Makassar Projects

I was thinking of how few Indonesian cities we've covered. There are developments everywhere and we should try to get some info on them. I'm starting this thread on Makassar cause I just read yesterday a development called the Marbella Lagoon apartment in Makassar. I've also seen Lippo's plan with their Tanjung Bunga city and its amazing!!

Anyway, please post photos and info on Makassar's project's here.

Guys know if the GTC Makassar is finished yet or not? Here's the pic



Anyway.. here's an article of Marbella Lagoon, I couldn't find pics of it.. from the magazine pics I saw yesterday it looks like the Four Seasons and has 7 towers! 2000 units of apartments

Marketing Manager Marbella Makassar Lagoon Apartment, Djonni Djenang menjelaskan, saat ini jumlah apartemen Marbella yang tersisa, tinggal 30 persen. Dan kata dia, sisanya ditargetkan akan habis terjual pada pameran-pameran yang akan digelar pada waktu mendatang.

Pengelola merencakan kembali mengadakan pameran bersama sejumlah developer yang tergabung dalam Real Estat Indonesia (REI) Sulsel, di Mal Ratu Indah (MaRI) dan Makassar Trade Centre (MTC) Karebosi. Hal itu kata Djonni, dilakukan untuk mempermudah akses customer memiliki apartemen.

Meski apartemen merupakan konsep baru di Makassar, bukan berarti masyarakat di daerah tidak mengenalnya. Sebab, kebanyakan orang Sulsel yang berhasil di daerah lain seperti Jakarta, juga memanfaatkan apartemen sebagai tempat tinggalnya. "Masyarakat sudah banyak mengenal apartemen di luar. Merekalah yang jadi segmen pasar kita. Tetapi tidak tertutup kemungkinan segmen lainnya juga bisa memiliki," kata Djonni, saat dihubungi Fajar, kemarin.

Apartemen Marbella sendiri, dengan harga mulai dari Rp180-an juta, bisa dimiliki oleh semua kalangan yang ingin hidup seperti miliarder.

Malah, kata Djoni menjadi miliarder dengan tinggal di Marbella, biayanya bisa ditekan. Apalagi, para customer akan dimanjakan dengan berbagai fasilitas, layaknya hotel berbintang lima. "Kita rencanakan tahun 2007 mendatang, customer yang telah membeli bisa langsung tinggal," tandasnya.

Well, is it true that Makassar booms because Jusuf Kalla is VP now? I think it is...
Balikpapan booms because of the oil...
Jakarta... because it is the capital...
Surabaya... because it is the second city, and relatively safe
Bandung and Medan... I'm not sure...
I do not think other cities are booming... Look at Jawa Tengah, never heard of cities there boom

Yes I admit one of the factor of Balikpapan booms is because oil
Thats why many foreign company in Balikpapan
We can easily see those foreigner shopping in a mall or having dinner in a restaurant

Those foreign company is the main target for Balikpapan booms

But actually the main reason for Makassar and Balikpapan is the location. They really located in the center of Indonesia, connecting west and east side of Indonesia

Solo and Yogyakarta are also booming but its relatively on shopping centre. Maybe it will take 2-5 years before central java is booming because many people considered the place as a transit province rather than a destination.

Medan is surely booming now, just check out their construction threads.....Medan is the core of sumatra island.

Personally I dont want Jogja to boom. Let other city around jogja to boom, but not jogja. Preserve the culture.

How come I never see any pics of it? I'd love to see a project that big finished..

The boom in Yogyakarta is just mall boom. Anyway, the Saphir Square has been partially opened. Just the basement and the first floor. It has an Oh La La cafe and a hypermart called Diamond (never heard of em..). But I'm really waiting for the Ambarrukmo Plaza to start shop!

I heard that Makasar is quite a clean city and has better air than any other cities in Indonesia.

AGREE with u! jogja is famous for its' culture, so let's just keep it like that... dont build high-rise buildings,.....

i think all the small cities in indo hae clean air except for jakarta and other big cities...

Marbella apartment will have 7 towers, 24 floors, with total investment about Rp 500 bilion for building the 7 towers. But they will start to build the two towers. Price starts from Rp 230 million.

Makassar, Tribun -- PT Asindoindah Griyatama, pengembang Royal Apartment, menyiapkan subsidi khusus pada calon user yang ingin memiliki apartemen cara kredit. Pada tahun pertama user hanya dikenakan bunga sebesar sembilan persen.
Direktur Utama PT Asindoindah Griyatama, Chandra, pekan lalu, mengatakan, bunga kredit sebesar sembilan persen ini hanya berlaku pada tahun pertama.
Selanjutnya pada tahun kedua dan seterusnya, bunga KPA yang diberikan pada user berdasarkan bunga yang berlaku di bank. lama kredit maksimal 10 tahun.
"Kami turut prihatin dengan kondisi perekonomian sekarang, makanya kami mensubsidi pembeli dengan menetapkan bunga sebesar sembilan persen pada tahun pertama," kata Chandra.

Apartemen yang mempunyai dua jalur masuk, Jl Boulevard dan Jl AP Pettarani, akan memiliki tiga tower yang masing-masing towernya mempunyai 25 lantai. Luas lokasi pembangunan apartemen sekitar 2 ha.
Lantai 24 dan 25 akan dimanfaatkan untuk pembangunan tipe 180 atau penthouse dan top penthouse. Sedangkan tipe 45 dan 90 akan menempati lantai 23 ke bawah. Harga tipe 45 mulai Rp 139 jutaan, tipe 90 498 jutaan, dan tipe 180 harganya sekitar Rp 1 miliar.
Menurut Chandra, selain pembelian secara kredit, pembelian juga bisa dilakukan secara tunai bertahap selama 24 kali, tanpa bunga. Untuk mengetahui biaya yang harus dibayar, cukup membagi 24 harga apartemen yang diinginkan. Pembayaran tidak dilakukan di bank melainkan di kantor developer.

Harga Royal
- Tipe 45: Rp 139 jutaan
- Tipe 90: Rp 498 jutaan
- Tipe 180: Rp 1 miliar (lim)

It consider the big 7 in Indonesia
But from what I heard the ciy is not very clean
