Upscale is great here if they can convince buyers/renters. Bigger units, paying more taxes, while causing relatively less traffic and crime.

I was just down that way (to MacDill) this morning, and I really took the scenic route, both going down and coming back up. And let me tell you, it took a while... I really can't reiterate enough that some serious transportation upgrades need to be occurring in conjunction with any further significant densification south of Gandy and west of Dale Mabry.

1100+ new residential units and almost 250,000sqft of various types of commercial space will create some serious traffic.

I'm starting to think the only way they slide this by is either by greasing palms (the traditional Tampa way), or by doing a mixed-use town center type thing, where they can claim some trips will be internalized, and therefore not have as much of an impact on the surrounding areas. And I don't necessarily see that making sense in this location. It'll be interesting to see what kind of scrutiny this gets from officials who are paid to get it right.

Here was another article. I was searching for a specific article with a video where John Dingfelder was on the site doing a speech (in the fanfare days). He was really glad that NPTB would have public access and not be a gated community. Can't find that.

Anyway, I loved the original plan with the V-shaped buildings. That was the perfect height for the water and bridge views there. I really don't thing they need to be over 10 stories.

There's no doubt in my mind that all that additional traffic to be generated by this will require some modification of WestShore, specifically the intersection at Gandy.

In other S. Tampa news, the Chick-Fil-A at Gandy/DM is coming along quite nicely. A couple more tenants are set to open real soon too.

Functional balconies... Some ground floor commercial... An almost totally hidden parking garage... Definitely better than most projects. Looks pretty good too.

Only thing I notice is there's no cover for peds, but few buildings around here include that.

Was out with friends last night in SoHo and noticed public hearing rezoning signs for the parking lot between the Urban Body building and the Panera/Great Clips building on Howard right across from Post. The sign said "mixed-use residential and retail." I was...not really in a state to remember what the date of the hearing was or any other details on the sign, but if anyone is in the area, can swing by and take a look it would be appreciated.

On a side note SoHo was bumping last night. MacDinton's, Lodge, Yard of Ale, WoB, Cheap, Dubliner, SoHo Tavern, Drynk all had lines by 11-12. Really good crowd if you're in the low-mid 20's like myself. Also really like the street scene of Post SoHo. Burger Fi is open in there and if you like burgers and haven't tried it, I suggest you do. Another rather nice looking restaurant looks like it was nearing completion of its build out as well.

It would be nice to see SOHO with broad sidewalks and bike lanes and racks in the future. I work for one of the places you mentioned, our owner actually paid a company to fill in the gap between the sidewalk and street with bricks, it made it look 100% better and it was probably illegal as I'm sure he didn't get approval from the city.

That's like they're doing Platt's parallel parking and bike lane wrong imo.

It's really the car centric way to lay it out, not so much the ped/cyclist centric way to do it.

The address on the sign is 708 S. Howard, so it's just for Post across the street.

Wasn't the bike lane originally supposed to go between the on-street parking and sidewalk?

Well, now it's between regularly changing parked cars and moving cars, as if that's "safe".

Meanwhile, the hard to drive left lane (has several undulations) continues to meet the sidewalk at the curb, with no buffer of any kind from the curb for drivers or peds.

I think the buffered parking should be on one side, and the buffered bike lane on the other, with the 3 narrow travel lanes then buffered on both sides from the curbs, and the sidewalks buffered from moving traffic.

Retailers and restaurants who want a location in the tight South Tampa market may soon have new a option.

Tampa-based Wagner Property Group is planning to assemble five parcels at the intersection of South Dale Mabry Highway and West Estrella Street and build a new 14,760-square-foot retail and restaurant building on the site.

The existing space -- 11,663 square feet that is zoned for residential and retail-- would be demolished, according to documents filed with the city.

Surface parking would be provided behind the commercial space, which would front South Dale Mabry Highway.

Neither a Wagner representative nor the company's attorney returned calls for comment Wednesday morning. The site is home to Palma Ceia Liquors and Bar Catering and a few small retailers, some of which have already been moved out of the site, with a banner from Wagner proclaiming "New retail construction coming soon."

There is very high demand from restaurants and retailers to be in the South Tampa area, developers and brokers say. But options are few and far between for those businesses, with no new construction and very little vacancy in spots with enough parking and visibility. That dynamic – combined with retailers who are willing to pay top-dollar rents for prime location – is what's driving redevelopment plays like this one and the one across the street from Britton Plaza that Paradise Ventures is pursuing.

It's not clear whether the developer has signed tenants for the redevelopment or would move forward speculatively. Wagner is seeking to rezone the property as well as exceptions from the city to provide less parking than required for a restaurant up to 339 seats and up to 7,610 square feet of retail. The developer plans to provide 83 parking spaces when 115 are required, but says that "use demands for parking will be at different times" for the restaurant and retail.

^A little surprised no residential part to this. Seems like there would be no problem selling some apartment units on top or whatever.
