Though it's been discussed I couldn't see a dedicated thread for this proposed Baltic Triangle project. As a request for planning permission has now gone in and there seems lots of high level support for it, I think it's time it had it's own space...

Liverpool’s Cains Brewery has submitted plans which would see it transformed into a 1 million square feet-plus development space dedicated to tourism, leisure and retail in a project which would secure the city’s iconic beer brand and grade II listed brewery for generations to come. Brewery Village Ltd want to develop the site and restore the grade II listed brewery into a national and international visitor destination and increase the amount of Cains beers brewed at the site.
The scheme, called Brewery Village, would secure and create in the region of 528 full-time jobs plus 48construction jobs during the build stage. Also net additional £25m of GVA economic benefit would be delivered to the city per year.

The plans would see the restoration of the grade II listed brewery building to its former glory, housing the new Cains brewery and visitor centre with a spectacular ‘Sky Bar’ in the roof which would offer views over the city and the River Mersey. English Heritage supports the plans, which it described as ‘a constructive way of finding a new use for some otherwise challenging, nationally significant buildings’. The building would also house a 94 room boutique hotel, courtyard bistro bar & restaurants and a large open plan retail hall for artisan food producers to make and sell their produce on site.

There would also be a designer retail market for independent fashion businesses and function rooms. The existing historic Brewery Tap pub would be restored and retained. The plans also include proposals for a four-screen independent art-house cinema, separate food store, health / beauty and fitness centre, 725 high quality homes and 500-plus car parking spaces.

The Brewery Village scheme would transform one of the city’s most important historic buildings and create a new tourist destination capable of holding food, craft and cultural events which would complement the city’s existing retail and leisure offer. A public consultation exercise has revealed overwhelming support for the proposals from local residents and businesses, with 94% saying they were in favour of the plans. If consent is granted, a new, bespoke craft brewery for Cains would be installed next year. The new craft brewery would enable the business to brew a full range of international beer styles for consumption in the UK and export around the world. It would also be an integral part of the wider destination.

Sudarghara Dusanj, Managing Director of Cains, said: “We want to create a major new tourism and leisure asset for the city which would secure the future of the Cains beer brand and the grade II listed brewery for decades to come. Cities like Manchester and Newcastle have been unable to save their traditional breweries but we know this scheme will ensure Liverpool has a thriving and historic brewerybuilding for future generations. “We will create a vibrant, independent and varied destination for people to live, work and enjoy which complements the rest of the city’s assets and dramatically improves the appearance of one of the city’s most important arterial routes. Our proposals would also make a significant contribution to the city’s ambitions to regenerate the Baltic Triangle.”

Liverpool Mayor Joe Anderson said: ““There is much work to be done to bring the scheme to fruition and it will have to be considered properly by our planning committee but we are fully behind the plans in principle and extremely excited about the positive impact it will have on a key city site. “We understand the challenges businesses such as Cains face and believe this scheme is the right way forward for both the Cains brand and the city as a whole.”

Louise Ellman, Labour MP for Liverpool Riverside, said: “This is an exciting and creative scheme which will see the restoration of one of the city’s key heritage assets and the creation of a new visitor attraction for an important part of Liverpool. The proposals enable a proud brewing tradition in the city to become the focus of regeneration. I back these proposals.”

Max Steinberg, Chief Executive of Liverpool Vision, said: “Cains' exciting and transformational scheme has been specifically identified within the City Centre Strategic Investment Framework as a key project contributing to the economic development of Baltic Triangle. It will add to the growing business and residential mix as well as helping the area become a dynamic and creative neighbourhood. "With these proposals there is also clearly the potential for Brewery Village to be a tourist anchor at the southern need of the city centre, linking into the Marina and waterfront and helping to create a new hub of activity for visitors to the city."

Adam Hall, Managing Director of Falconer Chester Hall (Architects), said: “We are taking inspiration from right across the world and have examined similar schemes in the US, Canada and Europe where they have brought the new and old together to create truly atmospheric and vibrant destinations. “The plans will mean restoring the historic brewery building to glories not seen for a hundred years. There will be nothing quite like it in the North West of England so we are confident it will quickly become a new reason for tourists to come to Liverpool.”

Mark Worcester, Director of TURLEY ASSOCIATES (Town Planners), said: “The grade II listed brewery complex has been under-utilised for a number of years and large areas of the building have become vacant and are deteriorating. Planning permission and listed building consent is now sought to accommodate a range of uses within the listed building, informed by a clear understanding of its historic and architectural significance and specialist commercial advice. “A viable and vibrant mix of uses is proposed that will complement the building and English Heritage has confirmed that it considers the scheme to be ‘a constructive way of finding a new use for some otherwise challenging, nationally significant buildings’.”

The project team includes: Turley Associates, FCH Architects, Colliers International, Mott MacDonald,Amion Consulting, Muir Associates, Davis Langdon, Penny Anderson Associates, AECOM, Tushingham Moore and Paver Smith.

Said it before this ain't going to happen...the Owners went bust twice running a smallish brewery where are they going to get multi millions from to fund this development ....especially now the student rooms boom is now levelling off. What happened to the Camden market rip off by the way.

Walking past here earlier this afternoon it struck me just how derelict this has become in the time since it closed. Buddleia sprouting from every nook and cranny, a fair few smashed windows, it's beginning to look very sorry. I took a couple of pics on my phone but they didn't turn out very well, just like the Dusanjis.

had the opportunity to visit the kulturbrauerei complex in berlin´s prenzlauer berg area and instantly liverpool´s cains came to me mind, berlin local authorities bought the architecturally impressive but abandoned brewery complex and turned it into a cultural centre with cinemas, youth discos, theatres, bars, artist´s spaces, apartments arranged into a series of courts, hof they called them......very lively and full of people

needless to say, this public enterprise regenerated the surrounding area and the city investment has paid off several times over......

could be wise to buy the architecturally imposing cains complex and convert it into an arts & entertainment & meeting centre for all then?

They have recently submitted a planning application for the hand car wash (they believed it was covered under the site's existing industrial use class. The council disagreed). Within the documents is the following -

The owners' programme and finance for the main development is currently under negotiation and temporary arrangements related to the established industrial use of the premises are being explored and implemented wherever possible in order to maintain the property and derive an income during the interim period
The car wash and presumably the 'To Let' signs on the car park are part of this process.

It certainly sounds like they still intend to proceed with the Brewery Village development. However it appears the finance for it isn't there at the moment, and we shouldn't expect this to happen in the immediate future.

Fair enough then, good to see they're still looking at developing. I find it hard to believe they're struggling to finance, with the recent uplift in activity in the area.

I have noticed that there is a vintage shop operating in the courtyard within the brewery building, somewhere? Red Brick Vintage Warehouse it's called.

Basically the owners of Cains went bang ....twice .....car parking, car wash etc .....it's paying their ale money and it's not Cains Raisen ......the only way this is going to get developed is if new owners step in and my guess is that the brothers Who own it probably have an inflated sense of what it's worth because of the rash of development across the road in the Baltic ...meanwhile one of the gems of the city slowly rots away......

that is a supebd idea medi, there is redundant redbrick brewery complex in berlin which now houses a children´s theatre, art gallery, christmas market, cinema, bars, artists studios and plenty of artisan businesses, it was taken over and redeveloped by the council

New creative hub planned for Baltic site

A new art studio, gallery, theatre and café could be created at Liverpool’s Robert Cain Brewery site under new plans to transform a warehouse and yard.

The ‘Northern Lights’ project would see the Grafton Street building, which welcomes natural light in through a ‘saw-tooth roof’, provide a new performance space around the Baltic Triangle area to host outside events as well as shows and installations from artists working within the building.

Baltic Creative Managing has submitted a planning application to Liverpool City Council for the new creative hub, which the plans say would follow a similar concept to the ‘FABRIKKEN’ Factory of Art and Design in Copenhagen – a space which allows professional artists and designers to work in more than 50 studios and welcomes visitors for events such as an annual art fair.

It’s also available to rent for set designs, film shoots, events and productions requiring large spaces.

The proposed Liverpool facility, which is being designed by Hope Street-based Architectural Emporium Ltd, would incorporate open plan studio spaces on a factory floor which could be for single occupancy or artist groups sharing, and a mezzanine of private creative workspaces with features including wood-burning stoves.

The arts development would be accompanied by car and cycle parking facilities.

Investors from London, China and the Middle East keen on £150m Cains Brewery Village plan

Global investors are lining up to back the £150m Cains Brewery Village development in Liverpool which is expected to create more than 500 jobs.

Commercial agents from Colliers International , who are overseeing the scheme on behalf of site owners and brothers Ajmail and Sudarghara Dusanj, say there has been strong interest from investors based in London, China and the Middle East.

The plan has now taken a major step forward with Colliers now officially approaching the global investment market for the first time. Work on the site could even start as early as the end of this year.

The head of Colliers’ Liverpool office, Andy Delaney, revealed the latest developments to an audience of business people at the Liverpool stand at the MIPIM international property and investment expo in Cannes .

Located on the site of the former Cains Brewery in Stanhope Street the Grade II-listed building comprises more than 1m sq ft of space and the scheme will see the creation of a craft brewery and visitor centre, a artisan food producers market, a 94-room boutique hotel, an art house cinema, restaurants, bars and 725 apartments.

The plan could also see the long abandoned St James Street railway station being brought back to life. Located on Merseyrail’s Northern Line between Central and Brunswick stations, the last train departed from its platform almost 100 years ago.

Colliers estimates it could attract 2.5m visitors a year, adding £25m to the city’s annual economic output and see the creation of more than 500 jobs.

The firm has now appointed a full project team and are confident the scheme will finally go ahead over the next 12 months.

Mr Delaney told the ECHO: “We are now ready to go to the market with the scheme for the first time. We have had interest from local developers and from investment funds.

“Its is great for the city that these funds are taking a real interest and it shows to what extent the market has improved.

Mr Delaney added: “We hope that some work could begin by the end of the year.”

Liverpool dance company Movema will open a new studio in the former Cains Brewery and has launched a Kickstarter campaign to help transform the space.
The company, which recently celebrated its seventh birthday, is looking to raise £3,000 to “fix-up” its new Movema World Dance Studio which will accommodate a varied programme of dance and fitness classes.
The second floor space in the Stanhope Street site will be unveiled when Movema hosts an open day on 29 April, followed by a week of free taster classes including Zumba, ballet, dancehall and yoga.
However the team, which has worked with organisations in the city including Africa Oye festival, LIPA and Mersey Care NHS Trust, has plans to develop the site further to provide two dedicated studios allowing local artists to rehearse and classes to take place, as well as office space for the team.
Rewards such as class passes and merchandise are being offered in return for donations through the online campaign.
Ahead of the opening of the studio, Movema director Ithalia Forel says: “Having our own dedicated venue has been a dream for such a long time.”
Fellow director Pei Tong adds: “We couldn’t have come this far without the support of the people who come to our classes and join in our big events, such as Africa Oye.
“Now, we’re looking forward to giving something back to the dance community in Liverpool.”
