Work is moving along at a snail pace.
At least they have completed the deep foundation piling (up to 46 m deep) and all is left is some drilling and tapping in the far corners, mostly.

Wow, why is it so deep?
Because of the topography, or because of all the underground infrastructure?

I think it's either the topography and the infrastructure.

Anyhow, here's some additional info from Geo Danya's webpage :

This picture an updated pic from different angle. (Sorry, I do not know how to control the size of the picture)

Most of drilling equipment was taken away.

Indeed, work is extremely slow. See a picture in this forum from about 2 years ago. You can see Azrieli Tower at 15th floor , while here digging was almost done (after completion of the supporting walls).
So, in 2 years, Azrieli completed additional 45 floors, got Tofes 4 and tenants are going in. Here, at Sarona Hotel, even the foundations are still in progress.

There must be a reason for this. Anyone knows?

The reason is obvious.
They haven't found a hotel chain yet to partner with.

Someone told me that they are waiting to some decisions that will enable them to convert part of the hotel to residential apartments.
I have no idea if it is true.

Now we see why the new ramp and the 'covered boxes' are used for - replacing the strand anchors for permanent ones (re-anchoring) due to the work across at Yehudit station. Nevertheless, I wouldn't rule out that the originals were incorrectly positioned and/or placed.

Whether it's the work at Yehudit station or the heavy traffic above, the slurry wall, as seen in the pics above, is in such terrible condition it must be restored/ re-anchored.

It does look a bit worn out and somewhat fragile.
I think a part of the problem is that it has been exposed to elements for a pretty long time.
If they actually went ahead with underground floors in time, it would have been protected from that.

So , what is the purpose of the `covered boxes` ?

To prevent the slurry wall from collapsing, I guess.

To protect the foundation wall from further inward leaning. Excess pressure from ground and around along with duration of time the anchors have been exposed are the culprit, just as matrix2020 assumed three posts above (see #214).

Edit: Passed by the site today and found out that they are striping one of the bentonite tanks.

This is not groundwater. This is a mix of bentonite water that left in the tank they dismantled.

They stripped it, as they needed to dig additional foundations where the tank was standing. The second tank is still in operation.
