I would like to ask those who have successfully sold their property. Aside from the Deed of Sale what are the requirements and what did you have to go through? Who normally shoulders the taxes (buyer or seller)? If you can share experiences I would appreciate it.

The adjacent properties are already developed as subdivisions and our parcel of land is one of the few remaining for development. It is practically walking distance (about a quarter of a kilometer) from upcoming Robinsons Place Malolos. At this point the main access road to the property is through the roadway to Baranggay Sumapa, or through Baranggay Dakila from McArthur highway. The land is about 250m NE from Robinsons Place Malolos which is currently under construction, you may see construction pictures of the mall under "Philippine Projects on the Rise" under "Luzon". How to compute capital gain tax? (formula)

6% of:

a) selling price in the deed of sale?

b) zonal value (local government unit/BIR)?

c) fair market value determined by the city/municipal assessor?

If: 435 SQM lot area at the price of P4,200/SQM (no improvement)
