Studies. These are not concrete. The first one is a copy of another project and it's already changed. I'm sure we'll see more proposals for these sites.

A "study" suggests involvement in a real project. Often, architects will put sales pitch drawings on their websites regardless of whether they've been hired for a job.

Both of these projects are on the same site, so I would say they probably aren't concrete proposals. Can't build both of them.

Not much to watch at the present time. DT Bellevue might have two or three innocuous projects going on. No high-rises. Maybe something kicks off by years end....

Right now from memory in-terms of shovels in the ground we have:
  • One88 by Bosa on Bellevue Way NE - crews are working here daily now, I think mainly relocating utilities and doing that kind of work before major excavation begins
  • Mirador Apartments on 103rd Ave NE just north of NE 10th St (midrise apartments only, not the condo tower component that will be adjacent to the south)
  • Vuecrest Apartments on 100th Ave NE & NE 8th St
  • Alamo Manhattan/Main Street Flats Phase II at Main & 106th Ave NE
  • Evergreen Plaza apartments on NE 2nd Pl between 108th and 110th Ave NE
  • Work wrapping up on AC by Marriott hotel on NE 2nd St behind Soma Towers and the Hilton Garden Inn at 108th Ave NE & NE 10th St.
  • Goes without saying, but Sound Transit East Link work for East Main Station, downtown tunnel, and Bellevue Transit Center Station

There is also fencing up around the new Su Development site at NE 10th St and 112th Ave NE, but haven't seen any major work there yet.

Hopefully Elev8 Phase I kicks of this year, which will give us some new 450' buildings to watch

The amount of work going into East Link right now is amazing to watch. And it's gonna get crazier as the year goes. As of right now, they're demo'ing along Spring Street for the station there, they've demo'd and are digging at the Spring District, Overlake has a massive hole, Redmond Technology Center has multiple vehicles ripping that apart, they're tearing up the City Hall garage and beginning to smooth out the plot of land that the Bellevue Downtown Station will sit, they're at least 400 feet in on tunneling as we speak (I talked to one of the workers on that project a few days ago), they've torn most of the houses down along the Bellevue Way route, and they've ripped up the S. Bellevue transit center/are now prepping the ground for the elevated line from 90-that station.

That's a lot of moving pieces, and I'm not even factoring in the massive Bellevue Way work yet to start, the station building process, the elevated guideway that'll be going across 405 AND they've not demo'd anything yet for the Hospital Station.

I drove by the Hilton Garden Inn yesterday and it doesn't look anywhere close to being done. The exterior scaffolding and wrap is still on the building.

Definitely a few months out at minimum.

On the other hand, the AC Marriott hotel on NE 2nd Street is starting to look close to completion. The final sidewalks/curbs have been poured, and from the looks of it most of the lobby work is done and I spotted some/all of the lobby and conference room-looking furniture.

It basically just has a quote from Vulcan's Director of Real Estate Investment Strategy that says they are in early stages of planning for the 555 108th Ave NE site, but thinking about developing 800k sq ft of office space, which could take place in 1 tower under the new zoning, or two ~20-story towers under the previous zoning. Office plus ground level retail.

If Vulcan is considering building 800k sq ft in downtown Bellevue, I have to speculate that Amazon is involved. Assuming that's true and that they also take over the Expedia building as rumored, Amazon could potentially surpass Microsoft as the largest office tenant in downtown Bellevue within the next 4-5 years.
