^^ The Elder Street carpark should have apartments on top. Demolishing a 2 level carpark to build a 4 level carpark is absurd. Jan Gehl would be crying into his report.

True, there have been some great top end resi and sub 10m commercial buys

Did my best to convince someone to buy on marine per in 2015, block dropped in value from 5.5m in 2008 to 3.3m in 2010 and 1.75 in 2015 and just put a modest but architecturally interesting 400k home on ashehad only 2.4 to spend, his wife wanted the dream now instead. At current estimates that decision has cost him at least 1m and they both feel pretty silly as the block alone has gone up around 50. ℅

2 people who did drown out the bullshit and listen made 900k on a mid 2s purchase, 6 months from purchase and 4 from settlementand 25% prior to even settling on a mid 1s purchase, both on actual offers received but decided to keep them

Creative community hub planned for old Perth Girls’ School

The Perth Girls School site will be transformed into a thriving, creative, community space under plans floated by Adam Zorzi and Rod Hamersley.

The duo are planning to capitalise on the urban regeneration, started by Adrian Fini at the State Buildings with new offices, the Perth City Library, the six-star COMO hotel, restaurants and cafes, that will be extended east by the restoration and place-making work driven by BGC Constructions at Hibernian Place around the five-star Westin, to open in April.

The directors of Australian Development Capital, which is taking the lead role in the syndicate that bought the 1.1ha site, have hired place-makers RobertsDay and Chaney Architecture and Melbourne-based NH Architecture to help it craft a vision that could result in the creation of a town centre for East Perth.



The syndicate purchased the Perth Girls School site from the State Government for $5 million.

Under the deal it is to restore the art deco buildings to their former glory and explore other uses for the site.

Mr Zorzi would not rule out a residential component, but this was unlikely to be in the original school building, which he was keen to return to the public realm. In future the site would likely build on laneways, with potential for residential, office and a hotel.

As well as consulting Heritage WA, the National Trust and the City of Perth, the syndicate wanted to engage with the community.

“We want to understand what people who live and work in the area want and need,” he said. “The east end of the city really needs this.”



The plan is to establish a pop-up community, with potential for retail, food, drink, artists and community groups while the syndicate works on long-term site plans and development approvals.

“We have already had interest from PICA (Perth Institute of Contemporary Art), ArtRage (which produces the Fringe World festival) and the backers of the Night Noodle Market in the city,” Mr Zorzi said.

“While we are calling for expressions of interest and getting our approvals over the next two to three years, we want to be able to use the buildings and make them a public centre again.

“We really want to do the existing heritage buildings justice, bring them back to their original splendour and re-use them as public spaces.



“You need that artistic and cultural element to make a place work.”

Mr Zorzi said work on the Westin precinct would extend the revival started by Adrian Fini’s State Buildings, and the plan was to create a vibrant, cosmopolitan, urban space.

A thriving East Perth town centre would address what many consider to be a planning oversight that created a huge number of apartments in East Perth but ignored food and entertainment on the ground level.

Despite a reasonable residential population, with the exception of the IGA at Claisebrook Cove, there was no supermarket in East Perth.

Just looking at what could be done with the courtyards



I reckon you could dig down maybe 2 mtrs and level it out, that brings it to 3 levels proper on the inside, throw a glass roof over it with shading etc.. and then you have 2 fantastic spaces to do something with
