Plaza MITC hopes to leverage on area becoming next hot spot for Malacca

When completed in 2014, Plaza MITC will change the landscape of Malacca, said Plentifield Marketing managing director Dr Teoh Lian Hong at the project’s recent unveiling in Kuala Lumpur.

Sited on seven acres of leasehold land about five minutes’ drive from the Ayer Keroh toll plaza and adjacent to Melaka International Trade Center (MITC), Plaza MITC plans to incorporate a 4-star Best Western International hotel, service apartments and retail shopping precinct, with total gross development value of RM300mil.

Teoh believes that Malacca is becoming increasingly important as a tourist destination and business hub. Plaza MITC would cater to an increased demand for hotel rooms, corporate offices and meeting venues, he contended.

Construction for the development commenced from early last year and is scheduled to complete by March 2014.


When completed in 2014, Plaza MITC will will feature a four-star hotel, service apartments and a retail shopping precinct.

The 166 retail units boast 20ft-high ceilings with dual frontage and a 45ft-wide pedestrian walkway. Teoh shared that to date, all the retail units are sold out, and that 70% of these units will be occupied by F&B outlets.

“We have appointed SwissIMG to be our retail consultant which will be assisting us on the planning and leasing of the retail units,” said Teoh.

“When we started selling two years back, the 1,600 sq ft retail units were priced at RM498K. Now, the asking price is approximately RM1mil,” pointed out Teoh.



SwissIMG founder and chief executive officer Farbod Sadeghian commented that the response for tenancy is good.

“At this point of time, the tenants have not been confirmed as we are still taking in requests and we want to ensure a good mix of tenants. We have to choose and plan properly,” said Sadeghian.

He added that they hope to make Plaza MITC a happening hang-out place for the younger crowd. “We plan to showcase paintings and artworks from students around Plaza MITC.”


Plaza MITC is located about 10km from Malacca town.

The 301-room Best Western hotel, meanwhile, will open by March 2014 and is slated to feature a 28ft-high column-free banquet hall that can accommodate up to 800 pax. it also comes with nine meeting rooms and multi-level car parks.

The 240 service apartments will be built within five commercial blocks, and will offer built-up areas ranging from 750 to 1,600 sq ft. Residents will be able to use the hotel’s facilities such as the swimming pool and gymnasium. On the 10th floor of the service apartments is the sky lounge where residents can organise functions and gatherings.

So far, almost 70% of the units have been sold. The price was RM500 per sq ft two years ago, according to Teoh. Today, the units are priced from RM550 to RM600 per sq ft.

“Some of the buyers bought units for their children who are studying in Multimedia University (MMU) Malacca. We also have foreign buyers from Singapore, Hong Kong, China and India.”

Buyers can opt to lease their unit back to the developer with rental revenues being split between the developer and owner according to a 45:55 ratio. “We will furnish the units and lease it out for you. The leasing period for locals and foreigners is two years and five years respectively,” said Teoh.

Teoh also mentioned that the company has kept 100 units of service apartments for timeshare purposes.

“I don’t want to be over optimistic, but I can safely say that we will have an occupancy rate of 60% once completed next year. Plaza MITC has a huge potential and will certainly appeal to both tourists and business professionals,” said Teoh.

I think the developers are a foundation related to the state government and the Operator are related to the terengganu government
