A couple questions going forward on this:

1. Will they be making all of Tyler and Cass St. two-way or just to a certain point? Which brings me to the weird intersection just southwest of the Encore project that would need to be re-figured to handle the changes.

2. Has the city abandoned the original plans for the Riverwalk in that vicinity and instead will be using somewhat of a promenade to connect the two sides instead?

I believe it's the whole of both streets (as invision has them that way this project is literally 5,6, & 7 on page 59) & that means that you'll see something else there. Likely a traffic circle (they had a lot of those in invision) or they will use it to free up more land on the other end of these streets.

Nope that has always been "Phase 2" because the CSX bridge is so low there are boating coast guard issues that make that piece complex.

Hey, maybe this is the start of a new building boom for downtown. In another thread I saw that the city of Tampa grew faster than anyone had thought would occur gaining another 10,000 residents in 2011. Could the "Twelve" project be next in line? The renderings of Twelve are beautiful, and what a shot in the arm that would be!

It will be interesting to follow the details on this project. Thanks for keeping us up to date...

I think condo projects, especially something as tall as TWELVE, will still be slow to re-emerge into the market as banks are hesitant to loan developers the money needed to fund them. Apartments in the middle of the city are hot, that's why you are seeing so many in Tampa and St. Pete.

But I do agree with you about being the beginning of something big for the city.

Doubtful. The economy in Fl is still really fragile, especially compared to many other places developers could put their money. 12 was a great project, but the DT hotel market will be pretty set for a while after the current projects are built. There really is no need for more hotel space in DT for a while, especially if the large hotel at Southgate goes in.

Maybe another apartment tower, something smaller, but condo towers are highly unlikely to show themselves any time soon, IMO.

Saw it and sent off a quick email correcting him on the 37 unit Channelside development. Which is Meridian Lofts which has been completed for years now.

But highlights many projects and developments under construction or in the works.

It's these types of comments along with comments people post on Facebook that annoy the hell out of me. "My view is going to be blocked", "The river is going to be blocked off", "The traffic is going to be nightmare", "It's too tall for that area" blah blah blah. It drives me nuts.

Why? Im not trying to argue, was just making a statement. I actually think Element got a major shaft in this deal. I don't know what capacity is filled now but I know there are plenty of units available to rent. With the addition of this tower its gonna take a lot of renters from Element I would assume. A newer building with a great view, probably the same priced rent. I think downtown needs to develop a little more to support the residents down here, but just my two cents.

Everyone that doesn't have a unit that is right next to the water can likely expect or at least prepare themselves to lose their view in the future. You don't have Viewpoint insurance, so you can't expect to get money back in the future once it is gone.

And besides, I wouldn't complain about losing partial views of Westshore, the airport, and the highway. I can live losing that view for sure.

Why you ask? It is because of this NIMBY train of thought that so many people have and the idea of living status quo. People should not be making the decision to live downtown because of potential views they will have from their balcony, that just happens to currently be a perk. You rented a place 3 blocks from the river, surely you had to anticipate at some point something was going to be developed that would partially obstruct your view.

You also say Element "got the shaft", what shaft exactly did Element get?
