Who knows what the hell Saville was doing and whether they would have been able to proceed with Altus if they had sold this block to Leighton. They probably set up both projects as separate subsidury companies with significant debt.
I think this site should go to a developer with very deep pockets. Hopefully it will be sold evetually to someone who comes up with a better plan than either Westpoint or Saville could develop.
i'd like to see them do a freshwater v2 type development... tho i read in their annual report they've reduced their base in wa in tha near future... i'd like to see one of tha big developers really take advantage of tha site and do a proper "luxury" apartment tower and adjacent commercial building...

Savilles wont survive from what im hearing. Pretty much developers have been really expecting far to much from our market, Waikiki Blue will struggle to make them all that much cash.
Id be thrilled with the sky plaza design going up. I really don't want too see this site under-developed though. I hate driving past on the freeway, seeing such a large parcel of land sitting there.
Now I know that this wasnt the most attractive tower, and Ive said it before, but a little part of me dies everytime I look at this and know it wont exist.
Oh yeah, its not worth $18m. You would expect to pay that in NY for a penthouse this size.
I just love everything about it from the flooring, the furniture, the curtains, the colours. Its 100% my style.
I wouldn't mind something like the Beetham Tower in Manchester (Manchester's tallest building). Proof that simple boxes don't have to be boring. A nice Hilton hotel for Perth with kick ass views would be appreciated too please!
sorry to ressurrect this thread. but just wondering what is happening to this site. all the "for sale" signs have been taken down. does that mean it has been sold.? and someone are in the midst of designing something.??
Yeah, this is now the oldest hole in the ground. 15 years give or take.
The site is still in the hands of receivers. My guess is that they're going to hold on to the site until they can achieve a high price. Let's not forget that Saville paid upwards of $50m for the land in 2006. It wouldn't be worth anywhere near that much today.
What a developer needs to do is buy the land and hold on to it. Developer gets together two complete sets for two buildings on seperate sites and gets them approved. No need to rush through developments, this land is in a quality spot and now a unique site in the city.
One tower with 60% Commercial, 30% Resi, 10% Retail the other would be smaller and more near totally a commerical office space.
Wait for the market to come right and build before the market is squeezed too tight. (What i think Multiplex will do with Bishop See in the future).
The council are spending 35k investigating the potential for leasing the site temporarily for a 250 bay surface carpark.
