Italian developer buys Dubai Star Tower in JLT



Italian property developer Ernesto Preatoni has made his first move into Dubai's property market after buying the 191m-tall Dubai Star Tower within the Jumeirah Lakes Towers development.
Preatoni, who is best known for developing the Sharm El-Sheikh resort in Egypt, has bought 100 percent of the company developing the 48-storey Dubai tower, which had reached its 44th storey at the start of April.
The tower is being built by Al Rashad Contracting company and should complete before the end of 2015.

Went to the construction site a few days ago. Here is my observation, some of which you already know:
1) I visited the place in the morning and in the evening. The site is bustling with activity during the day. But there is no construction going on in the night times.
2) Panel for windows are being installed. One can see the blue platforms hanging on the sides of the building in which men are doing the installation
3) Both the cranes were operating when I was there.
4) Quite a lot of activity at the top most floors
5) Some sort of ducting has been done in the apartments on the first 30 odd floors
6) At this pace, things might be done by next year if no further stoppages.

Gentlemen,

Based on the current pace of construction. When do you think will be the completion and handover? I know that Preatoni says that it will be in the 4Q of this year. But what do you guys say ?

The working hours for the laborers are from 6am to 3pm ..... What times did you visit the site?
I haven't seen the site in 1 month now but at that time, the crains were moving and work was progressing.

All I can comment on is the 2 weeks I stayed in the building next door, the cranes didn't move, zero activity on the outside of building and thankfully no noise. Hopefully its just a temporary halt, maybe awaiting cladding/glass etc.

Hi guys
I am sure everyone of you must have got a mail from Preatoni asking us to deposit a cheque of 4% of the property value by 18th June towards Dubai Land Department.
I called them two days ago enquiring about this as well as progress of the building. The reply was that we have to pay this amount by 18th June and is a new ruling from the land department. After 18th June it will be doubled to 8%.
They were supposed to have got permission for 2 additional floors to build and that was the reason the work had been very slow. Now the builder has decided not to pursue that for some reason , therefore the work will resume again. They also said that proposed date of handover was Dec 2015 and it may extend beyond that , may be by Six months.
This the latest updates I got. Anyone living in Dubai kindly enquire from Dubai land department as to the significance and validity of this 4% extra we have to pay.
