Crest Builder seals deal with Prasarana in RM1.04b project

KUALA LUMPUR: Crest Builder Holdings Bhd has sealed a deal with Syarikat Prasarana Negara Bhd to undertake a mixed development project at the Dang Wangi LRT station.

The company said on Friday it had signed a joint land development agreement with Prasarana to build a retail podium, SOFO, office suites and luxury service apartments. The gross development value is RM1.04bil.

"Prasarana has appointed Crest Builder to undertake the full development, construction and successful completion of the proposed development with a total development area of 1.06 million square feet," it said. Crest Builder said the project was one of the first major projects under Prasarana's "rail-plus-property" projects involving about 50 MRT/LRT station sites to be developed. "The JLDA presents favorable projects terms to both parties involved with Prasarana being entitled to a 21.2% share of the project's total GDV, which is equivalent to RM220mil, of which will be settled by way of a combination of 'payment in kind' and cash," it said.

Crest Builder said the project's total development cost of RM450mil would be spread over the project's development period of five years, or a "comfortable RM90mil annual working capital".

It added the proposed development was expected to start physical works by the second half of FY2013 with a targeted completion date by year 2018.

Less than 50 meters from the LRT station.Now DBKL is going spend money to fix the problem.The slopes were never maintained as long as i can rememberFor all u know there will be a retaining wall from the monorail station all the way to the water fountain.

It was never maintained as long as i can remember! Remember on jalan bukit nanas some years back someone died!He was hit by a dead tree stump.

Crest Builder is interested in the development of Malaysia’s water infrastructure

KUALA LUMPUR: Crest Builder Holdings Bhd has bid for infrastructure jobs worth RM6 billion this year, as the company eyes a slice of the country’s booming infrastructure industry.

According to the 2012/2013 Economic Report, Malaysia has set aside RM47.8 billion for the infrastructure sector.

“We have partnered local and foreign companies to bid for the jobs,” executive director Yong Shang Ming told Business Times.

He said Crest Builder is interested in the development of the country’s water infrastructure, which can be defined as a stock of facilities and installations needed to develop and manage water resources.

“The average value of these projects is between RM500 million and
RM600 million, and the biggest one we participated in is the Langat 2 water treatment plant, which is worth RM1.3 billion,” he said.

The company hopes to secure one or two jobs by year-end, said Yong.

If Crest Builder does win a big water-related construction job, it will be its second this year.

Earlier in the year, it beat larger rivals to undertake a mixed development project in the heart of Kuala Lumpur for Syarikat Prasarana Negara Bhd.

The RM1.04 billion mixed development project at the Dang Wangi Light Rail Transit (LRT) station, dubbed as “The Bank”, will be operated on a joint-venture basis with Prasarana.

Crest Builder has a 78.8 per cent stake in the venture, meaning its gross development value (GDV) portion of the project is RM820 million.

Yong said Crest Builder is also bidding to develop a piece of land near the Kelana Jaya LRT station, which has a GDV of around RM1 billion.

In total, Prasarana has about 50 sites in the city for redevelopment.

Asked if Crest Builder is Prasarana’s preferred builder, Yong said “both parties are happy with the marriage”.
