I was sure that this property had been discussed on the forum before but cannot locate it via search. So not sure why I have a photograph of it, taken 23rd September 2015.

From the Design & Access Statement:

It is proposed to convert the existing terraced building to form accommodation for 9 no. key workers, with shared kitchen and living space.

The proposed site is immediately adjacent to Newcastle City Centre and is therefore ideally positioned to attract young professionals, being within easy reach of the main financial and commercial centre of Newcastle. The site is also close the RVI Hospital, so will be a convenient location for young Doctors and other medical staff.

The proposed development of this site will meet a specific need for high quality shared accommodation within the city, ensuring that Newcastle remains an attractive location to live and work.

It is proposed to convert the existing building for residential use. This would be classed as an HMO, with a total of 9 no. en-suite bedrooms created, with shared living room and kitchen area. The proposed development would significantly exceed the basic requirements of an HMO, and is intended for your professions working within Newcastle City Council. Each bedroom will be finished to a high standard with high quality fittings and fixtures, meeting the aspirations of the young professionals at which the units will be marketed. Each bedroom will be significantly larger than the ‘standard’ HMO bedroom, with additional facilities such as an en-suite shower rooms, fridge and tea area within each bedroom, again designed to attract professionals to the area.

These properties will note be marketed as student accommodation.

Due to the vibration of the existing Metro line which is located below the building, it will be necessary to installed isolated concrete floor and isolated wall linings.
Work underway on the property at 14 Jesmond Road West, photographs taken 3rd July 2017.

Popular Jesmond corner shop Rehills could open micropub
Coreena Ford 2 August 2017

Rehill's of Jesmond, which has applied for permission to create a micropub in part of the shop (Image: tark archive)

A popular corner shop known for its wide stock of beers from around the world could soon convert part of the store into a micropub.

Rehill’s of Jesmond has been serving up an eclectic mix of drinks and groceries since family members Tony and Sonny first opened the Cradlewell store in 1992. Now the family firm has submitted proposals which could extend its business and its clientele by opening a micropub similar to some of the tiny taverns Split Chimp and Town Mouse Ale House that have sprung up in Newcastle city centre.

Documents have been sent to Newcastle City Council planners by interior designer Simon Bartlett on behalf of Rehill’s, asking for permission to change the use of part of the existing shop to create a micropub, which could create up to eight jobs and deliver a boost to the wider community. The document details how they would like to develop the site to enhance their business by creating a small pub for up to 50 drinkers. A new entrance could potentially be created and the micropub, if approved, would be called Swan and Taps.

The documents say: “As you will be aware, the Rehill family have operated the above premises as a general dealers with off licence facility for over 25 years. It is a popular and well respected family business. The family would like to develop the site in order to enhance their business and to meet local needs in the area. They therefore propose splitting the premises into two separate units, one being the continuation of the shop business utilising a smaller floor space, the second being the introduction of a small micro pub along the lines of The Town Mouse or Split Chimp. The intention would be to apply to sell alcohol for consumption on and off the premises from 11am to 11 pm daily. My client is keen to avoid any potential migration of customers late at night from other parts of Jesmond.

Quote:
1 The proposed dwelling would constitute a cramped, overdevelopment of the site that is out of character with the host property and which would offer poor standards of residential amenity for future occupiers and harmfully impact on the amenities of existing residents. The proposal would thereby be contrary to the provisions of the NPPF, Core Strategy policies CS14 and CS15, saved policies H2, H4 and EN1.1 of the UDP and policies SC1 and SC2 of the adopted Supplementary Planning Document 'Maintaining Sustainable Communities'.

2 The applicant has not demonstrated the ability to accommodate cycle parking and refuse storage provision for the proposed and existing residents in accordance with the Council's standards and as such would be contrary to the provisions of the NPPF, Core Strategy policy CS13, saved policies T7.1 of the UDP and policies SC1 and SC2 of the adopted Supplementary Planning Document 'Maintaining Sustainable Communities'.

3 The proposal represents poor design which fails to take account of its site and surroundings contrary to the provisions of the NPPF, Core Strategy CS15 and UC12, saved policies H2, H4 and EN1.1 of the UDP, policies SC1 and SC2 of the adopted Supplementary Planning Document 'Maintaining Sustainable Communities.
