CHICAGO: Trump Tower (Roof 343m, 1125ft; Spire 415m, 1360ft)

I've noticed that not a lot of Chicago forumers post here, so I figured I'd go ahead and make a thread for the tallest building constructed in the United States since the Sears Tower in 1974 (second tallest if the Freedom Tower in NYC actually starts going up first)...

With the spire included, the height of the building will be 1,360ft (415m). The condominiums on the 89th floor will be the highest above ground anywhere in the world.

The architect is Adrian Smith of the Chicago office of Skidmore, Owings & Merril, who also designed the Jin Mao Tower in Shanghai.

Demolition of the existing Sun-Times Building is nearing completion, and Trump has closed on a $640 million construction loan from Deutsche Bank. Actual construction should begin in early summer. There's supposed to be a new rendering coming out soon, but for now I'll just use the one from Emporis:

so this thing is going to be built, how many years did it take them to approve this? This tower is been around for ages now, although it's a good one.

I've read on the newspaper today that it is the second biggest project in Chicago ever after the Sears Tower. It cost's about US$640 mil.....wow....how great...and 70% of the condominiums are sold in just few months....

It would be good to see a render of it on the skyline. It's not dissimilar in shape to the Sears Tower this one.

I believe the initial announcement was supposed to take place in September 2001. Initially, the tower was supposed to be the tallest in the world, but after the terrorist attacks in New York City that was out of the question. The initial design released in 2002 was really boring and shorter than the current one, and the design was modified significantly over the course of a couple years. The building was initially supposed to contain offices and condominiums, then the hotel condominiums were added and the office portion was dropped.

This was more or less a done deal by last summer, but it took some time for the occupants of the existing building on the site (the Chicago Sun-Times, one of the city's major newspapers) to move to a new location and for demolition to commence.

It's much harder to initiate projects like this one in the U.S. than in Asia, because they're built solely with private investment (and funded by banks, not billionaires), and they're built within established neighborhoods with existing buildings on the site.


The cost of the building is actually projected at around $750 million (the construction loan is for $640m, but Trump will be providing some of his own money as well). The sale value of the apartments when complete will total about $1.1 billion.

that's a lot of money to be generated from flat sales, some nice profit in there.

great location for a great tower

looks like they are demolishing something at the waterfront for this project?

Yes. The former building was the headquarters of the Chicago Sun-Times. It was very industrial-looking because they actually used to print newspapers in the lower levels. It was located along the river because the huge reels of paper used for printing were delivered by barge.

This is what used to be there:



Now it's just the bottom level left, and that should be gone soon...

Donald Trump secured the financing this week to build the whole thing. I believe it was through CitiBank/CitiGroup.

I love this tower. Absolutely stunning project.

I believe this was the 'prize' awarded on the TV show, Apprentice, wasn't it? The guy who won was allowed to manage the project (?).

Very little of the Sun-Times building left now... should be a whole in the ground by week's end (photos courtesy of Tom at SSP):















This building is in Chicago, so you can count on it being one of the best-documented construction projects on record. There will be plenty of photos over the next couple of years...

Trump's lawyers have said they won't release the final design until it has been approved by the city. People are not pleased about this, of course, but it's only the spire design that should be changed.
