A redevelopment opportunity at 70-90 Pall Mall, close to Liverpool city centre, has entered the market with offers being invited in excess of £2m.
In addition to a 12 storey hotel, the 2.7 acre site has outline planning permission for a multi-story car park, offices and workshops.
Full planning permission is already in place for class B1 offices and class A1 retail, subject to agreeing the S106 agreement.
The property currently comprises a series of vacant interconnecting industrial, office and ancillary buildings, with extensive hard standing areas.
The site is located half a mile north of Liverpool city centre on the eastern side of Pall Mall, close to its junction with Leeds Street, and three miles to the east of junction five of the M62.
The marketing of the site is being handled by the Manchester office of chartered surveyors Eddisons, which is acting on the instructions of the joint LPA Receivers.
John Shaw, director of agency at Eddisons, said: "This is a highly versatile site in an emerging area, within easy reach of all city centre retail, leisure and commercial amenities.
"We have already received enquiries from a number of interested parties and expect this to increase now that the marketing phase has commenced."

No mention of the number of floors, but the previous application has set a precedent for at least 12 storeys, and to cram all of the above in, plus be sufficiently tall to allow for the safe operation of a heli-pad, suggests a moderately tall building. It looks like an interesting mix of uses that should keep the area active, and it's good to see some Class B (Business) space proposed too.

I wonder who the applicant is for this. No mention on the documents so far. I can see it says ' Classic Property Partnership' - but no named applicant.

Cripes/ Looking at street view, that is a hell of a bit plot of land. Although not in the part of Pall Mall I'd [refer it to be (it's further out than the Mercedes garage) it extends out quite far.
It makes sense developing here. Technically nearer to town than Baltic (Town Hall always being your starting point) and a lot cheaper to develop.
From pre-liminary reading - it seems that this would involve warehouse conversions - which is great; as well as new builds. Pall Mall needs to retain some of its height and character. I really like the 'feel' of that area of the city centre.
Plans for Liverpool city centre development with its very own helipad
An apartment and leisure complex with its very own helipad could be coming to Liverpool.
The plans for 70-90 Pall Mall, near the city centre’s business district, include 366 flats, a multi-storey car park and ‘employment space’ which could be used for offices, bars, a restaurant and gym.
The development, which currently consists of a series of empty warehouse buildings, would also feature a rooftop helicopter landing pad.
There are already helipads in Merseyside at Haydock Park Racecourse, Aintree Racecourse and Liverpool John Lennon Airport but the Sunday ECHO understands this would be the first one for Liverpool city centre.
Planning permission has previously been granted for the site, which sits next to the Mercedez-Benz garage on the corner of Pall Mall and Leeds Street, for a 12-storey building including a hotel but work did not start in the end.
The Sunday ECHO has been told the latest plans, full details of which are due to be released by Liverpool council this week, come from different architects to the past designs.
They involve the “substantial demolition but part retention” of buildings on the land.
Of the 366 flats, 38 would be studio apartments, 69 one bedroom flats, 190 would have two bedrooms and 39 would be one bedroom “live/work apartments”.
A spokeswoman for property company Eddisons said on Friday that the site was under offer and had been on the market for offers over £2m.
This is the kind of scheme that we need to be seeing more of. It's nice to see that that area of town is starting to expand outwards. Hopefully it will encourage similar developments and who knows could start a chain reaction of investment years down the line. The inclusion of a helipad does seem to be strange. Maybe they are expecting something we don't know about?
The Mercedes showroom won't want to leave I imagine. Nice Central plot butmay sit tight and wait for a big offer if commercial developments start to expand.
Moorfields profoundly depresses me, I walked across the car park yesterday, it feels like a windswept derelict dump, says it all about the business district in Liverpool.
The moorfields area seems like an awkward step between Dale street and Tithebarn Street. It's like they forgot about it. The whole of moorfields needs flattening and rebuilt.
If we want to become one of the biggest cities in the UK then it needs doing. Look at train stations in 'the city' or in Manchester. They are the first thing many people see. Then when you get to moorfields and its like a bomb has hit it.
In fairness, old hall street does look quiet smart.
