I actually quite liked the renders, a different shot was in the actual printed echo today. I think the scale and market they're aiming at is potentially excellent and could definitely move city centre development outwards in that direction.
The trade centre scheme I think is definitely a good thing, my only concern is how Peel would take it, whilst I love the idea that it is a potential competitor for the Peel Trade Centre scheme so both could flourish - I just hope Peel don't try to throw their weight about and hinder this project. I also like how its vision definitely has an element of Chinese in its character, like a vibrant arcade with a look to deal with some serious footfall and definitely bring life to that area. It doesn't sound like the Chinese plan would actually happen, but if it did then it would be a fantastic thing. This area is traditonally Chinese but the number of Chinese residents is continually dwindling. Bringing in a lot of Chinese students would add a lot to the feel of the area.

The Peel angle is intriguing.
Also what this decision may tell us about the relationship and communications between the rebranded Mersey Partnership LEP and LCC/Liverpool Vision. The China Square scheme may not have been a serious prospect. I really have no idea. However, the guy behind it is meant to be Joe's Chinese business ambassador. Leaving aside whether a former deputy lieutenant of Greater Manchester and leading member of Manchester's Chinese community, not Liverpool's, is the best choice of this, LEP stiffing him with the grand towards the dormant Urban Splash scheme certainly makes you think. Remember that both LCC and the LEP appear to be bending over backwards to please Peel. Has LCC on the sly already dismissed the China Square scheme and their business ambassador? Or are Liverpool Vision, which is remember piling straight into promoting and marketing Liverpool as a business destination - isn't that the old TMP's job? - thinking it can do better on its todd, and the LEP already at odds? Dishing out one of only a small handful of grants out of the LEP's very first tranche of awards to a site that is subject to rival schemes, the lucky one of which its developer admits is not likely to see the light of day for years in its full extent if ever, certainly gives a strong message, whoever its intended recipient might be. Realistically you'd hope that each LEP grant was made in consultation with each borough and based on their suggestions. Nevertheless whatever is actually happening I feel a coming on...

I assume the relevant LEP board papers will be made available? I confess that on purely aesthetic grounds I dislike the Shanghai Square plans, but if the far better Urban Splash plans can't be realised, then something basic is better than nothing on this site. Like others I like the idea - and it's only an idea - that his development might have a real economic and business angle to it, and not just be housing. And if these people could really fit a trade centre into that site then I don't think whatever they are or were proposing could be regarded as real competition for Peel, as I saw their plans and they were for something far bigger.
However, whatever the reality may be, the perception here is not great. There is yet again an impression of a rather insular small town at work, which may not be fair but it's an impression certainly emerging from comments on the Echo website. And this decision plays, perhaps unfairly, into the perception that Liverpool is a town where small cliques and networks operate in their own interests and not always for the common good. That might not be the reality of this, for all we know there are extremely sound economic development and regeneration reasons for the LEP acting as it has done, but there seems to be a reaction to this one, that it doesn't feel right. What annoys me slightly though, reading the comments on the Echo, is a kind of "Peel are baddies" assumption amongst some. If a company has invested hundreds of millions, and hopes to invest billions, is it not entitled to at least pay a bit of regard to the commercial return it may one day get from this investment? They are, after all, a Manchester based firm of developers, not a charity. I'm not for a moment suggesting they should be given excessive influence, or that they have been, or that they would seek that, but I think if you invest very heavily in an area its right that your interests are at least given a bit of consideration. Would it be good for their interests to be entirely neglected? As I say, I'm not convinced there is a linkage here, as there is no obvious comparison between the Shanghai Square plans and the Peel plans in any respect, so real competition looks highly unlikely. On a different point, I'm not sure where we are with "Chinatown": now China is becoming the pre-eminent global economic superpower, with hundreds of millions of middle class consumers and travellers, I wonder just what a European Chinatown looks like to those people? Maybe some of them would regard it as a tad embarrassing? A bit like the poor-white "redlegs" of Barbados? I have a lot of time for the little that is left of chinatown, and myself have some Chinese ancestry, but I'm not convinced that a Chinatown theming is the way forward on this site. I did like the Urban Splash scheme, it's a pity - but a car park and rental houses is taking the piss. |

I think its a fucking joke. Shangai Sq sounds like a decent investment compared to a car park and some houses that should not be in a city centre anyway. Im not surprised this city is behind other big cities with shit like this always going on.

Just thought I'd bump this thread as there's been no news for a year. Anyone know what's happening here, if anything? Did they get approval for the car park and poxy ten houses? Was the Shanghai scheme killed off? Any news whatsoever?
