Construction updates (10.14.2012)

Nothin' like a sunny Sunday to take nice pics of ATA's construction progress...

There's an 8% price increase effective November 1st. I sneaked a peek at the advise sent out to brokers and agents.

To my knowledge 2BR is completely sold out for both towers. However, I am selling my unit (tower 1, facing Alabang/Zapote Rd. due to other priorities for 5M firm. This is below the preselling price for tower 2. As per practice, I, as the seller, will be responsible for capital gains and the buyer is responsible for VAT.

It already is the tallest.

With regards to other Ayala condominiums in Madrigal/ATC area, unless plans have changed since then, Alveo is planning to build in the area eventually.

I love this place. I used to work in madrigal business park.

a little piece of trivia. as recently as 2006, the area of molito where you could see jolibee on the corner of alabang zapote road and the street going to ayala alabang village, very near avida tower alabang, there used to be a bahay kubo (nipa hut).

we used to laugh because we could'nt believe that it was there in the business park itself, on a corner lot at that. but it got destroyed after the typhoon milenyo and soon after that all these developments started. imagine, a small bahay kubo was holding up development of the whole area!!!

It was not a mere nipa hut but it has some backyard garden as well that the owner excellently maintained when it was still existing .

With Avida concentrated on their South Park District project , Alveo is a welcome addition if ever it push thru on building residential towers in Madrigal Business Park .

By the way , what are they building on the demolished buildings beside ATC ? any confirmation on this ?

Sort of a trivia :
Molito and Madrigal Business Park was formerly the site of the 80's pioneer holiday season huge carnival "Big Bang sa Alabang" which operated for a few years .
It was revived as FantasyLand sa Alabang in the early 90's on Alabang Stock Farm , which at that time was already transforming into the sprawling Filinvest City of today .

About how many meters is Richville Tower? Avida Alabang??

I'm curious to already see what shade of green they will use to accent the buildings. I hope it's that deep dark green in their render. Thanks to all who post the latest pics!
