Hi Maeg.. yes long time.. how r u ... do you want me to also send e-mail to land department so they see that we are serious about this? If they receive one e-mail they may not consider a lot but if they receive a lot then they will consider.. what you think?

We originally purchased our A1 Mazaya Villa based on the green strip of land behind the Villa. Looking at the latest model in the Dubai Villa this green strip now has humongous Villas on them. They are the plots in orange and purple

I have heard from a few agents that Mazaya have also called off the community centers by them near our villas. any one that can validate this?

As I understand it, there will still be a parkland corridor between the new villas being build round the outskirts of the site and the Mazaya villas that you mention.

DP are set to pull in close to AED 1bn from the sale of these additional (Phase III) villas and claim that this is needed so as not to lose money on the project, given its increased construction costs since the time of initial launch.

Mazaya Villa or Living Legends

I am looking at buying a villa either Mazaya Type A1 or Living Legends Type D prime.

Any Suggestions which one will be better. I am getting the living legends villa for 3.4 M Aed(Distress Sale). Its a 4 BR villa with a plot size of 6300 sq ft and BUA 2866 sq ft. Construction hasn't started yet.

Mazaya on the other hand is almost 4.4-4.5 M Aed with a lake view. Plot size is 6,000 sq ft with 3,600 sq ft BUA. Hopefully ready in the next 6-8 months (thts wht I hav been told)

Take care of the living legends... nothing started.
Mazaya, price is still good, you should go for this one, but take care of "the lake view", i don't know where is this lake.....in fact there is no real lake in the villa project. Mazaya should be ready in April

I had a nice long chat with a very helpful sales agent in Dubai properties at Cityscape today. He mentioned that Mudon villa's are going to be sold 8.5 - 9.5 M and will be ready in the end of 2009 or early 2010. When i told him about Mazaya villa's going for about 4.5-5 M, he suggested that i got and take a look at their finishing as it's supposed to be pretty shoddy. I know for a fact that he wasn't trying to sell me Mudon as he himself thought that they were rather expensive, so it was definitely an unbiased opinion.

Can anyone who has visited the Mazaya villa's confirm if this is true?

Mazaya didn't have any type of good customer representative at cityscape. I asked them for completion the person was like June, I am like my contract mentions by march april, he was like we never issued such contracts :s I didn't know what to say at such service. Lol..
