Diba malas yung tabi ng hospital tapos tapat din ng cementeryo? kulang nalang military camp..na wag dapat tumabi...kaya malas yung mga asa annapolis dahil asa likod nila camp crame.

Remember Yin and Yang, the opposite and complementary forces? In Feng Shui we always strive for balance.

Depending on the purpose of the premise or area, it can be classified as either Yin or Yang. A human tenanted house, for example, is classified as Yang while a gravesite is classified as Yin. In Feng Shui the house of the living (yang) should be separated from the house of the dead (yin).

So do your absolute best, not to buy or rent a house that is located very near a gravesite!

feng shui house locationIn addition to gravesites, other premises such a hospital, funeral homes or places of worships are considered to be a bit on the Yin side. Try to stay away from them. If you cannot, then make sure that your main door do not face them.

Too Yang is not good either. Premises such as prison complexes, police stations, power generation plant, petroleum refineries fall into this category. The general rule is to stay a safe distance away from them.

Beware too, of high tension power lines and microwave transmitting stations. The emit electromagnetic waves which are believe to the cause of some ailments.

feng shui locationAvoid houses located on hilltops. Such locations are exposed to the elements and valuable Qi is dispersed. Moreover constant exposure strong cold or hot wind can affect your health.

Avoid very low lying areas too. Aside from the possibility of flooding, Qi is more likely to stagnate.

I'm sure Alveo would diversify their unit offerings for The Lerato. Just patiently waiting for the announcement. It will come soon though because of the brisk sales take up of The Lerato during the 1st quarter of 2011.

I think it really depends on the client that you're talking to. Though clients are aware that The Lerato is located beside a hospital and near the cemetery, they still decided to invest in the end. One main reason of the decision would be the redevelopment in that area of Makati, seeing it as an opportunity for high appreciation value of the property. Also, these concerns were encountered before as well when TCAA was in its pre-selling stage and still it was really successful.

The creek's flow is actually heading away from The Lerato as addressed in our client concerns forum held last year while it was in its early pre-selling stage last year.

Lerato update:

A 5.7% price increase was implemented today. March 21
Studios now range from 3.3 to 3.4m with vat.
1br price range remain the same

This is the second price increase for The Lerato.

Congratulations for those who invested before the rounds of the price increase!

@lordstar: i totally agree. people have different preferences. i bought from the lerato because of the value proposition of the project. my family members have always lived or at some stage lived in an ayala development (ayala alabang village, 3 salcedo place, westgrove etc) and obviously very happy with them.

Just wondering being an Alveo project..this cost so much...hindi naman prime ang location..tapos pre-selling pa...pumatak din ito ng 125K/square..tapos mag price increase pa? eh di dun nako sa Terraces.

Park Terraces is in the range of 150k-170k ppsqm. They are in a different class.

The area of the Lerato will be rehabilitated. There will be a podium mall that will complement TCAA commercial area as well as the future Alphaland development.

The district is also walking distance to the Ayala CBC center. When BRT is installed till Ayala Ave Extension, then commute will be a breeze.

I like the layout and the price. But it's still outside the CBD.

I agree, Lerato started at an average of 96k persquaremeter for studios, ngayon nasa 105k na.
1br around 110k persquare ang average. Though I am sure it's not at 125k persquare, that's too high.

Obviously Park Terraces is the premium choice but of course it is priced at a significantly higher price than The Lerato.

Both have different value propositions and target markets. Both well defined ang markets ng dalawang projects.

I like your insight regarding the installation of the BRT along Ayala Ave. It really complements The Lerato's location. Come to think of it, strategic din ang location ng The Lerato. Considering that it's market is totally different than Park Terraces'

@huanggua, its still within the CBD actually as it remains within the border which is Buendia. Not Ayala Center nor Ayala Ave but Ayala Ave Ext. Just at the back of TCAA. When you're here in Manila, I will tour you.

Makati CBD boundaries has always been debatable.

Pansin ko sa Ayala..di nila sinasama ang EVAT sa mga prices nila if you ask them how much per square..ingat kayo. that is a whooping 12% more
