Couple days ago, I received an invite to the pre-launch event of the third tower (codenamed: Gold Moon) in NY/Chicago/Dallas. It contained this render:



Not sure what's with the nude facade of the upper half.

For this tower, Lodha has tied up with Donald TRUMP. It will be branded, developed and sold accordingly. It's a win-win for both LODHA and TRUMP.

The Lodha project isn’t Trump’s only recent foray in India—earlier this month, Trump Sr. announced, again on Twitter, a partnership in the southern city of Pune to build a two tower development with five-bedroom apartments, each with its own home cinema. Super-fit Bollywood mega-star John Abraham is designing the gym. The project has been in the works for some time. Partner Panschil Realty explained how it would work to the Wall Street Journal last year, and it sounds, again, like a low-risk proposition for Trump: “We will be using the Trump brand name but the entire investment will be ours, and we will share a certain percentage of revenue with Donald Trump.”

In early August, Trump pulled out of another Mumbai residential project with Rohan Lifescapes three years after work on it began, because the project had lost “its luxury tag,” an unnamed source told The Mumbai Mirror. Permits granted to the project in October 2010 were subsequently withdrawn, the Mirror reported, because of “irregularities” in the permitting process, and even a 2012 visit to India by Donald Jr. couldn’t save it.

If the Mumbai project does eventually get built, it may not immediately provide much of a boost to Trump’s bottom line. A recent report by luxury property company Savills ranked Mumbai dead last among ten major cities for residential real estate returns.

The slowdown in property markets is not stopping developers of premium realty projects from launching new projects.

US-based real estate tycoon and celebrity Donald Trump has tied up with Mumbai-based developer Lodha group for his second project in the country, in the city.

This is second attempt of Trump, known for high-rise buildings in Manhattan, to enter Mumbai after its tie up with another developer Rohan Lifescapes did not go through earlier.

Titled 'Trump Tower Mumbai', the tower will be inside Lodha's newly announced 17.5 acre project The Park in Worli, Lodha group said today in a statement. The 800 feet, 77 storey high Trump Tower will have luxury three, four and five bed-room apartments. The construction is expected to be completed by 2018.

Bookings for the building are expected to begin in the coming months and prices are expected to be over Rs 8 crore for a three bed-room apartment and Rs. 10 crore for the four bed room residences.

Jawala Real Estate, a Lodha Group entity, will use “Trump” name and mark under a sub-license from DT Marks Worli LLC, part of Trump.

Trump is already doing a project with Panchsheel Realty in Pune which is expected to be completed by 2015. Trump's Pune project, a 22-storied residential twin towers will have 44 luxurious single-floor condominiums.

Trump’s company Trump Organisation owns and manages several marquee hotels, resorts, casinos and building complexes in New York, including the Trump Casino, Trump International Hotel, Trump Marina Hotel and Casino, Trump Taj Mahal Casino Resort and Trump Tower.

Trump Tower in Mumbai will come with German Poggenpohl kitchens, five-fixture master bathrooms, indoor Jacuzzi tubs, built-in TVs, 7-level security setup, Lodha group said.

“I am proud to announce our newest project, Trump Tower Mumbai. Together with the Lodha Group, it will be incredible!” Donald Trump tweeted about the project.

Realty consultants believe that this is the second such marketing blitzkrieg by Lodha after the developer roped in Aishwarya Rai Bachchan as brand ambassador for the project.

There is facade at the upper floors as well but the soffit of balcony is becoming more and more visible as the height increases.... whereas at the bottom half more facade is visble than the balcony soffit.

So what would be the reason behind the similar looking random white patches in the lower half of the tower? Surely it's not the soffit.

That is the reflection of white clouds

These renders are made using high end software like Vray for lighting purpose which gives photo realistic light effect on the object.
