So now it's good bye L&[email protected] WTP

Another one bites the dust. Lord & Taylor will be closing at Water Tower Place.

Why? May be assume that Macy's, Bloomingdale's, and Lord & Taylor was one Federated too much for Michigan Avenue? Or has L&T been going down hill for quite some time.

Either way, with Field's becoming Macy's, Carsons to close its State street store....a bit too much change.

Speculation on the news was American Girl Place or even Target for Lord & Taylor's Michigan avenue space. Personally since Carsons supposedly still wants to be downtown, it would be a better choice.

Federated doesn't even own L&T anymore. Basically General Growth kicked them out because it's a prime piece of retail where they could get tenants to pay higher rent.

WTP's internal design is based on two anchor stores. Do they really want to turn all of L&T into mall space?

I wonder if Lord and Taylor will locate elsewhere downtown.

highly unlikely at a time when they are in the process of closing stores, not opening them. supposedly Lord & Taylor at Northbrook Court is also going to close which brings up some serious problems for this North Shore mall that frankly has always been in the shaddow of Old Orchard. How popular will this place be when its only two anchor stores are a hard-to-love Macy's and Neiman Marucs?

I'm not sure. Northbrook Court, I assume, will have to adopt a new strategy in order to compete.

Still, malls have survived with 2 anchors or less. They'll obviously need some gimmick to draw people in; concerts and such work well if they are designed to draw people past a lot of stores.

Trendy restaurants work well, too, and that area of the North Shore is lacking in trendy restaurants, save PF Chang's. A nice seafood restaurant would do very well there, I think.

PF Chang's does well in Northbrook, as obviously does the full service Crate & Barrel. Unfortunately for Nbk Ct, these structures ae on the periphery of the mall (never a problem on the important Lake Cook strip), while the majority of stores are in an enclosed mall that basically never took off.

Even during the heart of the mall era, Northbrook Court wasn't among the truly successful. Today, with outdoors Old Orchard much more inviting and much more related to a life style center...plus the successful draw of nearby Highland Park, Northbrook Court would seem to be in trouble. i can't iagine what would go into the L&T space there.
