I've given this its own thread, rather than placing it in the Baltic Triangle thread, as it seems like, if it comes to pass, it'll be quite a large development.

Anyway, an application has gone in for the re-development of the current YHA youth hostel site, bounded by Hurst Street, Tabley Street, Sparking Street, and Wapping. The application reads -

Full application for the redevelopment of land at Hurst Street/ Sparling Street/ Tabley Street/Wapping to provide a mixed use development comprising 180 No. bedroom hotel, 100 No. apartments, 220 bed YHA building, and retail space (585 sq m), plus associated access and parking arrangements, landscaping and amenity space, together with outline application for 95 No. bedroom care home.

Although there is a fair amount of open space around the existing youth hostel, clearly to fit all of the above on that site is going to require a building several storeys taller than the existing three storey youth hostel. Together with the new Hampton by Hilton on the site diagonally opposite, this should make a valuable contribution to the regeneration of the Baltic Triangle.

Exciting.

Despite essentially being a pile of old bricks, with little/no aethetic merit (apart from the black brick hotel), the content is quite encouraging.

That said, the application from 2010 must have lapsed, surely.

Do we have any recent images of this? Even the older ones seemed a bit sketchy and unfinished.
It's being built under a renewal of the 2011 permission here - http://northgate.liverpool.gov.uk/P...ins/Liverpool_WIP/Menus/PL.xml&DAURI=PLANNING

Therefore it will have to accord with the plans as shown in the related documents. In terms of more recent renders or whatever, I don't recall seeing any to be honest. In fact, the lack of recent details means there remains a question mark over whether the youth hostel site will eventually form part of the development. It was included within the renewal, so now the back half has begun construction, planning permission for the youth hostel site can no longer expire and will remain in perpetuity. Whether it actually happens though is anyone's guess. :)

It's ugly, in a kind of Eastern European beach resort kind of way, but there's lots of balconies and the size is right. Ultimately it'll just turn into one of the many forgettable brick "warehouse" mimics we have.

A massive step down in terms of content too which is a shame.

Still, building is better than not and more residents means more punters for local businesses.

Interesting, a new planning application was submitted yesterday for this site, excluding the youth hostel building.

The outline of this application is for an 11 storey block containing 204 apartments and 70 car parking spaces, which doesn't match up with their website's outline of a 9 storey block containing 144 apartments and 56 car parking spaces.

Answers the question of what is being built anyway. :)

Few snippets;

The design principles adopt those created by Phase One of the development that was completed in 2010 and consists of the new Hampton by Hilton Hotel together with one and two bedroom residential apartments.

Further articulation is emphasized by varying the height of the building and stepping the upper floors back from the face of the front elevation with communal access to a roof garden.
The proposal includes 70 car parking spaces, including 4 spaces proposed to be used for a Car Pool Scheme. The proposal also includes 100 cycle parking spaces, including the provision of a stand for the City Bike scheme.
The proposed material is brick which is to be determined and will complement the brick used on the building on the corner of Tabley Street and Hurst Street. The building will be capped by a two storey glass block reflecting that of the Hotel opposite.

Have you been downing too many Um Bongos BB? ;)

Phase 1 may not be a stand-out design but it's not the worst we've seen. The Phil extension, parts of BPUK, and the JMU Redmonds building (post re-clad) would without question make that list first, and there's others that are more open to debate that would too. I think Phase 1 sits quite well into its surroundings, but offers enough by way of design features - such as the glazed upper levels - that it has some identity of its own, and is not just a copy of an old warehouse.

With the new phases taking cues from Phase 1, but also going their own way for some things, I think the two phases will sit well with each other.

If you're still not convinced - everyone's got their own opinion of course - may I offer up that Phase 1 will soon be very hidden behind Baltic Village and the Baltic Fleet, so it will be far less prominent from Wapping, the Albert Dock and beyond than it has been in recent times. :)
