I urge everyone to hang on to their units, in a few years the capital growth will be significant. If you are doubting it please just go and see it you will be pleasantly surprised!
Thanks so much for your pics of the (almost) finished Block D.... I also have an apartment in that block and have just received handover pack, so it has helped my confidence to see the pics. Have you got a pic of a finished kitchen?

Guys,

I've just seen on dubizzle, real estate agents have started advertising the Pacific units for lease, it looks way too low, I think the real estate agents are already playing the game to lower the landlord expectations of the apartment lease price. It doesn't it surprise me at all, I did mention this in my previous post.

Generally real estate agents want to lease your apartment quickly as possible at the lowest price to beat other estate agents for their commissions, by comparing leases of other developments in the area.

Hold firm for the lease price that you guys want to achieve for your unit, don't let a sweet talking sales reps get you into a corner.

E.g.

-To much supply coming on
-Court yard view
-New development, we don't know the demand yet
-The rental asking price is far to high for RAK
- No grocery store - however I've heard there is one opening soon

Get the picture, all negative points, so they can ask you to lower the rental values to their advantage.

Once you lease at a lower rental rate your stuck for the year & possibly longer if the tennat decides to renew a further at the lower end of the rent scale.

Pacific is a fantastic development compared to anything that is available in the area, go out and judge for yourself.

My tennat is moving in 1st of June, & I rented my studio for 45k - use this as a starting point bench mark.

Guys,

I have had a quick look at dubizzle, property finder, it seems there is not a lot of Pacific apartments listed for lease, despite the handover commenceing for blocks A & B on the 13th May, are owners keeping units for personal use ? Just surprised to see lack of stock coming on the market, may be this is a good thing ???
