Brum offices attract overseas buyers

MIPIM: Almost a third of Birmingham's city centre office stock is fully or partially owned by overseas investors, according to GVA.

The agent's annual Who Owns Central Birmingham? survey, to be launched this week at MIPIM, shows further overseas investment could be encouraged in Birmingham through an increase in grade-A development and refurbishment.

The research analysed the ownership of 15m sq ft of office and retail property in the city centre.

The analysis explored nationality of ownership, sectoral ownership and office stock by grade and rates of churn, providing an overall picture of the city's investment market.

The report was first published at MIPIM 2012. In the 12 months since publication, GVA said that around 860,000 sq ft of office space and 135,000 sq ft of retail investment have been transacted, with 70% of total space across both sectors held by UK investors.

Of the remainder, 2.7m sq ft, or 18% of total city centre stock, is entirely owned by overseas investors, with US-based investors accounting for approximately 8% of total ownership and Middle Eastern investors growing their exposure to the Birmingham market by around 90,000 sq ft since 2012, an increase of 2%.

The remaining 1.8m sq ft, or 12% of stock is jointly owned by UK/overseas consortia and includes some of Birmingham's most high-profile and recognisable buildings, such as the 1.2m sq ft Bullring shopping centre and the Brindleyplace Estate.

Ian Stringer, senior regional director at GVA, said: "This survey allows us to provide a unique and clear insight into the profile of the city's commercial property ownership.

"While the report demonstrates that there is more that can be done to encourage further overseas investment, the city has maintained its position as a centre for foreign investment over the last 12 months, with a key outcome that more than 30% of office and retail space in the city centre is either fully or partially owned by overseas investors."

MIPIM 2013: Birmingham showcases Enterprise Zone potential

THE economic development potential of Birmingham’s Enterprise Zone will be shown to international investors at property conference MIPIM to highlight the practical benefits that locating in the city can bring.

Birmingham’s EZ is the largest city centre zone in the country. In addition to the benefits offered by all zones in the UK – such as business rates relief and relaxed planning – it provides access to one of the UK’s largest business communities with a skilled workforce, established transport connections and a wide range of available floorspace.

The EZ is also unique in being one of Birmingham’s new economic zones. These provide tailored services and facilities to specific industries that are growing in the city. The EZ is designed to support business, professional and financial services, as well as the creative and digital sectors.

Birmingham will be presenting three key developments within the EZ to thousands of international investors at MIPIM. These are: Paradise Circus, Exchange Square and Arena Central.

Sir Albert Bore, Leader of Birmingham City Council, said: “By showcasing cutting-edge schemes such as Paradise Circus, Exchange Square and Arena Central, we are demonstrating that Birmingham has the right space to welcome new people and investors.

“These new developments will change the face of Birmingham forever. They provide a striking vision for the future, which reveals how the city is becoming one of Europe’s leading destinations for business, culture and leisure.”

Paradise Circus, bottom, will be cited as an example of how investors can directly benefit from the city’s support. Granted outline planning permission in December 2012, it has been allocated funding raised by the Greater Birmingham & Solihull Local Enterprise Partnership against a future uplift in business rates generated within the EZ.

Rob Groves, Senior Project Director at developer Argent, explained how the EZ will support Paradise Circus and other projects across the LEP area.

“Birmingham’s City Centre Enterprise Zone is vital to the success of the 17-acre Paradise Circus project, a key part of Birmingham’s Big City Plan. The circa £450m cost of this project will be supported by a £61m Enterprise Zone investment, which will in turn be repaid through the collection of additional business rates generated by the development," he said.

“Once the investment is repaid through the business rates uplift, significant surplus funds will be generated by the development for investment elsewhere in the Greater Birmingham and Solihull LEP area.”

The EZ is expected to deliver 1.3 million sq m of new floorspace in the city centre. Borrowing against an expected uplift in business rates within the zone has enabled Birmingham to undertake a massive programme of investment beyond site development alone. This includes £25m to extend the Midland Metro line across the city, a business development fund worth £2.5m, and a £1.5m skills and training fund.

MIPIM 2013: Birmingham’s economic zones debut at international event

BIRMINGHAM is revealing its new economic zones at an international event for the first time during MIPIM.

The six zones are expected to create 1.8m sq m of new floorspace and attract £1.5bn of investment by forming the right environment for enterprise.

They also support one of the UK’s most ambitious inward investment strategies, by aligning Birmingham’s planning, investment and economic priorities to attract new businesses.

This has created the opportunity for new tailored space, facilities and support for sectors identified as having the greatest potential for growth in the city - including business and professional services, creative & digital media, advanced manufacturing, life sciences, food & drink and IT, electronics and communications (ITEC).

Sir Albert Bore, leader of Birmingham City Council, said: “Our economic zones have created a blueprint for the city’s future, demonstrating Birmingham’s ambitious vision to become the UK’s enterprise capital. The result of collaborative work between partners across the city, the zones will deliver a range of new floorspace, create thousands of jobs and enable new businesses to thrive here.

“The zones will help international investors to reap the benefits of locating in Birmingham, and become part of one of the most exciting cities in Europe.”
The economic zones are an integral part of Birmingham’s offer for investors.

They will be unveiled during MIPIM at an event on the Birmingham stand today. Attendees will also have an exclusive look at the interactive 3D map that will bring the zones to life.

Jonathan Wallis, development director at Miller Developments,suggests the Arena Central scheme is set to benefit from its location in one of the city’s economic zones.

“Arena Central is a great regeneration vision supported by Birmingham City Council and set to come forward in an outstanding location at the heart of the city,” he said.

“With the benefit of an existing planning permission and a vacant site, we are the most ‘ready to go’ development site in the city centre, capable of delivering a new building in under two years from signing-up an occupier.

“We are naturally very excited to be located within the city’s central Enterprise Zone, one of the six economic zones, and we are confident that the increased benefits and incentives that this will bring will help to kick-start development.”

MIPIM 2013: Birmingham’s Eastside develops routes into city’s creative side

THE economic benefits produced by Birmingham’s new transport links will transform its Eastside district into a renowned centre for business, culture and education - which the city will be showcasing at MIPIM today.

At 170 hectares, Eastside is one of the largest urban regeneration projects in the UK. Led by the city’s new HS2 terminus, it will become a central hub for the UK’s transport network and an international platform to welcome new visitors and businesses, thanks to the projected high-speed rail link to Birmingham Airport.

Eastside is also located within the city centre’s new Enterprise Zone, which can offer benefits including business rates relief, simplified planning and improved broadband for companies in the creative industries, ICT and digital media sectors.

Combined with the area’s projected new transport links, an unprecedented level of cultural developments are set to propel Eastside into a major UK creative centre. With visitor numbers rising by 10% over the last six years, it is earmarked to welcome more culture enthusiasts thanks to proposals for a new museum quarter.

The site’s reputation as a knowledge base also continues to grow. Birmingham City University’s new £125m campus in Eastside, opening from September 2013, joins nearby Aston University, Birmingham Metropolitan College and Birmingham Ormiston Academy to create a critical mass of learning in the area, adding to the 97,000 highly-skilled graduates produced by the wider region each year.

Sir Albert Bore, leader of Birmingham City Council, said: “The on-going regeneration of Eastside will create an unrivalled cultural, academic and creative centre within easy reach of audiences across the UK and Europe.

“It highlights how the development of new transport links, digital connections and infrastructure will help Birmingham become a leading international destination for new visitors and businesses.”

The on-going regeneration of Eastside will be discussed during international property show MIPIM, at an event focusing on how transport infrastructure is crucial to attracting new developments and investment.

Glenn Howells, director of Glenn Howells Architects, is speaking at the event with Birmingham City Council, Birmingham Airport and developer Nikal. He said: “Eastside is an exemplar of how the city is transforming to prepare itself for an economically challenging yet exciting future.

“The level of investment and interest from both public and private sectors, coupled with an unprecedented relationship between education, transport, culture and business is making the emerging Eastside a vital part of Birmingham's global offer.”

Eastside’s transformation is already well underway. Birmingham’s first city park for 130 years opened there in December 2012 while Exchange Square, part of Nikal’s cutting-edge Masshouse scheme, launched last month. Exchange Square incorporates 650,000 sq ft of Grade A office space and 150,000 sq ft of hotel and residential accommodation.

Nick Payne, development director of Nikal, said: “We are exceedingly proud to be leading the regeneration of Birmingham through the delivery of key strategic sites such as Masshouse Plaza and Exchange Square, and hope to continue to play a key role in the future development of the city.”

Its available on Business Desk website. Its not very up to date though which is a pity - missing Snowhill Phase 2, Aston Uni Accommodation, Hotel La Tour etc..

just read the blurb on the 1st page of this thread....

'...progressive transport infrastructure.....' Hahahaaaaa!! I laughed my b*ll*cks off when I read that one. 'progressing' at a snails pace more like.... Seriously, HS2 is wasted on us if we can't get the rapid transit system sorted out, and businesses will always pass on investing in a big city where people can't get into, out of, and around easily and have to use buses, shared with cars on congested routes... Transport is key to a successful Birmingham but someone hasn't told anyone in government (local and national) about this....

That "progressive transport infrastructure" refers to the comprehensive metro and underground system being planned by the City Council in the year 2060 and due to be completed by 2100
They really do stretch that single metro route somewhat! but you've got to sell the city somehow...
