Ayala Land low-cost housing [res] San Pedro, Laguna
2,000 residential units priced at P600K to P1.25M
By Doris Dumlao Philippine Daily Inquirer First Posted 21:57:00 09/30/2009 PROPERTY GIANT AYALA Land Inc. ventures into the low-cost housing sector with the development of a 20-hectare property in San Pedro, Laguna, into an affordable residential community. ALI senior vice president Jaime Ysmael told reporters that the maiden project will offer about 2,000 residential units worth P600,000 to P1.25 million each. “It’s not the socialized housing segment that the government is focusing on. This (the ALI project) addresses about 34 percent of households,” Ysmael said. “Right now, we’re addressing only 7 percent (of households) with all the three brands that we have,” he said. ALI earlier announced the creation of a new subsidiary that would sell affordable housing units. It will be separate and distinct from its upscale development arm Ayala Land Premier and middle-income brands Alveo Land and Avida Land. “We’re still developing the brand,” Ysmael said. The project will offer houses on lots with sizes ranging from 40 to 60 square meters, while floor areas of the houses range from 28 to 40 square meters. “We’re targeting families with combined household income P15,000 to P50,000 per month,” Ysmael said. To keep the prices low, the Ayala group chose for its first low-cost housing project a property that is not along the major highways but still has good access to roads and public transportation. The project is expected to start selling by the first semester of next year. For other low-cost projects, Ysmael said the group was looking at other areas within the Calabarzon (Cavite-Laguna -Batangas-Quezon) area. Last edited by chesterot; October 1st, 2009 at 04:42 PM. |

LOLs. I thought this one will be sold under ALI brand. I hope there will be townhouse in this project. Not the usual single detached. Sixty sqm is simply too small to contain a single detached abode.

‘Amaia’ Price Range
Even before launching, it seems that the price range has already increased from above news of 'P600,000 to P1.25 million' to 'P700,000 to P1.3 million' in below news.
By the time they start selling this, it could even increase and will definitely affect once again the target market whose salaries will not increase as much as the rate they're increasing the price. However, it's still a welcome development. I just hope it will be launched soon to avoid further increase in prices. From Philstar: // A testament to enriching lives for more people To top if all off, Ayala Land will be coming up with a breakthrough by launching projects in 2010 entering a new market segment. Aquino announces, “As part of being socially-responsible and contributing to nation-building, more will be benefiting from Ayala Land’s quality and level of service through ‘Amaia’. This is categorized as the economic housing line of Avida, ushering Ayala Land’s entry into a wider market—the very people who need us more. Amaia will offer house and lot packages with prices ranging from P700,000 to P1.3 million, to provide them with a high-quality product for their hard-earned money.” Amaia presents its maiden offerings in Laguna early next year. “As we continue to finetune our products, our core competency on masterplanning is our distinct advantage and we want more and more people to benefit from this. This is part of our key thrust for the years to come, corporate social responsibility. This will be more integrated into Ayala Land’s business models, not as dole-outs but being more powerful as a driver for economic growth.” declares Aquino. // |
