New World resumes Kowloon hotel plan

New World Development has resumed its plan to build a 60-storey hotel next to the New World Centre in Tsim Sha Tsui as demand surges for five-star hotel rooms.

Taking into account the improved economy and an anticipation of growing tourism in Hong Kong, the company was reviewing the plan initiated in the late 1990s, a spokesman said, adding the project was expected to start next year but no timetable had been finalised.

With a gross floor area of about one million square feet, the hotel investment is estimated at $2 billion to $3 billion.

New World originally proposed building a 500-room five-star hotel as part of its New World Centre extension in the late 1990s which also involved knocking down the 130,000 sqft East Wing office building. However, the plan was postponed when the local economy slowed after the regional financial crisis.

New World Centre, covering a site area of 424,000 sqft, is a residential-hotel-commercial complex providing a floor area of about 2.52 million sqft.

"We are now reviewing the project as demand for hotel rooms increases," the spokesman said.

New World operates three five-star hotels in prime tourist districts - the 542-room New World Renaissance Hotel in Tsim Sha Tsui, the 860-room Renaissance Harbour View Hotel in Wan Chai and the 570-room Grand Hyatt, also in Wan Chai.

It is also building a 320-room hotel in Hanoi Road, Tsim Sha Tsui, as part of a one million sqft redevelopment project by the firm and the Urban Renewal Authority.

Hong Kong has been a magnet for top-tier hotels in the wake of the economic recovery and the imminent opening of the Disneyland theme park next month. Central saw the opening of the Landmark Mandarin Oriental yesterday and the Four Seasons is due to open next month.

"There is still demand for more luxury hotels in Tsim Sha Tsui," the spokesman said.

Last week, New World notified the tenants of the East Wing Tower that they would be required to move out for the proposed hotel project.

Existing tenants would be given six months' notice under a break clause in the lease and New World is not required to pay them compensation.



新世界中心重建 難歸還地價煞停

【明報專訊】新世界發展即將啟動的尖沙嘴新世界中心局部重建項目(30米至最高265米、70層高),有市民向城規會提交申述,建議政府退還補地價,以中止該項目。

地政總署 向城規會提交文件認為,由於已與發展商修改地契,政府不能單方面取消以及將地價歸還了事。

項目地積比增至8倍

地政總署指出,地契條款及修改地契的文件,是政府與土地持有人的有約束力合約,政府不能取消合約及歸還地價了事,而且政府亦無現行政策,容許這樣做。

現時尖沙嘴新世界中心建築群地積比為5.89倍,於98年新世界補價5.13億元,增加約100萬方呎(主要為酒店)樓面,地積比增至8.21倍。項目原於貼近星光大道的一長條形狀地皮,加建一幢112米(約35層高)酒店。

及至2001年,新世界申請將整幅地皮地契中的高限(除了112米的位置)撤銷,及後規劃署 認為撤高限以及原先112米的屏風設計,均屬不理想。經協商後,政府同意將樓面撥至東面離海邊相對遠的位置,興建一座地標建築,令高度可漸次遞增。

本年4月,新世界並再補地價9.25億元,以落實新設計。城規會本月決定維持該地30至265米高限,即該新項目已「定案」。

屋宇署2月共批出49份建築圖則,其中規模最大的為新地屯門大欖涌大型住宅發展項目,可建樓面近98萬方呎,批出可建共12幢16至17層高的住宅;另外尖沙嘴新世界中心及洲際酒店等現址,獲批建61層高摩天樓,料為新世界中心東翼重建,涉及總樓面逾135.76萬方呎。


新地屯門大欖涌大型住宅發展項目,可建樓面近98萬方呎,當中的住宅樓面佔92.8萬方呎,批出的圖則分為東翼及南翼,兩者均可建2幢16層高的分層、及4幢17層高(於1層地庫之上)的分層住宅,即整個項目,共批出可建12幢16至17層高的住宅,料提供約992伙。至於尖沙嘴梳士巴利道18至24號的新世界中心及洲際酒店等現址,獲批建61層高的摩天樓(於4層地庫之上),料為新世界中心東翼重建,涉及總樓面逾135.76萬方呎。而資料顯示,新世界就重建早前已補付近9.23億元地價。


2月港僅349伙落成


另外,信和持有的淺水灣38號洋房,3幢3層住宅另加1層停車間,面積1.21萬方呎,地積比率為0.75倍。信和約10年前以1.9億元購入,2009年曾為項目補價4313萬元。而華懋於拍賣場上購入的義德道3至5號,獲批出可建3座3層高,及2座13層高的住宅項目。此外,利嘉閣地產研究部主管周滿傑表示,根據屋宇署今天最新發表的資料月報顯示,今年二月份全港只有5個私人住宅項目、合共349伙單位正式落成,較今年一月份的156伙彈升接近1.24倍;不過,今年首2個月累積落成單位數量只有505伙,數字不僅較去年同期的4,870伙銳減接近90%,並創近3年同期的新低。

恒地上月獲批4舊例發水則

【明報專訊】政府將於下月1日收緊豁免樓面規定,由原來沒有法定上限,收緊至發水上限為一成。根據屋宇署公布資料,恒地(0012)於上月獲批最少4份舊例下的發水圖則。


恒地上月獲批圖則的包括石峽尾南昌街202至220號、巴域街1至27號、耀東街1至14號,
各獲批建26至31層高住宅,另恒地西營盤英華臺7至9號,亦獲批建1幢29層高住宅。


新世界中心重建 縮層數


慈善家余彭年近年一直希望將九龍塘地標之一的理想酒店,連同毗鄰旗下物業,重建成一幢較大型的商務酒店,惟由於被城規會認為規模太大,已先後三次拒批。余見合併方案暫難實行,向城規會申請將理想酒店旁的根德道5號養和護老院,先重建為1幢4層(包括1層地庫)、提供4個複式單位的豪宅。該申請於本周五審理,規劃署剛提交意見指出,申請與規劃意向相符,不反對該申請,預料護老院可先獲批重建的機會濃。


另外,新世界(0017)尖沙嘴新世界中心重建為寫字樓及酒店項目,獲批修訂圖則,由一幢高63層另加3層地庫,改為61層另加4層地庫。

I don't get it... So they've also demolished New World Centre - the shopping mall too? Didn't they just renovate it 3 - 4 years ago?

When is the tower expected to be completed? I agree that a 60+ story building right on the waterfront is not going to look good. The only thing they can do is to cluster around it but that would take time and there is the train station behind so there's not much land to play with.... Sigh... Would have been better if they demolished the Mariners Club and Sheraton. Put the 60+ storey at the Mariner Club site, a 30 storey at the Sheraton and a 15 storey on the waterfront... We can dream =)

Could anyone provide a reason why the building housing the InterContinental Hong Hong hotel wasn't demolished along with the rest of the complex?

Hope the worker(s) are recovering well.

Is there a new render? The last one I saw was the 'chair' design with the swimming pool with glass at the bottom.

I still think it's ridiculous that the government is allowing a 63 storey building right on the waterfront. IMHO, a building like the Shard (i.e. a tapered design) would minimise the massing effect. Here's to hoping that the final design is iconic at the very least!

挖掘機半天吊困重傷工人

尖沙咀一拆樓地盤昨發生嚴重意外,工人操作鑽嘴挖掘機拆卸一樓平台時,懷疑平台不勝負荷突然下陷洞穿,工人連人帶機跌入大窿被卡住,不致直墜五米下地面,惟工人重傷被困駕駛室內「半天吊」,消防員耗時兩小時才可將他救出,送院救治,勞工處正調查意外原因。

傷者姓潘(四十八歲),任挖掘機駕駛員已有廿多年。現場為梳士巴利道新世界中心重建地盤,今年初開始進行拆卸。昨晨九時許,潘操作俗稱「雞頭」的鑽嘴挖掘機,在西翼一樓平台進行拆卸,期間平台突然下陷,穿成約兩米乘五米的大窿,挖掘機隨即翻側下墜,千鈞一髮間,幸吊臂撐着平台承托,挖掘機才不致直墜地面,但仍「半天吊」般卡在大窿周邊。

大鐵鉗撬開駕駛室救人

駕駛室被壓至變形,潘重傷昏迷被困,動彈不得,十多名工人驚聞意外趕至,惟欲救無從,報警求助。消防員趕至,先用巨型吊臂車固定挖掘機,再用電鋸鋸開駕駛室門不果,改用大鐵鉗始可將門撬開,把潘救出,期間,醫院派出醫生及護士到場為潘急救。潘送院搶救後甦醒,情況穩定。潘任職餅店的妻子,及讀中二的兒子趕至醫院探望。

屋宇署發言人稱,根據規定,在進行任何拆樓工程前,承辦商必須分階段向該署提交拆卸工程圖則,獲批後才可動工。資料顯示,新世界中心獲批○九至一一年期間進行拆卸工程,今年三月十八日首次獲批拆卸工程圖則,其後承辦商每完成一項工程,須再呈交另一項工程圖則,獲批後才可繼續動工,而該地盤最近一次批出拆卸工程修訂圖則是在今年六月卅日。

勞工及福利局局長張建宗指,政府會加強巡查地盤,並推廣工業安全宣傳,防止意外發生。另外,工業傷亡權益會幹事梁金愛建議僱主在施工前,除評估工程風險外,亦需顧及工地安全監督及環境變化。
