The pilling is, for the moment, to do with the site remediation. There is a lot of fill to remove from the site. From the DA:

The proposed works comprise site investigation and excavation, and the construction of retention walling
and associated anchoring to facilitate the excavation works. Specifically, excavation works are to be carried
out in relation to site remediation works, whilst also incorporating heritage and archaeological investigations

across the site, whilst also the recording of any relevant archaeological elements that may emerge as part of
the process. No excavation of hard rock below the fill level is proposed as part of this application. Proposed
anchoring to accommodate the removal of fill will occur within Lot 532 on CP905886 (Gardens Point Road
and Margaret Street), and Lot 530 on SL7738 (Alice Street).
Now, that said, might I direct everyone to this DA (A003585587) which hasn't yet been approved.

I know we've seen a lot of elevations and renders for 1 William, but i don't think anyone has posted floor plans have they?

Landscape Intent, which I am actually rather excited to see realised! (Hope this isn't too big for everyone, just wanted to make sure everyone could read it.)



As an aside, the proposal does mention what use is proposed for the retrieved remnants of the Harris Warehouse.

From the Town Planning Report:

In addition to those elements of the site identified as culturally significant under the Queensland Heritage Act 1992 and the Brisbane City Plan 2000 Heritage Register Planning Scheme Policy, the primary development site contains a remnant brick and stone structures associated with the former Harris Warehouse. The remnant brick and stone structure has been incorporated into the site landscape concept. The ‘Harris Lawns’ element of the landscape concept proposes a large lawn terrace over the footprint of the former Harris Stores building, with the display of archaeological remnants within seating walls as carved stone inserts to provide an interpretation of the site’s history. Historic imagery of the area with supporting interpretive text will also be etched into seating walls.

The 1 William Street site contains remnants of the Harris warehouse built in the 1855 as well as other key buildings from this era when the site was used as a working merchant wharf. This warehouse, and the use of the whole riverside precinct in this area is of significant cultural heritage value and while the nature of the development does not permit the remnants to be retained in their current state, allows for a fantastic opportunity to develop interpretation of the area as a merchant wharf precinct.

Key opportunities that have been explored in the development of the landscape design include;
*Display of archaeological remnants – across the ground plane, historic imagery of the area with supporting interpretive text could be etched into seating walls and stone pavements within the platforms.
*Platforms – The whole of site approach in terms of landscape and urban design revolves around the layering of the site in a series of garden terraces around the tower. This approach is in direct response to the terracing of the riverbank over time to create usable and functional spaces.

One thing that stands out for me, is rather poor/difficult access to the bike lockers/shower facilities. The entrances don't appear particularly noticeable and are at the bottom of a set of stairs....

Otherwise, looks like a fair bit of retail across both levels, which should keep the podium active.

The end of trip facilities aren't really hidden, the main entrance is straight through the middle of the lower ground foyer, between the lift cores. If you come down the Margaret Street side of the site you don't encounter any stairs or ramps really, while if you came along Gardens Point Road, you either come up around planter #11 beside the carpark driveway, or up the PWD ramp #9.

I love the amount of retail in it though! Compared to what is around the precinct currently, the public service people working in it (and even other workers nearby) should love it!

I just can't wait to see this precinct 5 years from now when 1 William, the integrated casino/entertainment precinct + possibly something Northbank related as part of the casino complex is completed. Will be such a transformation from what it is now (a desolate 70's architectural wasteland with no retail and street activation).

No sign of it in the basement plans! There's an extra high security parking section (requires a swipe card) probably for government/dignitaries cars, but that's about it. Much more boring than a (not so secret) secret tunnel!

This has come in Brisbane times live update

10:35am Tony Moore: Brisbane City Council has this morning recommended approval of CBus development application for their $653 million, 45 storey office tower at 1 William Street that will be home to 7600 public servants and others by late 2016.
The plans we have seen this morning show a botanical walk on the ground, about 20 retail shops, a small conference room up top, 600 bike spaces and 318 car parks.
Labor councillors asked questions about how cyclists would get to the building from the Coronation Bikeway and about the for changes to public transport given it will put so many workers in an area of the city that is pretty quiet today.
It will come to next week's full Council meeting for the final approval.

There's only 10 retail spaces. Someone must have been seeing double. I have to say though, it's amazing just how fact a project like this can get through council.

I do agree that a bus stop out front would be a good idea, if only to get a route or two out of Adelaide Street!

When CRR is built (hopefully, we'll know more tonight), it would also be a short walk down Margaret Street to the underground station. Not that everyone would use it but obviously a large chunk would.

Brisbane City Council has recommended the approval of a giant 45-storey office tower at 1 William Street, that will become home to 7600 public servants and other staff by late 2016.

This is Brisbane's first detailed look at the plans for the $653 million, splayed-roof building.

The plans lodged with the Brisbane City Council's Neighbourhood Planning committee on Tuesday morning show a landscaped, winding botanical walk on the ground floor, a top-floor conference facility, a 12 metre-high entrance foyer, and a media centre for journalists.


The ground floor plan, shaped like a flattened oval, is surrounded by gardens on the ground floor and includes a heavily-vegetated "civic space" on the Brisbane River side of the building.

Already the council has noted that it would need to change inner-city buses to allow the thousands of public servants using the building to get to a train station.

Of the 75,000 square metres of office space, 60,000 is set aside for public servants.

However committee chair Cr Amanda Cooper said the Cross River Rail project - Brisbane's proposed underground rail line - included an underground station near the site.

The plan includes "pods" for 10 retail tenants on the ground floor, which planners this morning said would "activate" the street area at the Brisbane River end of Margaret Street.

The major public entry to the building would be from the main foyer opposite the William and Margaret streets intersection.

The 6778 square metre site – which was covered by about a metre of water during the January 2011 flood – is bounded by the Riverside Expressway off ramp to Margaret Street, William Street, Gardens Point Road and Alice Street.

The Cbus development also includes 318 car spaces – fewer than the maximum 480 allowed – but 600 bike spaces, more than three times what would normally be provided.

There are three basement level car parks and the main access is from Gardens Point Road.

The basements are protected by a bund wall, set at 5.5 metres, which is 30 centimetres higher than the 5.2 metre January 2011 flood and can drain if power is lost to the site.

There are also 60 shower cubicles in the lower areas of the proposed building, which includes a cycling centre similar, but not the same, as the King George Square cycling centre.

Local councillor Vicki Howard said the plans were fresh and exciting and praised the inclusion of a bike centre.

"The space has been vacant for a long, long time and it is now going to be activated," Cr Howard said.

"It is exciting, a very exciting day."

However, Labor councillors Helen Abrahams and Shayne Sutton questioned how cyclists would get from the Bicentennial Bikeway, which stretches from Coronation Drive to the Queensland University of Technology, to the building.

Cr Abrahams asked for the proposal to be deferred for a week so extra advice from cycling groups could be gathered, but her request was defeated.

Cr Shayne Sutton asked what would happen to the existing bus wait zones along William Street – where the council's buses wait before their journeys start – during and after construction.

Cr Geraldine Knapp had already suggested that bus routes needed to be changed to cater for the large number of public servants in the bottom end of the city.

"We certainly need to look at the number of buses that do need to come up George Street to get to the stations," Cr Knapp said.

Cr Cooper said both issues could be resolved by the council's planning and public transport staff.

The plan comes before the full Brisbane City Council next Tuesday for final approval.
