thanks. wow, that would give this area more excitement. A friend is offering me to trade his unit in Belton with my Beacon which I am intially quite apprehensive about. But with all the developments in this area (particularly this and Alphaland's), am now seriously considering this. His Belton unit is only at 75,000 per sqm which has a lot of room for appreciation with all this commercial development in this area.

that's a good deal. take it.

note though that one of the most important criteria in terms of property valuation is property management/maintenance. So always know the property management co.'s track record. this since condo developments depreciate in value over time more so after 5 years or so post-turnover. so property management is very important.

Lerato Inquiry

yes, i saw the text message re 3M (vat inclusive)...5-6m for a 1br. anyway, just to follow up on J.R.s question, is that area prone to floods? b. second, are the buildings "tumbok" meaning is the building located at the end of the zuellig loop?

is it easy to have a studio unit rented out in that area? i'm wondering, in the columns project, can you easily find a tenant for a studio / 1br?

anyone here from ALI? i'm still waiting for the news re avida project in BGC and Alabang. Where exactly in Alabang? Sana ALVEO na lang if it's within the AAV vicinity.

here are the answers to your questions:

Flooding
The area is not prone to flooding, this is evident since they shall provide 2 basement level parking. As compared to their project in the columns at legaspi village which have podium parking instead, since its more prone into flooding.

Tumbok Lot
The lot is tumbok if you make a right, coming from EDSA buendia, after the FEU makati building. Yet this is a condo development with a commercial area, so having a road perpendicular to the lot is good for traffic.

Studio Rent
For this kind of project, studios and 1-bedrooms are easier to rent out. Higher-end projects i.e. TRAG, have more demand for 2-bedroom tenants. For your rental needs, APMC through APLEX may be able to help you on this as well as the broker/agent who assisted you in your purchase for The Lerato.

There is already info on Avida Alabang, as for BGC, there is none.

Hmnnn..so eagle's eye (tumbok) pala 'to. In Feng Shui, it's never good to have a property that's perpendicular to a road, much more a busy road like Buendia.

As for the flooding, how did the area fare during Ondoy? Thanks, JP for answering the flooding question. But if there are forum-ers who work, or live near the area, please share your opinions or insights regarding the flooding issue (or non issue).

I'm still interested and curious about this project. But I have to admit, I am not a fan of a property that's tumbok...

i live at the columns and this area is absolutely flood-free!

i have heard that they would build a bridge to connect lerato
and the columns, i don't know if it is true. can somebody
confirm this one...

not really a bridge.. they will install a cobblestone-like paved-road to connect the two project in essence... the paving will stretch the crossing from TCAA and Lerato at malugay street. this promotes the idea that Ayala's Alveo Land, formerly community innovations at the time TCAA was pre-sold, continuously improves on their past projects and compliments them with new developments that will boost property values and buyer's trust in the brand.

leechtat: A friend of mine bought a unit in Lerato. I've seen the brochures and the project is really good. I heard that a "subway" is going to be constructed from that area to Buendia, Ayala and to the commercial center? Is it a subway or pedestrian underground tunnel?

Hi, not a subway. maybe a pedestrian underpass. though, i know its just a pedestrian crossing.

Anyhow, studios of all sizes on all floors are still going to be PHP 3M or approx PHP 2.4M if cash term, until the end of the month.
