Haven't heard anything recently, but last I did hear was that they had decided not to enter the planning application for it, because the usual suspects were waiting in the wings to shoot it down. I think the main objection is that an older historic building which is still in a good state of repair would have to be demolished in order for it to go ahead. Hard to say what will happen really.

DP today, Amaury Taittinger owner of the Leo Casino is considering plans to develop a plot of land he owns next to the Dolby Hotel. It seems he bought a 3 acre package of land 7 years ago and built the Leo, the plot in question is disused at the moment.

Mr. Taittinger said "We are in discussions with the planning department about a planning application sometime before Christmas. Wa are planning a joint venture or sale because I don't have much experience in property development. It will not be a tower, it will be about 8 floors. We are hoping that all the floors will have great views of the city and the waterfront. It is in a good position."

He goes on to say that Leo is very successful but is too small at the moment (is this a hint of something bigger to come??).

It sounds as though the planning mafia have already brow beaten him into their way of thinking small. Mr. Taittinger your plot of unused land is now worth a lot of money, it is not in a good position it is in a fantastic position!! allow me to make a suggestion to you, phone Beetham today!! get them on board with you as your joint venture partner.

Maybe no tower Doug, but 8 mikes is better than the little box`s built further down the south docks a few years back.

Woody yer right on one hand, this is a move in the right direction and I accept that the stepped arrangement of buildings going back from the waterfront with the taller ones at the rear is LCC planners vision. But this is a designated tall building zone!!

There is now an established pattern of developers in long term discussions with the planning department, starting off full of ambition only to be downtrodden. Paul Bolton's Vermont seems to be a good example, start off with plan to build the cities tallest tower, talk to the the planning dept for 18 months wind up with 22 mikes!! this wont do!! LCC have to make their minds up, is this a tall building zone or not?? if it is then why not allow the cities tallest tower to be built??

Doug, Paul Bolton was very diplomatic in his comments re: the city planners, I am sure you are right, both Project X and the 8 storey on the Casino site are within the "Tall Building Zone", and both could have been higher, Project X should have been at least 35 storeys to give it a definite visual seperation from the 22 storey blocks planned for Kings Dock. The Casino block is probably about right for the location, since Brunswick Tower was kicked back I just cannot see the planners allowing any sort of towers within the dock system south of Kings Dock.

this development on the old Lambs Site is called, L1
This is confusing, I wonder if this will change, being located next door to Grosvenor`s Liverpool One ?

Martin, do you have any details on Chandlers Wharf phase 2 ?

I think this shows the south side development that is already at full height. The second phase is across Corn Hill and will include an 8 mike tower, rather similar to that on Circle 109.

By the way, the Baltic Triangle has the fastest growing average sales prices in central Liverpool with prices having increased by £10,000 to £175,000 in the past year.

Other 2005 prices are:

Commercial: £190k

Hope: £165k.

Office: £190k.

Ropewalks: £182k.

Waterfront: £210k.

Obviously a central location is a prime sales point and this can only increase in the case of the Baltic Triangle as Liverpool 1 (Paradise Street) and Kings Dock comes on stream. (In fact, the relocation of the bus terminal must be having an effect already).

With that crane being on the taller section of Chandlers Wharf and things coming along nicely on the L1 site it looks like we're going to get another crane here soon, which will be taller as the highest section of the L1 development is 15 stories. A bit of density along the strand is essential!
