The Levels Update (July 2012)



The Levels, owned by Filinvest Land, Inc., is envisioned to be a one-block, four-tower (of varying heights) residential enclave located at Pacific Rim, Filinvest Corporate City, Alabang, Muntinlupa City.

EEI's will work on Phase 1, which consists of a 27-storey residential building that features 3 basement parking levels, a 2-level common podium, and 25 residential floors of Tower 1; 3 levels simplex, 3 town homes, and 3 residential levels of Tower 2.

Filinvest City lot prices skyrocketing

Lot prices at Filinvest City in Alabang, Muntinlupa City have reached record highs in a few months, which may have been fueled by the completion of the Skyway extension from Sucat to Alabang in April 2011.

In a statement, Filinvest said that a lot in the area was recently sold for P115,000 per square meter, which is significantly higher than the previous record achieved during the height of the property boom in 1997, right before the Asian Financial Crisis.

“Other lots have also sold in the range of P75,000 to P87,000 per square meter, depending on the location and floor area ratio of the lot, which is greater than the prices in the range of P53,200 to P67,500 per square meter for 2011. By way of comparison, other central business districts have not yet surpassed their previous peak prices achieved before the Asian Financial Crisis,” the company added.

Also, a total of 2.6 hectares have been sold to various buyers this year, including a major university.

Despite the jump in prices, Filinvest City lots are still considered very reasonably priced with accommodation values of around P10,000 per square meter, compared to the P18,000 to P20,000 per square meter in Makati City and Bonifacio Global City (Taguig City), and the P15,000 per square meter in Ortigas Center, Pasig City.

Filinvest City is a 244-hectare master-planned development of the Filinvest Alabang Inc. (FAI), located about 17 kilometers south of Makati City. FAI has beneficial ownership of around 90 hectares of saleable lots within Filinvest City.

Filinvest Land Inc. (FLI) has a 20-percent stake in FAI. FLI’s wholly-owned projects within Filinvest City include the 200,000-square meter Festival Supermall, which is being expanded by 50 percent to 300,000 square meters.

FLI also has two ongoing high-rise residential projects in Filinvest City, namely, The Levels and Studio City. The Levels is a four-tower project, located on a 1.36-hectare lot in one of the highest points of Filinvest City, while Studio City is a five-tower project on a 9,500-square meter lot located close to Northgate Cyberzone.
