I recently got shifted to Trivandrum and is now working in Technopark.I am amazed by by the sheer size of this institution and the number of people working here. Our office has a good number of non-keralites and there is one question everyone has in common. Why there are no malls in Trivandrum?
Even I wonder the same.Mall-starved 50000 people in Technopark would alone be sufficient to make a mall profitful[exaggerations intended].Forget the captial status, even smaller cities like Calicut has two functioning full fleged malls.India's largest malls,Lulu Kochi is opening this sunday adding to the list of hugely successfull 3 malls.
What is it that is lacking that builders and promoters do not come forward for this purpose. Two days back there was an article in ToI about malls in kerala and even in that article this point was brought up.
What is it that we are lacking when we have lot of people with disposable incomes [just see the crowd in KFC in evengs/weekends]?
Even the ones that are claimed to be under construction[I am really doubtful as to if there are actually some under-construction malls, please forgive as I am new here].Nikunjam Saraas in Pattom is still unoccupied,as a matter of fact.

Zuperman,

The issue is lack of awareness about the potential of Trivandrum. Let me explain. I assume most probably you were surprised to see the scale of operations in Technopark when you first stepped in. All the information you had gathered through media and other sources [except SSC, probably. :)] was not even close to reality. I hope that was the case with you.

Now, that is the case of most of the Keralites and even most of the Trivandrumites. They think that only if Smart City materializes we have a future in IT. Here, I am talking about the reality and not comparing Technopark with Smart city. But the truth is there are many leading MNCs already present in Technopark though public at large is unaware about it.

Local Business guys are part of this public and the herd mentality forces them to overlook the potential of Trivandrum.

In a way this is helping Trivandrum, as the city provides a kind of pleasant surprise to many. This includes IT companies and some of the recent indications suggest it might probably be couple of companies from US and Europe who will undo the mistakes of local business guys.

Let's hope to hear some good news on this front soon.

^^ Aren't we all forgetting the fact that there have already been a few malls constructed which was fully gobbled up by single retail giants? The first one was Malabar Mall on MG Road, Pazhavangadi which was fully taken over by Big Bazaar. Same happened to Artech's Pattom project (where old Kalpana Theater stood). Nikunjam City Square was double the size of this u/c Artech Mall and Pothys completely took over the building. So we would've had 3 fully functional malls by 2011 but for these acquisitions.

And a few good ones like Varkey's Mall and Plaza Center didn't materialize thanks to a plethora of reasons NOT in anyway linked to investor confidence or the potential of the city. We can thank our Corporation et al for that!

Why isn't anyone talking about hansa plaza? I suppose that's the biggest of all proposed malls in tvm.

Thiruvananthapuram is going to get a Lulu Mall at Pattom

The group's third mall will be at Pattom, Thiruvananthapuram, where construction will start within 6 months. The cost of this project is estimated to be in the range of Rs 400 - Rs 500 crore.

Let the mall come first.
Anyway you can expect the size to be between one third of Lulu Edapally and smaller than the proposed Lulu Kozhikode.
What matters is the speed at which it is realised.
The impact of mall on traffic should be studied in detail and solutions to be arrived at.I still remember the snarling traffic at Plamoodu bridge during my school days.
Other amnities like flyovers and future monorail stations should also be taken into account while designing.
