Actually flooding the market with too much office space is the real problem with going any higher. With 1 William & 480 Queen also going ahead there will already be a lot to absorb.
Economics come first & as seen with 480 Queen the amount of office space being built (which equates to height since the market demands large floor plates) in any one development is limited by market demand - and that's currently fairly uncertain. If you want height you should rely on residential or mixed use developments where smaller floorplates are required. We are extremely lucky with 1WS height, which has been driven by an out-of-the-ordinary client demand through the State government. And also very lucky to have 180B & 480Q going ahead at all - they are both very high quality design outcomes from an urban design perspective, creating excellent mid-block pedestrian connections over sites with huge level changes. And the big office volumes will seriously improve street activity in their respective locations.

NICE!
Ground level looks really good. If only it was 20-30m taller Still it will stand out where it is. I really like this tower.

I'm wondering whether the height of this building in the thread is correct.
The very top of the building is RL167.3. As shown in this elevation, the lowest level listed is RL18, so would equal 149.3m - however this RL is not the actual base of the building (see left hand side of elevation). It looks like there's another couple of metres to ground level, at the base of the escalators, which I would presume is the bottom of the building?

It's probably mentioned somewhere but are any of the basement levels going to be new car parks or is all that already extended from MIncom?

I cant even believe that the basement is even financially viable.

say the basement averages 1 carpark per 35sqm - that means the carparks are worth $3.7k/sqm. i reckon the most they would cost to build is $2k/sqm. so yep, they are worth building. even if the carparks weren't worth building on their own, they probably still would. it'd be much harder to rent the office space if it didn't have carparking.
