Yeah, it's beginning to sound like those rumors of GroupM signing a lease were false. If we can get at least a ~500,000 square foot lease, then construction will continue to the top and 2WTC will begin looking for tenants.

them signing a deal was nothing more than a rumor, however talks may still be underway.

Even if GroupM is 100% intent on signing a lease in this building, these negotiations take months. How many months passed between the initial rumors of Conde Nest's interest in 1 WTC and them signing their lease, six months? Maybe more. We're talking about a company renting 500,000 square feet, for $60-ish per square foot, for a minimum of 10 years, plus the cost of relocation. Even for a company like GroupM, it's a huge commitment.

The simple fact of the matter is almost 90% of Manhattan's commercial real estate predates 1970, making it by some measure, the oldest stock of commercial real estate of any global economic hub. That's not sustainable. New buildings are inevitable. Just have to be patient.

Not to mention competition at Related's Hudson Yards development. South Tower is 3.2 million square feet and over 80% leased, while the North Tower has started looking for tenants on it's own. Whatever commercial desire there is in NYC right now is going to go to HY since its prices are more reasonable.

I predict that will change once the transportation hub is complete. It is the coolest thing about the new complex. Forget the skyscrapers, it's the ground level and transportation hub that will make the WTC something special. Without the hub, it really doesn't have much to offer.

Related also will offer 2m sf of office space on Phase 2 (i.e., west of 11th Ave.). I wonder if it will offer this at cost too. Thereafter, it will build around 2.5 sf of office space at the current Coach HQ, which will be razed.

This is all true. New York will expand whatever happens. Similar to London, London has NEEDED to build skyscrapers to provide the space for tennants and continue international competitveness. London and NYC are in similar situations - Both the global economic hubs of the world and both need more floor space!

Cladding is now visible on the north west corner.
