Hi,

I'm planning to purchase a unit here and another condo within the area (sandoval).

I have a few questions.

1. How's the flooding situation the past year? Aware ako sa nangyari sa Ondoy dito, pero the past storms, kamusta naman po ang mercedes and sandoval? Nag improve n po ba?

2. How to commute to and from Medical City. I work there kasi.

I hope my questions will be answered.

Di pa nagbabaha dito since lumipat kme late 2010.

To commute to Medical City, sakay ka tricycle going to rotunda, sakay ka don ng Robinsons FX then bus going to Cainta, tatawid ka nga lang sa ortigas ave. Another option, sakay ka ng jeep papunta cainta, baba ka sa tramo then sakay ka ng bus quiapo.

thanks corky_romano! So hindi pala totoo yung sabi sa akin na konting ulan baha agad sa mercedes avenue and sandoval?

24 hours ba ang mga trike dito? Kasi parang hirap makakuha ng taxi sa area na ito kapag gabi.

My work is at the night shift. I find it easier to get a taxi at night than during daytime. Kase i guess walang kaagaw.

And yes, trikes are also available.

Anybody knows some update re: factory generator sa likod ng Raja bldg? 24/7 ang operation, kaya walang tigil ang ingay?? kainis talag...Sana na magawaan ng paraan ng ating PMO.

I am from Senja! Senja is the 2nd building to be completed and turned-over to the unit owners. It has lesser no. of units than the other buildings, therefore, not so much human traffic/congestion in the common areas. While the units are almost 100% turned-over, I noticed that many unit owners have not yet moved in, or are not living in the units full time. That includes me Tahimik sa building. Although the cellphone signal is weak at some parts of the building. I have to get out to the balcony to get a stronger signal.

Hi, rmendoza. Already paid the reservation fee and signed the reservation agreement. My agent said that the Notice of Approval was already okay and that she's going to have the Contract to Sell expedited.

Hi guys! Tahimik ng thread ah.

Just signed the Deed of Absolute Sale. Now the waiting begins. Sana maturnover agad unit para makalipat na. Sobrang init na sa tinitirhan ko now.

@rmendoza - Sir you need to coordinate with PMO daw regarding sale of unit.

Hi I am also soon to be owner of DMCI condo(Riverfront). Hindi na kasi active thread dun so dito na lang ako ask. Kapit bahay naman tayo hehehe.

San po magandang kumuha ng bank financing? yung mababa sana rate. ano pong rate nakuha nyo? and ilang years? fixed or arm?

Hello. Wala po ako idea sa bank financing eh, cash kase nakuha yung unit.

Gusto ko nga din sana sa Riverfront kaso ang sabi nung agent wala daw 2BR na available. Sayang hehehe

Off topic:
Last week meron nag reopen na 3 2br 2.4m units sa riverfront. Mahirap talaga kumuha sa riverfront kasi pag may nag reopen kelangan mo pumunta agad sa opis nila at i raraffle/bunutan pa yung unit. Like last week may 3 2br 2.4m units available and 10buyers yung nandun. Buti nakuha namin yung isa. alam ko may natira pang 2br units yung bigger size and 2.8m+ ang price.

@east raya
Ok naman sa east raya mas nagustuhan ko yung mga tower dyan. Dyan din sana ako kukuha kaso mas prefer ko yung cable provider and location ng riverfront.
