Must say that Kolkata buildings and flats are competitively comparative to Delhi or Blr with bunch of amnesties provided. However I find that the number of balconies in each flat are quite few in many projects viz. this building shows only 1 balcony per flat.

Noida bylaws gives the builders calculated amount of balconies free of FAR. So you see lots of balconies there.

Well all Delhi houses has more than 2 balconies per flat as an average.

No of bed rooms matters. Buyers here dont want to buy balconies. At times balconies are covered with shitty covers to make one additional small room.

Who wants to buy balconies at 4000 Rs per SFT! Builders in Delhi make balconies more because they get additional money by selling them as it is not counted in FAR. One of the main reasons why builders chose Nodia more than Gurgaon for residential building growth.

I am not sure about the present bylaws. I am talking about 2010. I guess it is not changed till now.

I purchased a house here- I never faced a situation where balconies were separately sold. Its all about the superbuilt area.

Nothing is sold separately. A builder can build what FAR allows him to build in a particular site in a particular city. But in noida a builder can build certain amount of balconies beyond the far calculation per flat, i.e. free of FAR. though the customer might not know but its a profitable business for the builders. This means he is building more than he is allowed to build per site and hence selling more area than it is allowed in any other city. It is a kind of incentive for the builders given by the Govt. of UP to pull the growth in NCR region.
