The Crescent Development Project is a prestigious 450,000 square-metre mixed-used development in the heart of Baku, Azerbaijan.

Designed to be a world-class landmark, the development includes a retail podium, residential and commercial towers and a 33-storey, seven-star hotel on an island in the Caspian Sea.

The construction phase of the development is underway, and the project is expected to be completed in late 2016.

UAE's Arabtec bids on a project in Baku

Dubai contractor Arabtec Holding is bidding for a major property development in Azerbaijan, a magazine reported on Tuesday, the latest effort to expand overseas to weather a downturn in its home market.

Arabtec, which earlier on Tuesday said its board had agreed to raise its stake in UAE-based House of Equipment, is expected to release its full-year results by Wednesday.

London-based magazine MEED reported on its website Arabtec was vying for the contract to build the Crescent - a complex of five high-rise residential and commercial towers and a 360-room five-star hotel on the shores of the Caspian Sea.

It did not give the source of the information.

U.S.-based engineering and design firm AECOM Technology Corp was last year awarded a construction management contract from Gilan Holding on the project, which is expected to be completed by 2013.

Arabtec has been aggressively expanding internationally over the last few months to diversify its portfolio away from Dubai, where property prices have fallen some 50 percent from their peaks and billions of dollars worth of projects have been cancelled or put on hold.

Arabtec stopped work on one of troubled Dubai developer Nakheel's largest housing projects because it had not been paid by the Dubai World-owned firm, its chief executive said on Feb 25.

Riad Kamal said no payments had come through from the developer since December's $10 billion cash injection from Abu Dhabi.

The move into Azerbaijan represents Arabtec's latest foray into the former Soviet states. It is working on a $2.7 billion contract to build a 400-metre tower for Russia's Gazprom Neft, the world's biggest gas producer.

CRESCENT PLACE

July 18, 2011

Crescent Place - Coastal part of the Crescent project
Baku, Azerbaijan

Thornton Tomasetti completed schematic design for a 32-story residential tower and podium on the coast of the Caspian Sea. We are providing structural engineering services to Heerim Architects & Planners for the project, which consists of an approximately 157-m tower with 168 residential units and a four- to eight-story podium structure with retail space, an ice rink, cinema and below-grade parking. Located in a severe seismic zone, the tower features a dual structural system that provides lateral resistance and stability with a centralized reinforced-concrete core and externally located perimeter moment frames which independently resist 25% of seismic force. The foundation system is pile-raft cast directly on grade and 1.5-m diameter piles, which, due to poor soil conditions, descend 55 meters. Because no comprehensive building code exists for the region, the biggest project challenge was adapting a building code and selecting the seismic ground motion. Construction is scheduled for completion in 2013.
