This thread is for the development of a site between Norfolk Street and Brick Street in the Baltic Triangle. The plans call for a 9-11 storey building, comprising a creative workshop space on the ground and first floors, and student flats on the upper floors, configured as 94 3-bed apartments, and 29 studios. The developer is Pinnacle, who have successfully delivered several schemes, and are currently on-site at The Quadrant, The Paramount, and Plato House.
Full planning permission was granted on 13th February 2015.

Based on its height, being boxed in on two sides, and the adjacent roads still being in regular use by nearby businesses (so no Plato House-type solution), I'd say we must be in with a shout of a tower crane on this one.

What is most terrible is: You think that you have signed a contract and the purchase price is settled. But one day the developer tells you that due to its own problem, the construction completion date is deferred by one year or so, and then due to this, the price has to be increased! What logic is it? But I tell you it has happened to one development at Manchester whose developer is Pinnacle and builder is PHD1. In future, how can anyone have confidence on contracts signed with Pinnacle?
I wonder if Michael will deny that any of the following people are involved in North Point projects . A company called BILT is now doing the construction of several of the projects out of the same office that PHD1 occupied.

Almost 150 new apartments could soon be built in the Baltic Triangle area of Liverpool under newly submitted plans.
Baltic House Development has lodged a full planning application with Liverpool City Council to demolish all existing structures on a site between Norfolk Street and Brick Street fronting St James Street. In its place, the applicant is seeking permission to create a part-seven-storey and part-nine-storey building with 147 apartments, 11 ground-floor commercial units, a first-floor restaurant, 42 basement car parking spaces and an external courtyard.
It is envisaged that there would be 122 studio, 24 one-bed and one two-bed apartments. And the development would feature a mix of workshop, meeting and gallery space aimed at the creative industries.
The Norfolk Street phase two scheme adjoins, and is intended to enhance, the already approved Norfolk Street phase one development.
A design and access statement in support of the application has been prepared by Liverpool-based BLOK Architecture.
It said: "The overall development of the scheme has continually referenced the surrounding areas and its challenging location, where it proposes a progressive and refined scheme that responds to the industrial heritage of the surrounding area but looks forward to developing the area into one of the city's most vibrant communities."

Phase 2 & 3 were both approved in October 2015 giving total residential rooms of 173, so this new scheme which is for Phase 2 only at 147 rooms, looks like an increase with changes to the proposed elevations....

I also prefer the original, but I would not call it awful. Following the stuttering progress on Phase 1, its encouraging to see Phase 2 is in the pipeline.

An update from North Point Global's newsletter - 17th June 2016.
• Drainage works are complete
• Attenuation tanks complete
• Ground slab is 90% complete
• Ground to 1st floor frame, reinforcement complete, shuttering on going and the 1st lift is due to commence.
• The frame contractor is progressing well and has a 30 week programme to erect the shell of the structure
• Party wall and neighbourly issues on going, although slow, they are progressing.
• Construction design complete
• Works are progressing in accordance with the latest construction programme.
Yes, from the 1st floor upwards. To be honest though, I only see the flats as the enabler for the ground floor space, being given to Baltic creative. That's the important part of this scheme, one that offers genuine job creation, which the student flats will also give a bit of a boost to places like Constellations and Botanical Garden.

• Core 1 formwork for pour 1 erected
• Core 2 formwork commenced
• Table formwork for pour 1 phase 1 progressing
• Design team meetings are ongoing with internal finishes and co-ordination progressing well
