For the information of unit owners / future owners. I received a letter from our building admin that the amenities Terrace level is open. I haven't had time to take a picture as I dont stay in the unit and seldom visit.

I see several 1BR apartments in Arya advertised for rent @ 70k pm, and one at 85k (corner unit). Can one achieve those rentals in BGC?

It is possible depending on the size and the quality of your unit. I believe a high price is a little more than 1000 peso per sqm and an average is 850 peso per sqm in BGC.

Yes. It's possible. My 100sqm 1BR in One Serendra is currently being rented out at 130K. It should be noted though that it's interior decorated and has furniture from B&B Italia, Siematic kitchen cabinets, and appliances from Miele and Subzero. That rate also includes parking and association dues.

There're other units going for higher rates, but those units have better appliances and furniture than mine does.

Mine is a local. Bachelor.

I think locals and expats have the capability to pay those rates. The difference is that expats can pay an entire year in advance.
