i think they will destroy about 90% of old structure. based on my conversation with one of the consultant of this project. but i have no confirmation on it.

90%? i too previously spoked to their consultant, last year sometime between Q3-Q4 of 2013. the suggestion was that the old structure was still very good, and only requires some reconstruction here and there. and it was the exact same visual rendering that was shown back then.

guess they realize they have to revamp a whole lot more than what was previously suggested.

Seriously, I rather be safe and go slow rather than go fast and have a lot of problems down the road, like what is happening at Jem, the mall at Jurong East. It was completed on time but so many problems.

Poor JEM. And yes, I totally agree with the slow and steady approach. However, developers won't buy those approach because every day they fail to open, its revenue down the drain.

I saw Tous Les Jours, H&M, Sephora, Michael Kros and GSC. The rest are Paradigm Kelana Jaya Cant wait tenant lists.LOL

Yeah... the mall part mostly copy & paste from Paradigm Kelana Jaya... They don't wanna reveal the interior yet... Hopefully, GSC MAXX will be included in 1 of the 16-halls cineplex...

50% NLA taken up for Paradigm JB, says WCT

PETALING JAYA (Aug 5): Paradigm Johor Bahru, which is targeted to be launched by the third quarter of 2016, has 50% of its net lettable area (NLA) taken up.

“We [Paradigm JB] are 50% occupied. Currently, we are in the midst of negotiations with another few key junior anchors, from clothes, sports, toys to books. We are also being approached by various fashion brands such as Topman and Zara. Most of them are seeking overseas principal approval now,” WCT Holdings Bhd executive director Choe Kai Keong told theedgeproperty.com.

He added that the secured tenants include SOGO, Village Grocer and GSC cinema.

Located along Jalan Skudai, the 13-acre Paradigm JB has an NLA of 1.3 million sq ft.

It will also be the largest shopping mall in Johor, with an ice skating rink, cinema, international and local fashion and restaurant brands.

Besides six levels of retail mall with 4,200 parking bays, the mixed-use development also consists of 24 storeys of services apartments and a 17-storey four-star hotel.

WCT Holdings Bhd managing director Taing Kim Hwa is targeting to launch the 296-room hotel by 2017, a year after the opening of Paradigm JB.

Meanwhile, the official launch of its 263-unit serviced apartment project called BRIO will take place early next year.

BRIO, which sits above Paradigm JB, was soft launched half a year ago.

The apartments have only registered bookings of less than 10% due to the overall market slowdown.

“The [high-rise residential] market is slow. This is not only us but the overall market. We are not in a hurry [to close the sales]. We believe the product will be appreciated in the longer term,” said Choe.

BRIO is selling at RM600 psf, with built-ups of 520 to 1,360 sq ft, with choice of studio, 2-bedroom, 3-bedroom and semi-detached dual-key units.

Some updated info on Paradigm Mall JB. Probably was in the news already but here's some confirmation. There was a launch of Paradigm Mall JB today. Some confirmed tenants includes Sogo and GSC Cinema.

WCT debuts Paradigm Mall in Johor Baru

The mall is set to be the largest regional mall in Johor Baru, with a gross built-up area of 4.4 million sq ft and gross floor area of 2.7 million sq ft.

It will have a tenant mix comprising food and beverage (20%), fashion (30%), and the remainder being specialty stores.

The 6-storey Paradigm Mall JB will comprise 600 shops for lease. The mall offers 4,200 parking bays on one level of basement parking and four upper parking levels.

WCT said the mall will introduce Sogo department store to JB, while Golden Screen Cinemas marks its re-entry into JB with a 16-hall theatre for since its exit from the state in 2012.

Paradigm Mall JB will also feature a Village Grocer supermarket and a 20,000 sq ft indoor ice skating rink.

The mall is part of the RM1.5 billion integrated development Paradigm JB, which also consists of a hotel and a serviced apartment towers.

The hotel will offer 296 rooms and will be managed by a four-star hotel operator to be announced later.

Its serviced apartment tower, Brio Residences, offers 263 units of studio, 2-bedroo, 3-bedroom and dual-key units with a built-up area of between 520 sq ft and 1,360 sq ft. Prices start at R600 psf.

Brio Residences was launched last year and 10% of its units are sold.

The launch event also witnessed the signing ceremony between three anchor tenants and WCT, officiated by minister of tourism and culture Datuk Seri Mohamed Nazri Tan Sri Abdul Aziz.

The whole integrated development cost RM1.5 billion.
The mall alone cost RM1.2 billion.
The rest (service apartment, hotel etc) cost RM3 million.
