wow ang mahal na ng mga condos! Parang its starting to become impractical to buy condo units. Cut sizes are getting smaller, parang bahay ng daga at kalapati. What happened? Its makes more sense to buy a house a lot outside manila now. No offense meant to real estate agents here of course.

It's okay po. we're just sharing our thoughts/opinion here.
Yup, you can buy house and lot in the same amount,but according to what you said, it's located outside Metro Manila.

Actually Sir, that's the cheapest 1 bedroom unit. the one located on the higher floors has the price of 120K plus per square meter, Specially those on the corner unit under the zone 2 lay out because it has the full view of Manila Bay with floor to ceiling Glass........

Bayshore was going at slightly above 120k psm. Isn't 120k psm a little steep for this project?

In my opinion, It's just enough for this kind of location.
All of Filipinos and foreigners who lives here in quite a long time knows that projects along Roxas Boulevard are very hard to find. Also Roxas Boulevard is one of the main highways of Metro Manila.

How about you Sir huanggua, I know that you study a lot about the development here in Manila, what is your insight?

There was a time I was looking at developments along Roxas Boulevard. Yes there are few developments there but I noticed there is vast potential for development. There are many small and old buildings along Roxas that can be easily redeveloped. The location of this project isn't too bad but IMHO it is not the most desirable. If I were to invest along Roxas I will look for a project that is near the Entertainment City. A unit on a high floor facing the Bay will afford the occupant a spectacular view of the Bay. I believe RLC has such a plot. My friend did bring me to that plot to view once.

As to the price I remember about 2 years back I almost took a unit at the Grand Riveira. At that time the price was only php 90k psm. The price of Radiance is about 30% more. It appears that prices have escalated.

Grand Riviera, i think, caters the lower class of the market. If I'm not mistaken, this project is under Moldex, but, yes, I also believe that the location of this project is nice. It's beside the former 1322 Building and now I think it's now Golden Empire...... (I hope I got it right.)

The location of Grand Riveira may not be better than The Radiance. I cannot imagine how that area looks once reclamation works commences. I will certainly get from RLC again but it's unlikely to be this project.
