This project will not start in a few weeks time.

Fadesa have not given a time for starting this project, I think it will be some time next year.

I will keep the forum updated as soon as I learn of a time for construction, as I keep in touch with fadesa.

Dear Mustapha, if what you're saying is true, it means that our press gives a wrong informations, here is a part of the article I've read in 'Libération' of the 23/06/2006 (This article was talking about the new Fadesa project in Marrakech of Euros 300 million ):

Can you explain to us why the construction has not begun yet ? Thanks

Bahrain group launches USD-600Mn worth tourist project in Malabat Cape

Tangier, Jan. 18 - Bahraini group "Gulf Finance House" launched Wednesday in the northern city of Tangier a tourist residential project worth some USD 600Mn.

"Royal Resort Cap Malabata" is part of the large tourist project "Gateway To Morocco" whose agreements were signed last July under the chairmanship of king Mohammed VI.

Cap Malabata is built on an area of 127ha along the coasts of the Mediterranean city, and includes a five-star hotel (2,500 beds) and high-standing villas, an 18-hole golf track, a riding club, a conference center, a beach house, and so on, all overlooking the splendid strait beaches. It will be ready in 18 months.

Gateway To Morocco, worth USD 1.4Bn, includes two main components: Tangier's "Cap Resort" and Marrakech "Royal Ranches".

Speaking on the occasion, Gulf Finance House CEO, Essam Youssef Janahi said the choice of Morocco builds on the country’s geographic position, the seaside potential and the rich culture of the north African kingdom.

Royal Resort Cap Malabata

Project Masterplan

Designed as a one-of-a-kind mixed-use tourism, commercial and residential destination on the Mediterranean coast, Royal Resort Cap Malabata at Tangiers will cover a total area of 127 hectares. It will feature cafés, galleries, exclusive shopping areas, beach club, golf course, equestrian club and convention centre, as well as a range of residential and commercial accommodation. The Resort will also provide the international business community with an exclusive destination for corporate meetings, conventions and exhibitions.

The Cultural Village

The Cultural Village will be the heart of the development, with a higher density of residences (apartments and town houses), and with a varied offering of commercial spaces and restaurants. This area will be bustling and active throughout the day, creating a space that is both attractive and dynamic. The village will be located at the lowest point of the Resort so as to be in direct contact with the sea, thus embracing a wide range of activities. An attractive seafront promenade will offer a lively atmosphere.

Villas

For the elite few who value their privacy, the villas will be an ideal choice. Designed as large detached residences, they provide luxurious accommodation in quiet and peaceful areas, offering the best views. The villas have five or more bedrooms, in addition to guest and service areas, a porch, terrace, garden and garage, among other features.

French Villas

Comprising 2 or 3 bedrooms and complete with their own garden and garage, these villas fall midway between the large villas and the town houses. They offer luxury and privacy, with an intimate character. Situated away from the centres of activity, they are ideal for families looking for luxury, privacy and functionality.

Town Houses

The town houses are two-storey, semi-detached homes with their own individual gardens and garages. A separate community feel will be generated by shared facilities such as town gardens and parks.

Apartments

Located mainly in the village area at the heart of the different neighborhoods with the condominiums and town houses, these apartments will consist of 2 and 3 bedrooms. High quality, spacious and outward facing, they will be supported by shared gardens and parks

Tangier-Med Port: The Biggest in Africa and the Mediterranean sea

The «Tangier-Mediterranean» project is a strategic priority for the economic and social development of the North Morocco region.
It is part of the economic policy orienting Morocco towards exports, based on eight clearly identified export sectors, with particular emphasis on the free trade agreement with the European Union to be implemented between 2000 and 2012 ;
Completion of the «Tangier-Mediterranean» project will have important economic effects in terms of jobs, creation of added value and foreign investment.
Its particular position on the Straits of Gibraltar, at the crossing of two major maritime routes, and 15km from the European Union will enable it to serve a market of hundreds of millions of consumers through the industrial and commercial free zones which will be run by well-known private operators.
It will also win part of the strong growth market of container transshipment and become the leading hub for cereal transshipment, a facility which is non-existent in the north-west African region at present.
The project will be implemented, coordinated and managed by TMSA, a private company with public prerogatives, operating under an agreement with the State and interacting with the different ministries involved.
The port complex will have important economic effects in terms of jobs, creation of added value and foreign investment.
In addition to the economic effects of the operation of the port, there will be important effects resulting from its construction, particularly through foreign investments, and others from the operation of the free zones (direct and indirect added value, direct gains, jobs and foreign investment).

Tangier-Med port can be ''hinterland of Europe''

The future Tangier-Mediterranean port will allow Morocco to play the card "hinterland of Europe" to improve its competitiveness, thanks to connected logistics, attract more investments and create jobs, affirmed the president of the Tangier Mediterranean Special Agency (TMSA), Saïd Elhadi.

In an interview with the French weekly magazine Jeune Afrique, the TMSA's president stressed that the port, with a capacity of 3.5 million containers, 500,000 trucks and five million passengers, will serve as a platform linking Asia, America, Europe and Africa and a hub for international oil offshore traffic.

“The port and the free zones will also help create some 150,000 jobs by 2020 and accomodate 1,000 enterprises.

"At its cruising speed, the port will achieve a sales turnover of about Euro 100 million, and it is only a tool in the service of regional development,” Elhadi said.

He underlined that the added value will come especially from the real estate, industries, service enterprises, trade, etc, adding that these permanent incomes will be reinvested.

Elhadi stressed the Tangier-Med project cannot succeed if the residents' vital needs are not satisfied.

In this context, it is envisaged "not only to develop the principal cities of the region, but also to create three new urban centres along the highway.

The urban centres will benefit from road, rail electric, drinking water and liquid waste treatment networks set up for Tangier-Med, he explained.

As for the development of free zones, Elhadi said they will offer local enterprises the opportunity to develop themselves and gain in competitiveness, while remaining on the Moroccan territory.

"We will make sure that regulations facilitate the setting up of Moroccan companies in free zones and help them to conquer international markets," he concluded.

Tangier-Mediterranean port

The MAD 12 billion Tangier-Med port project is of great proportions: a logistic free zone of 90 hectares; an industrial zone of 600 hectares (20 km away from the port), a commercial duty-free zone of 200 hectares (15 km away from the port) and tourism facilities in Fnideq.

The project aims to position the North of Morocco as a logistic platform for the European market with its hundreds of millions of consumers, based on the Free Trade Agreement with the European Union which came into force in 2000. This project will also develop the tourism industry and boost exports, by providing an efficient port for free zones and Moroccan economic centres.

TMSA, established on Sept. 10, 2002, is the project manager for the building and development of the port. It is also in charge of the development of the free zones. The Tangier-Med project is expected to complete before Dec. 31, 2006.

In addition to building the infrastructure for the special economic zone, TMSA is also responsible for operating it as safely and competitively as possible. It is also the intermediary between all private and public partners, including the Hassan II Fund, Caisse de Dépôt et de Gestion (DDG), CMKD, the Abu Dhabi Fund, the North Agency, and the Ministry for Construction and Civil Engineering (Port Directorate).

Tanger City Center

www.snabt.ma

The ambitious real estate project of Tangier City Center (hotels, residences and office buildings) has also been attributed to a Spanish consortium made of Fadesa Maroc and Anjoka.

The total investment in this project is expected to top MAD 980 million (63 million euros) and will considerably help the northern city increase by 20% the city's tourism capacity to 8,400 hotel beds.

Fadesa Maroc is already in charge of various real estate projects in Morocco including the Mediterranean resort of Saidia, a major component of the Azur Plan.
