenants/investors ug groceries, Matukud pud sila shopping centers and entertainment centers. Kasagaran kapuy na gikan sa traboho. gusto ka nga 5 minutes walk gikan sa imong pinuy-anan mukaon sa gawas og magshopping or lakaw2x kuyug familia.

FILINVEST Land Inc. (FLI) paid an additional P72.5 million to Cebu City Hall yesterday so it can begin the construction of its project in the South Road Properties (SRP) in early May.

FLI vice president Tristan Las Marias turned over the check to City Administrator Francisco Fernandez yesterday mor-ning, as Mayor Tomas Osmeña approved FLI’s development plans.

The P72.5 million is in addition to the P269.5 million that FLI paid last Feb. 24 as second payment for the 10.6-hectare Pond F that it purchased.

An additional amount was paid because FLI changed the starting point of its construction, choosing Lot 5 instead of Lot 2, and plans to accelerate development in other areas of Pond F “to generate the much needed traffic to make SRP the new destination landmark in Cebu and to make the medium-rise buildings project across more saleable.”

Las Marias said they will break ground before the May 10 elections and immediately begin construction of six medium-rise buildings on a 10-hectare portion of the 40-hectare joint development area, which is part of the Joint Venture (JV) agreement with the City.

They will also start developing the 10.6-hectare Pond F that is known as the sale properties in the agreement. Pond F is in front of the joint development area.

It will include the commercial and retail complexes, a 2,000-square-meter tent for exhibition activities and the white-sand beach promenade area.

“We have just turned over the P72.5-million additional payment, so the groundbreaking will come next and we have to start developing and selling the properties. The target is before the election,” las Marias said yesterday.

After the turnover of the check to Fernandez, Land Bank of the Philippines (LBP) officials also turned over to las Marias the title for the 2.6-hectare portion of Pond F.

Plans

Five titles of lots in Pond F were placed on escrow with LBP, and will be turned over to FLI each time it pays the City. As stated in the joint venture agreement signed by the City and FLI officials in March last year, FLI will pay for the 10-hectare area on installment every March for six years.

Two titles have so far been turned over to FLI, Fernandez said.

The first title was released in March last year, when FLI paid the City some P348 million as first payment for the P1.59-billion Pond F.

Based on FLI’s development plan, commercial and retail complexes, a 2,000-square-meter exhibition tent, a boardwalk with fine dining restaurants and fastfood outlets will be constructed in Pond F, the 1.1-kilometer stretch of seafront lots in the SRP.

“We will continue with our plans. Regardless of who wins the election,” Filinvest vice president for Visayas and Mindanao Tristan Las Marias said on the sidelines of the topping off ceremony of Filinvest’s condominium hotel, Grand Cenia, located along Archbishop Reyes Avenue on Thursday.

He also expressed optimism that whoever will become the next Mayor will honor Filinvest’s joint-venture agreement with the City.

Las Marias said Filinvest is determined to make Cebu, through the SRP, a tourist destination. This is why the company is bullish that it will get the return-on-investment.

He estimated Filinvest’s investment in the SRP to be at around P20 billion to P25 billion in the next 10 to 15 years.

“We believe in the tourism potential. It is a priority investment area of Filinvest,” Las Marias said.

He however said that while infrastructure such as airport and roads among others, are able to support the city’s investment, the City should now be planning on improving these infrastructure to support its growth.

Las Marias said Filinvest will start the development of its 40-hectare residential “green” project, the Citta di Mare, an Italian-inspired subdivision, in May. Filinvest will develop only 30-percent of the property. The rest will be for landscaping with “trees and more greenery” to make the development a place where people can unite with the environment.

Filinvest aims to complete Citta di Mare and its commercial and retail development within the next three years.
