That is a stupid law and it should be changed. There are plenty of other places tenants can rent a place and 90 days is sufficient to find one. There should only be notice of 90 days and no reason required to be specified they do it elsewhere particularly when a lease is coming to close to expiry. Why should a landlord be required to live there, what if the tenant is wrecking the place you allow them to live there so they can continue to destroy it? The landlord may wish to sell so why should they be waiting one year to do that as repairs may require to be undertaken without a tenant being in the property to bring the place back to an original standard which can ad more value to the property when selling. Stupid laws need changing and more complaints should be made to have them changed otherwise don't bother buying in Dubai at all as it seems like a headache with that as well. Landlords are the ones always out of pocket in the end especially during periods of repairs or in between tenancies. You can generally wait until it gets closer in other circumstances and give them 90 days notice prior to any further renewal or that is how it should work. Leases can either be from anywhere from 3-6 months or more elsewhere, in Dubai it appears you don't have a choice to have shorter leases and the idea of having to repay a tenant rent after they have lived in the property for a period of time is ludicrous!
