Real estate business booms in Assam
Guwahati, Feb 24 (ANI): The countrywide boom in the real estate sector is now visible in the northeast, especially in Assam, which has fast emerged as an investment hotspot.
Recently, a two-day property fair was organized by Housing Development Finance Corporation (HDFC) with an aim to bring real estate leaders and customers under one roof here. More than 30 real estate developers participated in the event, not only from the Northeast, but also from Kolkata and Jaipur. It is to be noted that Guwahati has been rated one the 100 fastest developing cities in the world. Many new building projects have come up in the city. Guwahati has many shopping malls, showrooms, apartments and hotels. This change is also visible in other big cities across the northeast. With growing investment, especially by the private sector, the real estate market is reaching new heights. The demand for both residential and commercial purposes is on the rise. "Real estate has come up in a big way in Assam, especially in Guwahati. Many real estate developers and builders have come up, and there is a competition among the builders, which means quality has improved," said Anupam Bordoloi, Infinity Township Private Ltd. "Guwahati has been growing so fast, now people are flocking to the city and Assam is one of the fastest growing states in the country so we are organizing such fairs to bring together the sellers, buyers and financers on one platform," said Diganta Baruah, organiser, property fair. Earlier, there were only a few real estate developers in the city but now their number is around three hundred. Real estate builders want vertical expansion of Guwahati
GUWAHATI: Real estate builders of Guwahati feel that vertical expansion of the city can help accommodate the increasing population. Thousands of people from other parts of the state and the northeast have migrated to the city in search of jobs further increasing its population and due to its slow expansion, the city has become congested. A top revenue official of the state said as per the census, the population of Guwahati is around 11 lakh, but the actual population of the city has gone up to around 17 lakh. Real estate builders believe that if the state government permits the builders to construct highrises in other parts of the country, the city can be freed of congestion. "The state government is now permitting construction of buildings with 10 to 12 floors in Guwahati. But if the government allows real estate builders to erect buildings with 20 floors, the increasing population of the city can be accommodated. We have skilled manpower to make structural design for highrise apartments in Guwahati," said Pawan Kumar Agarwalla, a real estate developer. He said in recent times, real estate builders are showing interest in developing projects along VIP Road, NH-37 and in the vicinity of the LGBI Airport. "In Guwahati, the space for constructing buildings and apartments are limited as the jurisdiction of the city is not expanding very fast," he added. The Assam Real Estate and Infrastructure Developers' Association (AREIDA), too, feels that the demand for housing is going up in the city, but the area is not expanding. "As far as expansion of the city is concerned, there is not much choice. The only area where real estate boom can take place is the western part of the city around the airport. On the southern and northern sides of Guwahati lie the hills of Meghalaya and the Brahmaputra respectively, which hampers the expansion of the city. Premium Bungalow project named HARMONY!!
I came across an Ad by SK Realtors & Establishments. They are coming up with premium Bungalow project named HARMONY at VIP Road, 6 mile, Guwahati.
They claim that this project is first of its kind in the NE. Does anyone have any news about it?

if I m not wrong, this project is already under construction. I do not think it is that. most of the big projects are being undertaken by subham group. they are coming up with the largest residential project in the north east with 18 lac sq. ft of built up area. |

You are right, except that it will not be bungalows but normal flats. They already have one project under construction in VIP road. The only luxury villas under constuction are the ones at Dharapur called Villa Exotica.

KMSS alleges land abuse - Private firm accused of using farmland for realty purpose at Mirza
![]() A STAFF REPORTER Guwahati, April 24: RTI activist and KMSS president Akhil Gogoi today alleged that Brahmaputra Property Services Private Limited, an associate company of Brahmaputra Group headed by businessman Suresh Kumar Prithani, had procured 150 bighas of agricultural land at Mirza on the city outskirts and was illegally constructing a private township. Addressing a news conference here, Akhil said the land at Sontoli Bongora village in Mirza was procured by the group from farmers and it was constructing the township despite the fact that use of agricultural land for non-agricultural purposes was prohibited. “The group had used land brokers and muscle power to procure the land from farmers at throwaway prices and they are now illegally constructing a township. The farmers had told me that they were paid Rs 60,000 to Rs 2 lakh per bigha of land and according to our information, they are constructing two-storied apartments to be sold at Rs 2 crore. The company is expected to gain profits not less than Rs 100 crore from the project. We are not against any project but they are constructing the township on agricultural land, which is illegal,” Akhil said. He said RTI applications filed by the KMSS revealed that the Kamrup district administration had not given permission for transfer of the agricultural land for non-agricultural purposes. “In the RTI reply, Kamrup district administration said the group had submitted an application in 2011 seeking transfer of the land from agricultural to non-agriculture one but the administration was yet to clear it_the application,” Akhil said. Gogoi also alleged that because of construction activity of the township, a small river situated close to the project was also filled up, to which villagers had raised objections. Prithani, however, could not be contacted and officials of his company here told The Telegraph that he was out of the state. The KMSS on April 9 had alleged that the state government had provided 280 bighas of land to Brahmaputra Group at Sila in north Guwahati at a “throwaway” price for developing Brahmaputra Industrial Park but the group made astronomical profits by selling land to other companies at exorbitant rates. Akhil today said many construction firms and business groups were procuring agricultural land situated on the outskirts of the city and were carrying out construction without relevant permission to use them for non-agricultural purposes. “We demand that there should be a CBI probe into the matter and strict actions should be initiated to ensure that our agricultural land is protected from going to the hands of such big groups,” Gogoi said. http://www.telegraphindia.com/113042...p#.UXjnqHcaQlQ |

Panel to review ban on buildings - Positive signal to realtors
Guwahati, May 3: Dispur has constituted a committee to resolve the issue of building permission, which would enable it to clear applications pending with the Guwahati Metropolitan Development Authority for the past five years.
“There is a ban on building construction in the city. So I have constituted a committee to resolve this issue and thereby give a positive signal (to the sector),” Guwahati development department minister Ajanta Neog said while inaugurating the three-day Areida realty expo at Maniram Dewan Trade Centre today. A ban on building permissions has been in place since June 11, 2012. As many as 4,226 applications, made since 2008, are pending with the GMDA. “There has been rapid urbanisation in Guwahati over the years. But the growth has been unplanned. To stop this, we will expand the city by 66 square km within the Guwahati municipal area shortly. Besides, we also have to formulate environmentally sensitive development policies,” the GDD minister said. The department, Neog said, is committed to provide basic civic amenities to citizens. “We will implement the urban renewal mission, urban infrastructure investment programmes, drinking water and sewerage schemes and transit system. Therefore, I seek co-operation in this regard and request builders, developers and promoters to make Guwahati a clean and green city,” she said. The minister lauded the Assam Real Estate and Infrastructure Developers Association (Areida) for its contribution to the state exchequer and society. Areida president P.K. Sharma called for high-density vertical growth in the notified zones to tackle the problem of housing shortage in a city where the population has crossed 12 lakh. ![]() ![]() “In a densely populated city like ours, we have to save our forests, farm lands, eco-sensitive zones and wetlands. Hence, we must adhere to a high-density vertical growth (system) to tackle housing shortage without disturbing the ecology,” Sharma said. A study conducted by Areida during 2001 to 2009 found a housing shortage of 3.1 lakh units in the city. “Based on the study, we have made a plan, which has been duly notified to the government, for implementation in public-private partnership mode. According to the study, we have an infrastructure need of 455 million litres of water per day, 255 million litres of sewerage disposal per day and 1.8 metric tonnes of solid waste disposal per day,” he said. “That’s apart from an unspecified power shortage and support infrastructure such as schools, shopping complexes, hospitals and police stations,” Sharma added. The Areida president hoped for a transparent, single window system that is fast and fair for clearance of building projects to help minimise housing cost. Real estate, he said, contributed to 21 per cent growth in the state compared to an overall growth of 6.5 per cent, and hence needed attention from the government. “The sector generates the second highest number of man days after agriculture and contributes significantly to the state’s GDP. Every Rs 100 invested in the sector leads to a corresponding impact of Rs 80 on the GDP,” he added. The fourth edition of Areida realty expo has brought together frontline real estate developers from across the country to showcase their products.
