This thread is for a site in the Baltic Triangle, bounded by Norfolk Street, Watkinson Street, and Simpson Street. The site is cleared, and is currently being used to store materials for the nearby Artesian House development. As that development nears completion, it looks likely work on this site may commence soon.

The development is student flats-led, but with a view to achieving a mix of student types, including both under and post graduates, as well as young professionals. Ground floor activity will also be provided by the 12 office spaces.

This is the first part of a two phase development, with a planning application submitted in March to develop the site immediately opposite on Simpson Street to provide a 9 storey building with 100 studio apartments. It is envisaged that the residents of the Phase 2 development will be able to use the facilities of the Phase 1 development, adding to the amount of street activity as people come and go. The applicant is listed as Baltic Developments Ltd, however we know the developer is actually the Elliot Group, also known as Lawless, who are also behind Artesian House, as well as the Park Lane/Heap's Rice Mill, and Wolstenholme Square plans. Nothing should be read into Elliot Group or Lawless not being named as an applicant, as it is not unusual for developers to use different applicant names for different developments.

It was only shown on the elevation drawing, there were no renders or anything. Interesting that the notes state "Updated brickwork detail in-line with comments from Liverpool City Council Planning Department." :bash:

I didn't post that image, woody did. It looks like it's from the D&A statement, not a planning drawing.

On the planning explorer there are two sets of drawings, rev. II and rev. IV, I linked to the more recent IV set of drawings.

Where did you get a May 2015 drawing from? I'd guess that is the most up to date, although does not form part of the planning permission granted.

A friend of mine was interested in moving into the building some time ago, when I also expressed interest he sent me the plans he had received from Golding. I would upload it hear, but 1) I don't want to get him into trouble with the agency as I don't know if he was permitted to share them, and 2) it's a PDF file sent to me over email and I can't see a way to upload it here.
