Modern Area - Projects & Construction

The proposal made by Massimo Tadi from University of Milan

The idea of this thread started from the proposal made by Massimo Tadi for the city Timisoara. She refers in particular to the industrial area of the city located near the railway, which will soon be moved to industrial parks outside the city, so the land becomes very attractive for investors.



For ease of viewing these projects, we divided the area into three districts with small modifications to the proposal presented above.

Square 700: "Gate to the center" - Location

There is a proposal for a spatial organization, and functional landscape that will transform the entire area of 700 Market. Market Area 700 visibly suffering numerous problems: the aesthetic low acute lack of parking places, burdensome conditions in which the market operates and the difficulty of drawing attention to the historical monuments in this area. It requires developing an action plan to harmonize market needs 700 people Timişoarei and modern urban landscape. City Timişoara with Investment ModaTim have imagined a modern and integrated project that provides solutions for all problems of the current Market 700. Beyond the purely urban concept, the initiators were anxious to minimize the financial implications of the community. The concept has been prepared by the office of architecture Andreescu & Gaivoronschi

Regain public space
The project proposes to place the current food market and the market of flowers arranged to a modern piaţetă decreased below the street. In fact, an area of promenade linking market 700 old fortress area by underground pedestrian passageways and escalators. In piaţetă can arrange cafes, terraces and other recreation. Against the background of public asaltării projects with private Timişoara has the chance to win a new public space, just downtown. New piaţetă would complement the other three markets of the Old City, especially with the transformation in historical center pedestrian zone. Liberty Union-lane-Victoria will create a pedestrian movement on north-south axis, while the project will create 700 market mobility and vice versa axis: east-west.

700 Market Modernization
Basically, would make such a gate of access to the historical center of Timisoara. The project is not moving the food and flower market. Activities are traditional in this place and necessary for the inhabitants of the neighborhood. But they must be conducted indoors, according to European standards. The project proposes to build near Saiftim a new building, managed by the Town Hall. Floor and basement of the building will house the two markets, in modern, civilized and easy access. To achieve this investment, ADP, and The Market may be associated with a private investor or can offer space for rent to finance the project.

700 new parking places
Project solutions for the current crisis of parking places, which will soon be acute, with the opening in the vicinity of the new headquarters of the Financial Directorate. In the basement of the entire public space of 700 Square will create two levels of parking lot, approximately 700 public parking spaces. They come in filling the 700 parking lot that will enable all City Business Center.

Rehabilitation of Military Hospital in terms of functionality
Courts interior of the Military Hospital will be used to link the new pedestrian area of Old Town. With the Military Hospital building redevelopment project provides the value and other historical monuments of Market 700: Military Bastion and the Church. Traffic does not suffer changes. By arranging piaţetei, creating two different levels, distinguishing pedestrian traffic to total traffic.

Urban train station
The project is designed from the outset in relation to a future Hall of turning the rail line in the urban train line. A potential host is already near Market 700.

Steps taken and steps project

Furthermore, it will be able to connect the historic downtown area, which will increase the attractiveness of a tourist town. The project also represents a positive model for how the local authorities and private investors can work together in community.






City Business Center Timisoara - Location

ModaTim Investment Company will invest around 50 million euros for first class business center in Timisoara. The project, called City Business Center, will include the complete 5 office buildings. The project has been prepared by the office of architecture Andreescu & Gaivoronschi

The first complex of buildings which could be composed of five buildings will be completed in 2007, will rent an area of 7800 square meters, held on a basement floor, mezzanine and six floors of offices. The building is built on a plot of 2300 square meters, the total investment is estimated at 8 million. ModaTim representatives said they have started construction after the building before the strong development of business property in the country and have brought Timisoara and potential land on which they hold in a strategic position of the city. May Company owns a parcel of unused land on which construction takes into account other office buildings, depending on the demand for quality space in Timisoara.

ModaTim Investment SA was founded in 2005 by ModaTim SA, one of the most important players in the textile industry, Project City Business Center.

Iulius Mall & Saphir - Location

Iulius Group of companies, owned by Iulian Dascalu, one of the most powerful businessmen in the real estate in Romania will double investment in Timisoara, where Iulius Mall register now almost 850,000 visitors per month.

Proiectul unei parcări subterane în Piaţa 700 este gata

Piaţa 700 şi zona adiacentă, situată chiar în inima Timişoarei, este, pe zi e trece, sufocată de maşini. Noile clădiri de birouri ale Modatim Investments, chiar dacă au locuri de parcare subterane, atrag în zonă mult mai multe maşini. Situaţia va fi disperată în momentul în care, peste câteva luni, va fi dat în folosinţă noul sediu al Direcţiei Generale a Finanţelor Publice Timiş. Cu atâtea puncte de interes în zonă se va ajunge la o medie de câteva sute de maşini pe zi. În zona Pieţei 700 există de câţiva ani intenţia de a construi o parcare subterană. Încă din 1995, când s-au făcut planurile pentru noua clădire a finanţelor s-a vorbit despre o asemenea parcare, pe care urma să o gestioneze Administraţia Domeniului Public. Totul a rămas însă la stadiul de proiect şi de… negocieri. În 2007, ADP împreună cu societatea Constructim a cerut atribuirea directă prin concesiune a unui teren situat în Piaţa 700 pentru amenajarea unei parcări subterane. Locaţia era actuala parcare, iar proiectul prevedea şi construirea unor galerii comerciale. A urmat apoi, din fericire pentru timişoreni, un proiect amplu de reamenajare a întregii zone, proiect elaborat de Modatim Investment. Intitulat sugestiv „Poartă către centru”,proiectul a fost apreciat de primarul Gheorghe Ciuhandu, de Consiliul Local şi de timişoreni. Primăria a hotărât realizarea acestui proiect, prin parteneriat public privat, şi a demarat, chiar dacă destul de ezitant, demersurile găsirea unor investitori interesaţi. În bugetul din acest an al Primăriei este prevăzută suma necesară angajări unei firme de consultanţă, licitaţia pentru alegerea acesteia urmând să fie demarată în scurt timp.

Piata 700În planurile de dezvoltare ale pieţei a apărut acum un nou proiect de parcare, cel al arhitectului Vlad Gaivoronschi. Proiectul, care are cele mai mari şanse de a fi realizat în scurt timp, prevede amenajarea unei parcări subterane în zona cuprinsă între cea de a doua clădire a Modatim Investment şi sediul DGFP Timiş, teren aflat în proprietatea oraşului.


Underground parking project in the 700 market is ready

Market development plans 700În market has now emerged a new draft parking, the architect Vlad Gaivoronschi. The project, which is most likely to be achieved shortly, provides an arrangement in underground parking area between the second building Modatim headquarters and Investment DGFP Timiş, land owned by the city.

Am sa incerc sa fac rost. Nu facultatea de teatru si muzica va avea 10 etaje, ci cladirea administrativa care va inlocui rectoratul de pe Vasile Parvan. Aceasta cladire va fi chiar pe coltul dintre Popa Sapca si Oituz, unde exista deja o cladire mai veche de mici dimensiuni.

Facultatea de Arte si Muzica se va face prin extinderea actualei cladiri, in zona fiind construita si o "Piateta a artistilor". Dintre alte cladiri, se creeaza un centru de cercetare multidisciplinar. Acesta este intr-o cladire interbelica din curtea facultatii de arte, si este deja reabilitata in exterior, urmand sa fie executat si interorul in curand.

In alte planuri, mi-a atras atentia planul de a crea o statie de tip S-Bahn pe calea ferata suspendata, in zona de intersectie a CF cu Calea Aradului.

Toate acestea le-am vazut la UVT. A existat o prezentare a planului de dezvoltare a zonei acum vreo 6 luni.

WOW !!! Chiar e interesant, de rectoratul UVT am auzit acum 1-2 ani si am crezut ca au abandonat proiectul. De statie nu am auzit nimic pana acum, era vorba doar de cea din p-ta 700, chiar ar fi ok sa se faca mai multe statii. Sa ne ti la curent cu ce afli

Ca sa fie si mai convingator, Gheorghe Ciuhandu a luat ziaristii sa le arate, in teren, ca trebuie ca parcarea subterana din Piata 700 sa fie construita cat mai grabnic. Iar pentru asta, proiectul e musai sa treaca in plenul de marti al Consiliului Local. Asta dupa ce proiectul a cazut luna trecuta. Atunci, consilierii PDL au sustinut ca nu sunt de acord ca lucrarea sa fie incredintata direct firmei Constructim, suspectand ca la mijloc ar fi vorba de niste interese.

Este vorba de parcarea subterana care s-ar construi in Piata 700 vizavi de sediul Aquatim pe un teren de 6000 mp.

Gheorghe Ciuhandu a tinut sa sublinieze ca nu exista niciun interes, asa cum s-a vehiculat si ca dintre cele 18 firme care au cumparat caietul de sarcini, una singura s-a mai prezentat la negocieri. Constructim este dispusa sa investeasca in realizarea parcarii pe 2 nivele 5 milioane de euro. Primarul a mai spus ca la finalizarea investitiei, cheltuielile cu intretinerea parcarii, dar si profitul vor fi impartite astfel: 25 la suta ADP (firma aflata in subordinea Consiliului Local) si 75 la suta investitorul. Potrivit unui studiu, adauga primarul, costurile cu investitia s-ar amortiza in 8-9 ani.

Gheorghe Ciuhandu spune ca spera ca marti, proiectul sa fie votat de consilieri pentru ca astfel s-ar crea si locuri de munca, dar mai ales... 300 de locuri de parcare. Trebuie sa profitam de faptul ca in jur se fac investitii majore, a precizat primarul. El a spus si ca a avut o discutie foarte serioasa cu presedintele CJT Constantin Ostaficiuc si cu prefectul Mircea Bacala pe tema parcarii din 700 si acestia l-au asigurat de toata sustinerea lor.

De altfel, consilierul local PDL, Adrian Pau, spune ca el si colegii sai nu s-au opus realizarii acestei parcari extrem de necesare, ci au fost doar impotriva incredintarii directe a proiectului unei firme.

Seful ADP, Liviu Barbu, spune ca s-a propus un tarif de 3 lei pe ora la parcare, dar ca vor fi si abonamente, iar riveranii vor avea reduceri. Deasupra parcarii vor fi facute si alte locuri unde se vor putea parca masini si se vor amenaja spatii verzi.

Daca proiectul va trece marti, primarul spune ca lucrarile vor demara in regim de urgenta, iar in 10 luni, parcarea din 700 va fi gata.

Gheorghe Ciuhandu spune ca spera ca marti, proiectul sa fie votat de consilieri pentru ca astfel s-ar crea si locuri de munca, dar mai ales... 300 de locuri de parcare. Trebuie sa profitam de faptul ca in jur se fac investitii majore, a precizat primarul. El a spus si ca a avut o discutie foarte serioasa cu presedintele CJT Constantin Ostaficiuc si cu prefectul Mircea Bacala pe tema parcarii din 700 si acestia l-au asigurat de toata sustinerea lor.

De altfel, consilierul local PDL, Adrian Pau, spune ca el si colegii sai nu s-au opus realizarii acestei parcari extrem de necesare, ci au fost doar impotriva incredintarii directe a proiectului unei firme.

Seful ADP, Liviu Barbu, spune ca s-a propus un tarif de 3 lei pe ora la parcare, dar ca vor fi si abonamente, iar riveranii vor avea reduceri. Deasupra parcarii vor fi facute si alte locuri unde se vor putea parca masini si se vor amenaja spatii verzi.

Daca proiectul va trece marti, primarul spune ca lucrarile vor demara in regim de urgenta, iar in 10 luni, parcarea din 700 va fi gata.

Pe langa parcarea care presupun ca vor sa o faca in locul pitetei, am vazut aseara pe tion ca cei de la ModaTim au achizitionat si niste lifturi pentru dublarea locurilor de parcare, cred ca ele sunt numai in corpul B.

Cu tot cu acea investitie, nu se va ajunge la un numar rezonabil de parcari asta deoarece acum e nebunie, dar dupa ce vor deschide si cei de la finante ...

Sper ca vor continua proiectul Piata 700 - Poarta catre centru cu tot cu ridicarea liniei pe estacada, astfel se vor mai crea inca multe alte locuri de parcare

E sigur: se va face parcare subterana in Piata 700!

A trecut proiectul! Consilierii locali au votat pentru. Dupa ce luna trecuta, in plen, proiectul parcarii subterane din Piata 700 a cazut, deoarece consilierii PDL n-au fost de acord cu modul in care se acorda, direct, lucrarea unei firme, acum s-au adunat 19 voturi si proiectul merge mai departe.

Daca data trecuta cel mai vehement contestatar a fost consilierul PDL Ovidiu ciuhandu, acum locul sau a fost luat de liberalul Ciprian Jichici, presedintele Comisiei de Urbanism. El spune ca nu s-a opus proictului, ci modului in care se realizeaza.

"Sunt neconcordante foarte grave. Anul trecut, in luna septembrie, au semnat procesul verbal 3 persoane care atunci nu mai erau consilieri. De ce nu putem face o licitatie publica deschisa?" i-a intrebat Jichici pe colegii sai.

Primarul Gheorghe Ciuhandu le-a explicat consilierilor ca s-a luptat jumatate de an pentru ca CF-ul terenului pe care se va face parcarea sa fie in regula, deoarece au fost probleme juridice. Insa, a adaugat primarul, decizia le apartine consilierilor si nu vrea sa fie acuzat ca are interese.

La randul sau, viceprimarul Sorin Grindeanu i-a asigurat pe membrii Consiliului Local ca nu se vor face spatii comerciale acolo, ci doar parcari, iar Cristian Anton de la PSD a cerut ca terenul de aproape 6.500 mp sa fie exploatat la maximum si sa se faca mai mult de 300 de locuri, cat prevede studiul de piata.

Am vorbit zilele astea cu cineva care ar urma sa se mute in AGN, spunea ca prin iunie-iulie le-au spus ca va fi gata. Voi mai stiti ceva?

nu am informatii dar e exclus sa fie gata atunci.
trec in fiecare zi, cel putin o data, pe linga ea si nu vad prea mare agitatie in jur. deci....

Nu am mai auzit de el pana acum, doar asa vag, ca vor sa se mute, nimic special. Doar din imaginea asta nu ne putem da seama ce va iesi, daca va fi ceva "profi" sau doar un turn cu sticla. Din punctul meu de vedere e bine ca se merge pe cladiri de pana in 20 de etaje si astfel nu se acopera piata de un singur dezvoltator.
