Without proper investigation, it's hard to identify the cause. Possibly even something to do with the fire and the water used to extinguish it.

If it is visible only on the outside walls then this is likely to be due to the above. If it is on internal walls then it is normally caused by a leaking water pipe or drainage pipe. Water pipes that have a slow leak can take a long time to show up as damp and mould on the walls. Many of the water pipes are buried in the walls and therefore leaks are rarely visible. Leaks can drip inside the wall and collect in the floor screed which then travels to the walls as rising damp.

You need to eliminate as many possible sources of the water as possible. Check all sinks where the drain pipe enters the walls. There is normally a botched connection here. If it is near a bath (or your neighbours bath/shower if it's on a party wall) the problem will be infinitely more difficult to trace and locate. In these cases it could be the pipes leading to the mixer taps or a badly connected waste pipe. Ripping off tiles to inspect the connections often becomes the only option.

The best way forward is to speak to building maintenance. They may have some experience of dealing with this type of issue in other apartments and may have some history which may lead them straight to the source of the moisture.

9 times out of 10 the cause of this is damagesd sealant around the bathtub, water pools underneath then spreads out under the floor tiles and affects the paint work around the walls at lower levels.

Is the pool still open below all the fire damaged cladding?

I'm quite surprised that they seem still to have not covered the damaged portions with debris netting to catch any loose metalwork and fire debris that may detach itself.

Fire, flood, burglaries all change people's perception of what is home. After a major event, it is always difficult to make it feel like a home again.

I raised the subject many years ago that tenants will not tolerate false alarms and having to descend 50 floors in the early hours of the morning. Living in supertalls will not be a first choice for many. When you have gone through a real fire event and survived, it will probably be a "never again" choice.

Fire damage repairs currently going through the tender process and expected to be complete in about 5 to 6 months from then. So should all be done before the end of the year, hopefully much sooner.

Like the other tower in J/Lakes which was damaged by fire ,going to take years!

I disagree, should all be done this year for the Torch.

The processes with the insurance company have been finalised.

The debris removal process of affected apartments is being completed now and consultant engineers are ascertaining the damage so that plans for the renovation of apartments can begin ASAP.

JLT had problems with insurance not paying as I understand.

I visited the Torch a few days ago and none of the fire damaged cladding has been removed. Still scorched cladding on the building.

I agree, it should be finished this year. But will it be, that is the question that has not been answered yet.

What do consulting engineers know about specialist contracting? I can answer that based on my own experiences.

It is possible that the consulting engineer is referring to their own timeframes in preparing a contract with drawings, specifications and bills of quantities and then obtaining the approvals to proceed.

The Torch 3 days ago;

Just to let you know, I've Just rented my 1 bed apartment for 100k, 2 cheques, had 2 people fighting over it

I had some chancers offering silly prices, ie 60k a year, 12 cheques, etc etc told them to piss off, keep your nerves guys and get what you think is fair and realistic in the market place for your apartment

My Vacancy period was 7 days.

Sauna, Changing rooms, Steam room and Sundeck are now open in the Torch. Pool will remain closed until all rectification work on the fašade has been completed. Residents have free access to the pool and facilities in Media One in the meantime. Alternative pool arrangements are also being considered.

Affected owners have started to receive cheques now from Oman insurance for loss of income.

MY 1 BED APT WAS RENTED OUT FOR 95000 WITH ONE CHEQUE, AND LUCKILY, I HAD ONLY TWO DAYS OF GAP IN BETWEEN . SO GUYS WHO EVER WANTS TO RENT OUT IN TORCH TOWER , DONT GIVE IT AT BELOW RENT MARKET. PEOPLE ARE LOOKING TO RENT IT IN THIS TOWER
