Lots 506 and 507 on Deposited Plan 400021 (893) Canning Highway, Mount Pleasant. Twenty Two Storey Mixed Use Development (Eleven Commercial and 199 Multiple Dwellings)

DETAILS

It is proposed to construct a mixed use development comprising a four storey podium with one eighteen storey tower above. Commercial uses are proposed within the podium, at the ground floor and first floor level fronting both Canning Highway and Sleat Road. The third floor of the podium level will contain residential apartments fronting Canning Highway and Sleat Road and recreational facilities for the private use of the tenants of the apartments. The tower element will essentially provide residential apartments with the exception of a roof top deck, and a lounge on the 21st floor for exclusive use by residents of the development. Car parking will be provided within the first and second storey podium levels as well as two basement levels.

Vehicular access to the development for residents of the apartments and visitors to the commercial tenancies will be taken solely from Ogilvie Road via the connection between Stage 1 and Stage 2. Service vehicles only will have access to the site via Sleat Road. The access arrangements are proposed based on advice provided by Main Roads Western Australia.

11 f&b tenancies will be interesting.

Im not a fan of applecross/mt pleasant but i think with all these changes coming it will be a pretty decent place to live and will appeal to more. Still have everything that most people there like but with more life for those who want it. Western suburbs might find itself left behind a bit by whats happening in south perth and here, already you see houses in mt lawley sometimes being more expensive per sqm than nedlands/dalkeith and that wouldve been unthinkable even a decade ago.

community accomodations

interesting the community considerations included:
community group tenancy "It is proposed to provide a 92m2 tenancy located within stage 1 of the development (recently constructed) for use by a local community group. The community group will effectively have access to the tenancy with no lease costs to themselves"

footbridge accomodation "building layout is designed to accept the potential footbridge at a point on the upper podium level, where there is adequate circulation space, a stairwell, and a lift. Whilst the footbridge is not provided, and whilst this does not constitute a tangible community benefit in the context of Element 22 at this stage, the futureproofing of the building in the manner outlined is a community benefit that may be delivered in the long-term"

FYI I added up the heights from the DAP and it is 74.06m from Level 00 (Sleat Rd) to Roof (above Level 21)

A nice gesture but no doubt will cause grief - who decides which community group is most worthy? How about making it a shared space that multiple groups can take advantage of. CoS for example makes some office space , computer, copier etc available to local community groups at its Place Offices
