Yeah there was quite a lot of press around that time saying that an application was imminent, but it seems to have gone quiet.

Hoarding is gone completely and you can give all this high quality architecture closer look. I took my liberties and took a picture to the west corner of that facade:

Must be some nocturnal architect designing these windows. I tried to find planning drawings that allows such a nonsense but found only this - probably older version as all the corner is built differently:

+ I wonder if architects wish to get award for that ? http://www.kavanaghtuite.ie/news-blo...=1507280945613

That is a cool concept with the big centre window angled to the street but I think it was executed badly and looks a bit clunky and awkward.

Scotch House hoarding up, due Autumn 2018 apparently. I also saw Hegarty Demolition on the site of Apollo House during the week.

Wow that's fast. They haven't even demolished Scotch House yet.

The building is being readied for demo but I struggle to see it built and finished with the best will in the world by Autumn!

Open to correction here but I think it is getting a substantial refurbishment inside and out rather than being demolished and rebuilt.

Have you seen the renders? You may be correct..but it looks like a completely different building, even in shape and size..so I don't see how it wouldn't be much easier to demolish and rebuild than refurbish to that extent. But then again I don't know much about refurbishing buildings.

Yeah the renders look like the existing building reclad and with a couple of setbacks stuck on top. Assuming that it is a concrete frame building, most of the facade would just be infill, nothing structural so that could be removed and new glazing and cladding installed. The building isn't that old anyway and the footprint of the site means that any new building will basically be the same shape.

The existing owner tried to sell the building before taking it off the market to redevelope themselves, the additional cost of full redevelopment wouldn't be a runner.

I'm not quite sure how many people would like to live in a development that also has student accommodation. Though I do like the design and it is a nice use of space.

plenty of single / childless people have no problem doing that.
Even families shouldn't have problems as this kind of accommodation is professionally managed and may be full of mature students.

You are probably right, either way, it will be reflected in the price.

On another note, the tallest building on the N11 side of the development appears to be at least 10 storeys, nice bit of sensible density in that area, hopefully it has no issues going through planning. It will be good to see how much of a difference this fast track planning system works.
